So 1 star for great location but lots of issues. Out of hand parties ...can't use the pool when other people have parties. DOG park out of service since last year when was told 30 days. nothing ever gets fixed here

At first this place was so nice now...it's falling apart from trash all over to broken doors. Tour yourself and ask to see the back entrance of the buildings. they are all un attended and full of trash and cigarette buds from smokers. Everything is seen by management because some live here and they do nothing to enforce rules. Residents don't care because management doesn't care. This is a perfect example of how a beautiful apartment building goes from 5 stars to a 1. Gates are broken once a month. Parking is bad because of no rules for parking.They have a dog park that has a broken fence for months ... so you really can't use it because the dogs can get out if you don't have them on a leash.

So I give it one star because of the great location to everything. but issues started after I signed the lease. Big parties all the time and they take up all the space at the pool so the residents can't use it. Trash is all over the property and the gates are always broken. There is nothing special about this place. I been here less then a year and regret moving here. The number one thing that bothers me is they tell you to report the issues so they can help but nothin happens.

No up keep at all. Gates chained up and broken all the time management is not helpful after you sign your lease. Pools are dirty. Not happy after living here for 3 months.
Don't let pictures fool you....go see it for yourself. I been here for 1 year and not staying after lease is up . This apartment complex is new but does NOT look or feel like it. No upkeep at ALL. Back exit has been Locked up for years. Grass is dying all over property and frustrating when I bring a guess. Under age Party's is a major issue but management doesn't enforce rules so it's every weekend when management is gone. Small pool has been broken for over 2 months and its starting to smell when you walk pass it. Cops are always here for fights or family matters. Internet is not reliable at all. you will need a hot spot for a back up and that's an extra cost that you need to add to the apartment. The management doesn't tell you that. Parking is an issue in front of building 1-3 because no enforcement.
The location is great but it's nothing special overall. Other locations 5 mins away are way better. lacking of management interaction are not helpful. trash is all over leading to a few rats here and there.Parking is hard for guess because management doesn't enforce rules so residents park in visiter spot because of lack of parking. Gym is small and dirty. internet is not reliable.

Life at Eden Ruby Lake is comparable to living at the city dump. The property surrounds a retention pond of toxic sludge adorned with piles of dog waste and trash piles. The term "luxury," needs to be removed from all descriptions of this property. Management is incompetent and often rude whenever reports are made of violations by residents. Peace will never be experienced while residing at this property. Barking dogs, screaming kids, parties and loud music, have resulted in countless sleepless nights. Management is aware of the countless issues at this property but has done little to nothing to improve the quality of living here. This community should be avoided at all cost until management is replaced with experience and ability.

This Property Can Clearly Be Called Wild Wild West Of Orlando! Complained management multiple times but seems they don't care! There are leash less dogs jumping out on people, No one curbs them, On Curbs, In Staircases, Coming Out Of Elevators. If you take one circle around the pond you can clearly see Dog Poop and flys all over them and then circling Grill Areas- Clearly Health Hazard- The retention pond stinks with Algae. You can even see multiple ladies walking two or more dogs without the leash. Management takes no responsibility of educating or spreading awareness to residents. Also against the legal contract you would even see restricted breeds all over- Guess last management took care of that atleast. And its NOT about animals at all! We love them, It's about management not being able to manage and respect other residents who wants to peacefully sit and enjoy common spaces.

The problem is that the property is not being managed correctly. Rules are broken like patios are used for storage and cars have been abandoned. Party’s all the time at midnight. Property is filthy till maintenance cleans it up and that happens once a week max. Cops have been here multiple times the last few months non stop. You can’t walk around at night because bugs are flying around the dog waste and trash. It’s almost impossible to get a hold of management at times. Management DOES NOT communicate with tenants at all rules change and you find out on your own. Food trucks come sometimes and that’s pretty cool but they show up and management doesn’t tell anyone. Internet is so bad I needed to get a hotspot because it’s not reliable. Do not get tricked by the perfect 5 stars because it’s not true. I wish this place was better but it’s falling apart by new management.

Great location but property is falling apart Internet is unreliable and hard to get company on phone to fix it. Staff has changed so things are not as great. Balconies are used for storage and doesn't make the property look nice. Almost every week there is a loud party that trashes the place and maintenance takes a while to clean it up (witch is not fair) police are at property 3-4 times a month. I wish this was not the case. This property was very nice till about a year ago. My car was broken into and did not find out for a week because I was away for work.property knew about it and never told me This place can be better but it's not worth the rent they charge. that's why everyone is leaving. I miss older management

My experience with Elan/Eden Ruby Lake has been consistently frustrating in the six months I've lived here. I'm pleased with the actual apartment, but the management, policies, and procedures have made living here a constant battle for the bare minimum. The office missed two scheduled walkthroughs and was unable to do one when I called because it was raining. Instead, I was only able to receive a prerecorded video of an apartment. My move-in letter had a different security deposit listed than what I was quoted during the application process. I sent my required cashier's check via mail, per the move-in letter, but learned later that other forms of payment were acceptable and in fact they were unable to receive a cashier's check due to the office routinely closing before mail is delivered. I had to obtain a new money order on the day I moved in. There was no DocuSign or like software to e-sign the lease before move-in either. Mandatory fees that are not disclosed in advance of move-in include a $5 monthly fee to pay rent, a $4.65 monthly fee for water bill, a $1 monthly fee to pay water bill, a $15 water activation fee (incorrectly billed as $20), and a $15 final bill fee. The ledger is routinely incorrect. My safety deposit was not shown on my online ledger for over a month after move-in and I had to bring this to the attention of the leasing office for it to be fixed. My prorated first month's rent was posted as a full month's rent. I was only able to resolve ledger issues after a face-to-face meeting with the assistant manager after lodging multiple complaints and attempting to discuss via email. Internet service through the property is mandatory and highly unreliable. I had three internet outages in the first two months of residence, including one lasting over 21 hours. The property is unable to help with outages and the ISP, WhiteSky, is difficult to reach and slow to respond. This is untenable for anybody who needs a reliable internet connection, especially those working from their homes. No bill reduction is provided to account for the extensive outages. Mail and package delivery is a major challenge. I've had multiple packages go missing or never show up. USPS routinely delivers after office hours. UPS/FedEx go to a locker room that is in disarray. Amazon has dedicated lockers, but it took over two months of back and forth between the office and Amazon to properly register for a locker.

Don’t move here if you don’t like to walk. You will never find parking by your building and will have to park a mile away. The community is dirty and not well taken care of. Read the negative reviews before considering moving here! Definitely not worth the price!!!

It's a nice place to live, close to shopping and Disney. The community center is good, so are the grills and sidewalks. If you are a pool person you will like living at Elan at Ruby Lake. The thing I don't like is that building 2 is so close to the pool and hence a lot of noise to deal with. Common areas should not be so close to the residence.

The community is beautiful. So happy with our apartment. The amenities are beautiful as well. Cant wait until everything is completed especially the dog park! The move in was pretty easy especially already having Wifi in the apartment. The staff is lovely too.

I would have loved to give this complex a five-star review, but I’ve spent the last two and a half months waiting for management to resolve the issue of my inconsiderate upstairs neighbors not making any effort to control their stomping-prone toddler from banging loudly on the floor at all hours of the day. It starts around 7AM and has gone as late as 11PM. The noise is wall-rattling and lasts sometimes for hours on end. Management has so far fallen back on the line that it’s “normal” apartment noise, but every guest I’ve had over has been absolutely stunned by how loud it is (it can be heard over surround sound during movies and games). At this point, I’ve given them ample opportunity to resolve the problem, but I’m paying a premium for the “zen living” they’re marketing and I’m not getting it. The issue has disrupted my sleep, it’s disrupted my work time, and it’s disrupted my relaxation time. It’s obnoxious and it hasn’t ended and I have no real hope that the problem will be resolved any time soon. Look elsewhere if you want peace and quiet.

We are disappointed to learn of your experience here at Elan Ruby Lake, but will take this opportunity to improve.
Location is killer, floor plan is spacious, the pool that is open so far is nice. Definitely not enough barbecue stations for size of property and the gym while fine right now will certainly be too small once construction is complete and buildings are filled. Lots of nails on the pathways and in the grass, my dog has almost eaten several had it not been for me watching carefully. The walls and floors are thin, I can hear my neighbors conversations word for word when my apartment is silent and I am near a shared wall. The apartment was new but with the amount of scuffs on walls and chips in paint, you could swear someone lived here prior. I get home from work around 5pm and have tried to stop by the managers office to ask a few questions but have yet to see the manager in their office. When I ask other employees they have told me they have left for the day. Odd when the office hours say 6pm. I'm sure they are just working out all their kinks right now but landscaping could use some attention. Not all of the sod has taken and some plants are dead. Just a suggestion, but darker mulch would look much better too!
Excellent place to live. Silent, amazing infrastructure, warm and multilingual team - always glad to help! It´s our first address in Florida and we couldn´t ask for more!!

Wanted to give props to Demaris who toured the community with us, while it was raining. Both she and Homelis helped us during our move-in process and we got approved for a beautiful one bedroom unit. They also worked with us on our move-in date. The apartments are BRAND NEW, just opened in September. The pool, clubhouse, and the grounds are like living in a luxury hotel resort. The gym has weights and modern workout equipment. There's office areas, and printers. There's a zero entry pool attached to an outdoor seating area with a TV, and the 2nd pool is scheduled to open soon. Our 1BR apartment has an island with a sink, dishwasher, and tons of prep space. There's also a plethora of cabinet space. Our unit also comes with a modern fridge, washer & dryer in the unit, a walk-in closet, and our own private patio. And location wise, you can walk or bike directly to Disney Springs. We're also nearby the Vineland Premium Outlets, and the newly developed area around Target. Very excited to be moving there, in less than 2 weeks!

At move in the apartment was filthy and covered and we spent our first night scrubbing the apartment from top to bottom and chipping paint off windows and the shower glass. Our microwave and washing machine were dented when we moved in. The doors of many rooms were chipped. The carpet is of lower quality, sheds, and is lumpy due to what feels like screws that were not made flush under the carpeting. The maintenance team has been wonderful however maintenance requests through the resident portal seem to go unanswered. Valet trash didn't start until a month after we moved in. This was not communicated to the residents and as such there were bags of garbage sitting out throughout the week. We had to reach out to have our paid valet trash fees removed. The pool and offices are still missing furniture. The gigabit internet is a farce, we do not get those speeds. Parking is a huge issue here due to the design of the community, many being forced to park at the leasing office each night. Because of the shortage of parking, each night the accessible and EV spots are filled with cars that should not be parked in either of those spaces. Despite being open since September, the gates are not yet closed. This community NEEDS assigned parking. Given the income requirements (3x rent), cost of rent, and giant label of "luxury" splashed across signage, I expect more. I expect hands-on proactive management with professional and timely communication. Instead, residents feel like unless we ask or complain, we are in the dark and when we do receive a response, it often gives the feeling that we are an inconvenience. I understand managing a community, especially one still under construction can be a lot however I worry that if we had these issues with just one building being fully occupied that these issues will only persist and inevitably worsen. I question the authenticity of all the positive reviews as every neighbor I've spoken to echoes the same frustrations. This place has some real potential, it just needs to get its act together if it wants to market itself as "luxury" residences.

We called ahead of time for a viewing and were able to see multiple units while the Leasing Manager took the time to explain everything in depth so no questions were left unanswered! It was a quick and easy application process and they were in contact the entire time so you were never stuck wondering what is happening (as apartment hunting often does to us). With gates for security, a trail around the lake, a beautiful calming / zen vibe throughout the clubhouse and property its perfect for young couples and new families.
