Lower level oversized bedroom and half bath. Large fully fenced completely flat backyard. Ring doorbell. Central air conditioning in home for summer time! $4,400 per month rent. First month plus security deposit due at signing. Leases longer than a year will require notary signature. Yard maintenance is every other week and NOT included in the rent. This is charged as billed by landscaper via the AVAIL property platform to the tenants. ALL Utilities electricity, gas, water and garbage are NOT included in the rent and will be tenant's responsibility to handle directly with PSE and Republic Services. City of Bellevue has recently changed billing of water and sewage and will bill home owner directly. These charges with copy of actual bills will be loaded to AVAIL platform for tenants to make payments. For pets, there is a $300 non-refundable pet fee per pet and additional pet rent of $40 per month. Owner will only accept dogs that are not puppies or on aggressive breed list due to their server allergies to cats. Lease Available to start now and we are looking for minimum 12 months and open to 15 to 16 month lease so the lease terms ends in Spring. If you sign a longer lease for a minimum of 15 to 16 months effective before Feb 15th, 2025, we will discount rent to $4,300 per month and security deposit of $4,300. Contact property manager, who is also licensed CA & WA real estate broker and related to owner for more information and showings. Viewings by appointment only. All viewings must occur before 7pm. . Avail pre-application will be released after viewing to pre-screen applicants. Applications and background check is done via independent third party provider (LPS) and is a requirement to receive an offer of a lease. There is a non-refundable $55 fee per adult on lease payable directly to LPS. In addition, to the background check and screening approval required from LPS, we evaluate and choose potential tenants based on submission date of all steps, start date, move in date, amount of security deposit, amount of rent per month, length of lease requested and if there are pets or no pets as well as guidance from LPS on credit and criminal history. Previous employment and living references are a mandatory requirement. We look for income 3x monthly rent as well as credit scores of 700 or higher.
