Yard is large and not fenced. 2 Car Garage with a decent sized Driveway. Carpets are brand new and just installed. Your kitchen features a Stove, Fridge, Dishwasher. The unit has Washer & Dryer to be used only for tenant convenience. Once they stop working you will need to provide your own washer & dryer. The unit is heat by gas heat. LEASE TERMS: 1 YEAR LEASE UNLESS NOTED OTHERWISE Piazza Will do all screening and lease paperwork, once everything is done The owner will handle everything directly with tenant. Service animals are not subject to additional deposit, pet acceptance fee, or pet inspection fee. Once your application is approved we will provide the request for reasonable accommodation request and verification of disability and need. SECURITY DEPOSIT: Amount Listed is a minimum amount that will be required & is subject to change based on owner requirements and/or conditions. MOVE IN COSTS: Amount varies based off of application approval and/or Owner conditions. LIABILITY INSURANCE: All tenants are required to carry liability insurance in the amount of $100,000. BEFORE YOU APPLY: You must be willing to start the lease within 7 days of applying if the property is vacant at the time the application is complete. If the property is not available until a future date, you must be willing to lease within 7 days of the availability date. Please check with our Staff if this is a concern. *Terms & information should be verified to accuracy before submitting and application or executing a lease agreement* DOCUMENTS BEFORE YOU START APPLICATION: A copy of state and/or Federal issued photo ID. eg. Driver’s license, passport, military ID, Proof of Income for all applicants include, but are not limited to, last two pay stubs, payroll report from employer. A written letter of Hire for new hires from employer detailing wage/salary, position and start date is required if applicant has not received a pay stub yet. This must be on Company letter head. Current proof of government income (Social Security, disability, welfare, etc., proof of retirement income, liquid assets (e.g. savings/bank account, stocks), proof of spousal and /or child support, or any other legal verifiable income. More verification may be request if the income is not consistent. Self Employed applicants must provide a copy of last two years of tax returns. Applicant must also provide documentation of the current year’s financial performance in addition to previous tax returns. APPLICATION POLICIES: A Completed application must contain all items listed above. Fully completed application packets will be process. An incomplete application package will not be considered. Please attach all your documents to your online application and make sure that they are clear & readable. Our application process generally takes three-five business days from the day your application is complete. If there are multiple applicants, the process can sometimes take longer. We make no guarantee as to the time it will take to process your application. The time varies based on the responsiveness of your landlords and employers and other business demands. We must verify your rental references so please make sure to provide working phone number for your current and previous landlords. If possible, it is a great idea to let them know ORCA Information will be calling in advance. If you cannot provide contact information for your landlords, we cannot consider that history and your application decision making may be affected. If you have not seen the property, your application may be subordinated to other applicants who have already seen the property. We strongly encourage you to tour the property prior to applying.
