DON’T EVER THINK THAT THESE PEOPLE TRULY CARE ABOUT THEIR RESIDENTS. WE WE FOOLED. We moved in on September 21st of 2018. We were so pleased with the girls at the office. We were willing to look past the few problems in our apartment. Because they were so nice. We had roaches so bad that the bug man had to come in and do a bunch of extra treatments to make it to where they could not produce more babies. The electrical socket on our porch sparked and smoked the first day we moved in and was reported and never looked at. But we let it go because we could just not use that one and it would be fine. We had a dog who HAS NEVER peed on a carpet since she was a puppy. (Which was 4 years ago.) But in our move out fees we were charged to “replace the carpet because of pet urine” we knew that there was a few things that our dog did like scratch the door and the blinds that we would have to pay for but we were 100% confident and proud that the carpet would be perfect. So when we got this letter saying there was pet urine we just said okay we will talk to the girls and get this fixed. I HAVE NEVER had so much trouble getting someone to contact me in my life. In my opinion it’s because they knew what they had done. Taken advantage of two people who raved about the girls at the office and never had a bad thing to say...until now. This is a shame that they get to take advantage of people like this. With no true proof, the pictures they sent could be taken from any apartment and just added into the pictures from our apartment. When asked for a time stamped photo they ignored that request. Apparently this is not the first time this has happened to someone. They have done this before. I am BEYOND upset and hurt that they know everything we are going through and facing right now in our life financially and they turn around and treat us like this just because they can. I am warning you NEVER move in here unless you want this to happen to you.

I rented a 2 bedroom apartment at Edgewater on Lanier. Apartments are older but has lake access which was important to me. After being there a year, all of the statements that were made to me were not withheld as well as numerous other details that kept surfacing became to numerous to overlook. I was charged extra for lake view and was told that even though I couldn't see the lake well from my apt that the trees were going to be trimmed to allow for better view, however this was never done. Trash is a problem. There were the traditional dumpsters right outside my building. The two dumpsters outside my apt were overfull every week. with trash piled outside the dumpster. Recently an electric dumpster was placed right outside my door! So every time someone opens the door there is a compressing or moving of the trash. It sounds like a 5000 pound washing machine that is off balance. This goes off several times per night. Roaches! When I walk into my kitchen in the mornings, it looks like my counter tops are moving. The tenant below me has on a couple occasions left 10 bags and boxes of trash outside her door for several days. Dogs! The tenant below me would prop her door open slightly so that her dog could bark (or talk) everyone who walked up the stairs. This dog barks a lot..the problem escalated when the tenant across from her moved in with two big dogs, now the two apartment of dogs can bark back and forth to each other all day! Perfect! Noise! At night I can lay in my bed and hear the normal toned conversations of the tenants above me. I can hear them open their drawers in the bathroom. I can hear their alarm go off in the morning. All of this is bad enough but I have a screamer/ heavy heal walker above me. She screams all hours of the night. Paint/ appearance of outside! When i first moved in the decks were in poor condition. Paint was chipping and there was paint splatter deck from here paint can had been placed, like the can had been spilled. I was told the decks would be painted in 1mo. After a year, my deck still had not been painted. Mold was so thick on my deck, that the green paint was now green and fuzzy. Also, the apartment below me was remolded. The painters brought the doors outside and leaned them against the deck and sprayed them, so now there is three outlines of over-spray from doors on the deck! Completely unprofessional! And so went from a bad problem to completely unacceptable.
Edgewater on Lanier is a great apartment community to live in. They are currently renovating the inside of all of the apartments, as well as renovating the pool area and building a fire pit area with gas grills for residents that overlook lake lanier! They offer apartments with lake views as well as creek views. I have a creek view and I love it! The only negative I have to say is the fact that the apartments were built in the 80's. Even though they are renovated(mine is renovated and it looks great) if you have someone living above you it can get noisy at times. I live on the first floor and the residents above me have a very active husky dog and in the afternoon it sounds like a bear running around above me. Other than that I would give the community a 5 star rating. The office staff is great! Super friendly and will do everything in there power to keep the residents happy.
