Main living area, bathroom, and 2 bedrooms upstairs. Laundry hook-ups, bathroom, and master bedroom downstairs. Dishwasher and built-in microwave included. Partial air conditioning. 1-car garage. Bedrooms have large closets and there are four extra closets for storage. So much storage! Each side of the duplex has a small fenced yard and shares a large, unfenced yard. The property backs on an empty field (no backyard neighbors!) with a great view of the clouds every day. Automatic sprinklers. Landlady pays water/sewer/trash and does lawn care. Tenant pays electricity (heat) and all other utilities. Home is wired for Sparklight (formerly Cable One) and DirectComm (formerly trufiber) internet. Tenant will do snow removal. One well-behaved dog okay. (Fence is only 4 feet high.) No cats. No smoking, vaping, or incense. Schools are Edahow, Franklin, and Highland. ***Note on dogs: We are one of the few rentals in Pocatello that still allow dogs, and the only one (that I am aware of) that doesn't charge an extra fee. Most property owners have been burned before by pet damage and don't want to risk it again. We like dogs--we have a dog--and we want to allow conscientious dog owners to keep their furry family members. So please, do not become the reason we don't allow dogs in the future. If your dog pees on the floor, chews the molding, barks the whole time you're gone, or can jump a 4' fence, this is not the home for you. Don't waste your time and ours. Dogs that cause damage or nuisance will be in violation of the lease and you WILL be evicted. Though we don't charge extra for dogs, you will sign a separate pet lease, agreeing to the pet rules. For example: -Dog must live inside with the tenant, not outside in the yard or a dog house. -The private yard must be pooper scooped every week during mowing season to allow the grass to be mowed. -The dog is welcome to play in the unfenced, shared yard when the tenant is out there with the dog. Any dog droppings deposited in the shared yard must be picked up immediately. The dog may hang out in the private yard unsupervised.
