When one looks at 150 Rivington, it’s almost as if the curtains were put on the wrong side of the wall. New York-based architecture firm GLUCK+ designed and completed the luxury condominium in 2017 with a sculptural facade made from 265 custom-cast privacy panels and monolithic glass curtain walls. Featuring floating drapes translated into architectural sculptural forms, the building’s envelope – with floor-to-ceiling windows - maximizes natural light and dramatic views. “What I love about this building is that it offers a sense of boutique luxury, which I don’t find there is a lot in this little pocket of the Lower East Side,” says Kiyomi McCloskey, a Realtor at Corcoran, who specializes in Lower East Side real estate. “It’s luxury without being one of those overplayed, overbearing glass towers. Many of the old-school residents of this area are offended by these towers. But 150 Rivington is very subtle and beautiful and tucks right into the environment.” Fun fact: 150 Rivington occupies the former historic site of Streit's Matzo Factory, a 47,000-square-foot warehouse that manufactured unleavened flatbread made from flour and water. (Legend has it that they produced about 16,000 pounds of matzo daily.) Often referred to as “the Jewish Plymouth Rock” because of its significance in Jewish immigrant culture, the factory was a staple in the neighborhood from 1916 through 2006. GLUCK+ also designed the interiors with a contemporary, minimal aesthetic, using a natural material palette and neutral tones. The design features 13-foot ceilings, oak flooring, double pane floor-to-ceiling windows with carefully placed privacy panels, ample closet space, a washer/dryer and central air and heating systems. Every property is outfitted with Crestron smart home technology, allowing for temperature control, lighting management, motorized shades and home audio — all of which can be controlled via mobile device. “The units have these Italian-made translucent sliding doors, giving them a flex space vibe,” says McCloskey. “To change the space, the glass panels can close off or make the room double the size. It came in handy during the pandemic and is useful for families daily.” Every unit has custom-installed Rimadesio translucent panels made of lacquered glass with a structural aluminum profile, providing privacy and efficiency without compromising elegance. The building comprises 45 units across seven stories, ranging from one- to three-bedrooms. A one-bedroom on the second floor with a 500-square-foot private terrace and deeded personal storage space sold for $1.6 million in September 2021. A two-bedroom on the fifth floor with a salon-like foyer sold for $1.9 million in April 2024. A three-bedroom on the second floor with a large half bathroom and walk-in closets sold for $2.3 million in September 2021. The grandest of listings, the corner penthouse with three bedrooms and a 900-square-foot private terrace sold for $4.3 million in July 2022. 150 Rivington Street is a full-service luxury condominium with a round-the-clock door attendant and a live-in resident manager. Because there are just 38 residences, the modestly sized amenities spaces are always in top shape and mostly under-used. “There’s always space for you,” says McCloskey. On the lower level, residents have access to a petite gym “nice enough not to warrant an Equinox membership” with the latest cardio machines, weight training equipment and a movement studio for yoga, Pilates, dance and the like. Additionally, a bike room and personal storage for purchase are on the same subterranean floor. Meanwhile, the 1,570-square-foot landscaped rooftop terrace offers an outdoor kitchen with barbeques, dining tables, chairs, a lounge area with a fireplace, plush sofas and chaises. “Because of its minimal design, it appeals to hip, younger downtown people who want amenities without being over the top. This building provides a comfortable balance.” Before Lower East Side was infiltrated with Parisian galleries (e.g., Galerie Perrotin and its bookstore) and five-star hotels (e.g., Ian Schrager’s Public Hotel), it was the grody mecca for nightlife, which still fits the facts. Long-lived neighborhood favorites include Pianos, Welcome To The Johnsons, 169 Bar and Forget Me Not. The neighborhood is also known for its one-off boutiques (which is apropos considering all the dressmaker and tailor storefronts that occupied the storefronts of tenement buildings in the area in the 20s throughout the late 2000s), including the cooperative bookstore Bluestockings, David Owens Vintage Clothing and design home goods boutique Coming Soon. These days, the neighborhood has also become synonymous with numbered small galleries with big followings, including Richard Taittinger Gallery, Salon 94 Design and The Hole. For groceries, residents can shop at nearby markets, including Whole Foods, Union Market and Trader Joe’s. Residents can walk outside the lobby and turn around the corner to access the Delancey Street-Essex Street station, Lower East Side’s main transportation hub, which services the F, M, J and Z trains. Meanwhile, a Citi Bike docking station at Suffolk and Stanton Streets is directly in front of the building.
