Tenant pays electric, water, internet, and sewer. b. Qualifying standards. All tenants must meet the following requirements: c. Applicants total income must be at least $7,500. d. Applicant must receive positive references from ALL previous landlords for the past five years. e. Applicants credit score must be a minimum of 650. f. Applicants must be clean and pay their rent on time, at all times. g. Applicants must be not smoke h. No history of evictions i. A background and credit check will be conducted on all applicants over 18. j. Pets will be allowed depending on the breed and temperament, with a $100 per month pet fee. k. Upon acceptance, tenant will pay first month, last month, and security deposit by cashier’s check upon signing of the lease l.
