Step outside to enjoy a covered back patio, perfect for grilling or relaxing, and a privacy-fenced backyard for added seclusion. Situated in Magnolia Valley Plantation, this home offers convenient access to Riverwood Plantation, I-20, Patriots Park, Fort Eisenhower, and a wide variety of shopping, dining, and entertainment options. Zoned for highly sought-after Columbia County schools: Parkway Elementary, Greenbrier Middle, and Greenbrier High. RENT & SECURITY DEPOSIT INFORMATION: • Monthly Rent: $2,395 for a 12-month lease. • Security Deposit (SD): Generally $2,395 if an application is approved; however, the SD may increase to up to double ($4,790). • Requirements to Secure the Home: If approved, the security deposit must be paid, and the lease signed within 48 hours of approval notification. We are only able to hold the home for up to 2 weeks from the date the application is received. • Move-in Payments: The security deposit, first month’s rent, and all fees are required to be paid in our office via bank certified checks or money orders only. • Utilities: Tenants are responsible for all utilities, landscaping, and seasonal pool costs (if available). QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $2,395x3.5 = $8,382.50 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. • We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date the application is approved. PET POLICY: • Pets are accepted on a case-by-case basis. • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Responsibility: Tenants are monetarily responsible for all damages caused by pets. • Pets/Animals of all kinds and sizes must ALL must be disclosed on the original application, including service/support animals. APPLICATION PROCESS, FEES, APPROVAL, and MORE: • Application Fee: $85 per person (nonrefundable). Every individual 18 or older must submit a separate application. Separate email and phone number required per applicant. • Admin Fees: One-time admin fees totaling $120, due with first month’s rent and fees if approved (on or before move-in day). • Application Submission: Applications can be found on our company website at We do not accept applications from other sources (i.e., Zillow). • Approval Timeline: Typically 1–3 business days once all applications and required documents (bank statements, ID, income verification, residential history, etc.) are submitted. Approval time depends on how quickly required information is received. Incomplete applications will result in delays. Failure to provide us with information quickly will result in us moving to the next applicant. • Requirements to Secure the Rental: An application must be accepted, the security deposit must be paid, and the lease signed within 48 hours of approval. • Pool Access is available each pool season for an additional fee, which will be due within 60 days of the season opening.
