With three bedrooms and two and a half bathrooms, it can comfortably accommodate up to ten guests. Rockview House provides a peaceful retreat with modern amenities, combining rural charm with contemporary convenience. This captivating retreat boasts modern amenities, including a Smart TV in all bedrooms, a DVD Player in the living room, and high-speed Wi-Fi throughout the property, ensuring entertainment and connectivity for all guests. Spread out between three bedrooms with six beds, two bedrooms each with one king-size bed, and the third bedroom having two bunk beds that are twin over full size. Take advantage of the convenience of a washer and dryer during your stay, allowing you to pack light and stay fresh. For outdoor enthusiasts, play cornhole while cooking on our gas grill or fire pit. They provide the perfect setting for al fresco dining and cozy evenings under the stars. Step onto the large outdoor patio or porch and soak in the breathtaking scenic views of Enchanted Rock, immersing yourself in the tranquility of the surroundings. Whether you're seeking relaxation or adventure, Rockview House offers the ideal escape for your next getaway. Enchanted Rock, a geological marvel located in central Texas just minutes away from Rockview House, captivates visitors with its sheer size and mystical ambiance. This massive pink granite dome, rising over 400 feet above the surrounding terrain, offers breathtaking panoramic views of the Hill Country landscape. From hiking to stargazing, Enchanted Rock State Natural Area beckons adventurers to explore its rugged beauty and experience the enchantment of the Texas wilderness. The neighborhood offers a serene and picturesque setting nestled within the beautiful Texas Hill Country. Characterized by rolling hills, lush greenery, and expansive skies, this area provides a tranquil escape from the hustle and bustle of city life. The landscape is dotted with vineyards, orchards, and fields, contributing to its idyllic charm. Residents and visitors alike can enjoy outdoor activities such as hiking, biking, and wildlife observation in the nearby parks and nature reserves. Additionally, the neighborhood is just a short drive away from the vibrant downtown area of Fredericksburg, known for its quaint shops, delicious eateries, and cultural attractions, offering the perfect blend of rural tranquility and urban convenience. The primary guest must be at least 21 years old and present for the entire reservation. No smoking on the premises inside or outside and pets are not allowed. Parties are not allowed at this vacation rental. There are a couple of exterior security cameras on the premises. Guests are not allowed to wander around the ranch and must stay within the yard boundaries of their dwelling as there are hunters, other properties, snakes, and rough terrain. Guests will have access to a fire pit. Remember to monitor the flames and adjust as necessary. Fireworks are not allowed. If any furniture is moved, please place it back in the original space where it was found. Use of firearms and/or weaponry onsite is prohibited. In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key. This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife. Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. This property is on well water and with the extreme heat and current drought, the water pressure is low. Please be mindful of your water use and help us make efforts to conserve. It is best to shower one at a time as the water may not be able to sustain multiple locations all at once. This is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services. Texas is known for its bug inhabitants. We take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Feel free to use the bug spray underneath the sink. Quiet hours are between 22:00 and 7:00.
