Lease Terms-A credit report will be processed on each applicant. Approval will be based on a credit scoring evaluation. The minimum credit score requirement is 650. If you are a self-employed independent contractor, you must submit last year's tax return and/or your last three months of bank statements for your business. If you do not have any current income, you must be willing to pre-pay rent to qualify, if approved in advance by your property manager. -Tenants are responsible for having all utilities in their name for the duration of the lease and must have renters insurance.-EACH tenant must fill out an online application with the property manager. We do not accept Zillow applications.-The security deposit is due within 24-hours of an accepted application.-Landscaping maintenance is included.-There will be a 2-animal maximum and each animal may not weigh more than 50-lbs.-Refundable Pet Deposit is $300 per pet & pet rent is $35 per pet per month.1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
