Located in in Old East Dallas, it is close to many of the city's major hospitals and "hotspots" such as Lower Greenville, Deep Ellum, Downtown, Uptown, and Knox/Henderson. Walkable to coffeeshops, restaurants, and bars. *** Important Information *** SMOKING - There is no smoking permitted inside the unit. PETS - Pets are allowed upon approval. Additional monthly pet fee of $20 per pet. Maximum of 2 pets allowed. There are neighbors with pets - both cats & dogs. RENTAL INSURANCE - I do require that my tenant keep a rental insurance policy. This protects us both should anything happen. Typically policies are as cheap as $5-$10 per month. PARKING: The unit comes with a private 1-car garage. There are 2 guest spots available within the gated area and 4 guest spots available behind the complex. There is also street parking nearby. MAINTENANCE - The tenant ensures the unit stays clean, including the private patio and garage. The tenant must fix any damage made by the tenant (or will forfeit security deposit). LATE RENT: If rent is not paid by the due date, the tenant will be charged a $25 late fee every 7 days (1 week) rent remains unpaid. BREAKING LEASE: Tenant will forfeit security deposit and must pay final month's rent if breaking the lease early. For example, if the lease ends on the 31st of the month, the tenant moves out on the 20th - the tenant will pay that month's full rent (no pro-rating) AND the next month's full rent. APPLICATION PROCESS: Tours are available upon request. The unit is currently occupied, so we will have to coordinate. Typically weekday evenings or Saturday afternoons are best.
