Edgewater Apartments

Great new full time Manager on site 5 days a week! Along with her is a full time Maintenance guy who really knows his stuff. Between the two of them we noticed that the property ls better cared for & anything we have needed has been taken care of right away. The apartments are beautiful & the generous pet allowance make apartment living more homey. Would highly recommend Edgewater Apartments.

I am a current tenant at Edgewater - one of the people who went without heat and hot water during some very cold days and nights. First of all I want to point out that the leasing agent Shannon is amazing. The problem is that Harvest Properties is a terrible company that clearly cares only about the bottom line and not the people who live in their properties. I loved it at first despite the high rent for a town like Eaton Rapids. But the issues at Edgewater go well beyond not having heat and hot water when it's near 0 degrees outside. The emergency maintenance line has been down, boilers leaking into the hallway, black mold, general disrepair, unresponsive management who did nothing to fix anything until the news and the city put some heat on them to do something. I really wish I could recommend this place because it's an amazing building in a great location, but as long as Harvest Properties owns the place, they will never do right by the people who pay huge amounts of money to live here.

Poorly ran! Winter 2017/2018, tenants went weeks without heat and hot water, during sub-zero temperatures. When the city finally responded and called the company to inquire about that, they hung up on them and refused to talk to them. I would never suggest living here while it is being ran by current management.

Apparently, heat is not included in the payment of rent.

You don't need anyone to tell you more than this - at 10 p.m. on January 2, 2018 the local news channel ran a story about the absolute outcry from residents of this complex who have been left without heat and water during one of the COLDEST periods in recent Michigan memory. The management of the complex has been unresponsive to complaints, unwilling to look into the issue for its residents, yet COMPLETELY willing to lie to prospective renters regarding the facility. As any business owner will tell you, complaints are unavoidable - you cannot please everyone. But when ALL of your customers are complaining - to news agencies, law firms, even the state attorney general - and you leave ALL of your customers for long periods of time without heat or hot water during frigid temperatures - it is not something that can be ignored.

DO NOT RENT AN APARTMENT AT EDGEWATER IN EATON RAPIDS. THEY LIE ABOUT MAINTENANCE AND ABOUT SECURITY DEPOSITS. THERE IS NEVER A FULL TIME PERSON THERE, THEN THEY KEEP YOUR SECURITY DEPOSIT WHEN YOU MOVE OUT BECAUSE THEY CLAIM YOU NEVER INFORMED THEM IN WRITING THAT YOUR MOVING OUT. WHEN I MOVED IN THE APARTMENTS ON EACH FLOOR WERE ALMOST FULL TO CAPACITY. ON THE SECOND FLOOR ALONE THERE ARE 13 EMPTY APARTMENTS. EVER SINCE THE FULL TIME PROPERTY MANAGER LEFT THEY TRY TO MICROMANAGE THE BUILDING WHICH HAS DETERIORATED SIGNIFICANTLY (OUTSIDE FALLING APART, PARKING LOT A MESS, RENOVATED APARTMENTS INCOMPLETE) DO NOT WASTE YOUR MONEY

Love the location, Eaton Rapids is a fantastic town to live in, very quaint but not too far from major surrounding cities. Love the fact that all utilities besides electric are included, do think rent is a bit steep however. Overall, I enjoy living here.
