Property Ratings at eaves Pleasanton
This is my first year being here and I’ve got to say, this complex puts the rest to shame. Not only is the unit you rent up to par, but they offer so many incentives that other apartments do not. They ALWAYS do free events at the leasing office where they give the residents and their kids free goodies. The maintenance team and especially the office staff (Michelle and Lea) are always doing their best to make sure we are living in comfort. Thank you guys for what you do!
The eaves apartments are a bunch of old and dilapidated apartments lacking any maintenance or up keeping . The equipment and apartment are so old that a minimum of 5-6 requests is raised monthly for repair and every time there is a temporary fix applied to make that working and again it breaks up in few days . The charges and rent are pretty expensive for the old apartment And to add to that - the service team is poor in SLA and attending to requests . An emergency request like the garage not working , no lights in the apartment or bathroom takes 3-4 days to attend to and that too with many follow up
The property is nicely landscaped and in a nice area. I was hoping renting here would be a great experience. But there is just too much noise on the property to feel relaxed, and it's pretty constant with a few breaks here and there. In each courtyard there are about 10-12 kids playing. Because they high-pitch scream and yell as they play, they generate a high amount of noise. As the leasing office mentioned to current renters, noise echos off the buildings increasing its volume, so this adds to the problem. Another thing that I think contributes to the loud noise is that the apartments probably lack adequate insulation. There doesn't seem to be anything muffling loud noises from outside. I can hear the kids yell from the furthest back room in my apartment: my bathroom even when I am taking a shower. That might give you an idea of how freely noise travels into the apartments. The kids use the breezeways where residents' front doors are as soccer goals, so a ball hits against residents' walls and doors making loud boom sounds. We have asked the kids and their parents to not allow this. Things improve for a few days but quickly go back to 'normal'. There doesn't seem to be any neighborly boundaries that can allow the kids to play and other residents have reasonable quiet in their apartments. The staff, though not able to contain these recurring issues, are very friendly.
Irresponsible management. I do not know why they installed Amazon Hub without having full control of it. Amazon hub is offline and my important package is stuck in that system now. And, management has no idea when Amazon Hub will be online - they doesn't know if it takes a day, a week, or a month to fix it, they do not even have any contact information to inquire the delay. POOR MANAGEMENT AND POOR MAINTENANCE.
Having numerous experiences to draw from, my husband and I agree that Eaves Pleasanton is by far the loudest multi-unit residential property we have lived on. Three days in to our lease, we realized that this wasn't the right fit for us, but we felt stuck; we moved in and couldn’t immediately foot the cost of an additional deposit and last month’s rent to move elsewhere. This review's word limit requires me to be brief. When we toured the property, it was relatively quiet and thus quite misleading. As the leasing office has pointed out in mass emails to residents, noise tends to echo off the buildings, elevating noise in the courtyards. Despite this info, a handful of adults and children shout as their default communication volume. Additionally, screaming and yelling regularly occurs. All this noise can be heard from our apartment, even when our doors and windows are closed. The noise feels invasive because there is no way to block it out, and it's an everyday occurrence, sometimes all day. I have also talked to three other households who share these experiences and concerns. In emails to residents, the leasing office asked residents to be mindful of the noise they make, as some residents have complained about "screaming" and "yelling." One email referred to noise as a "subjective" matter, despite me having presented objective decibels readings to one staff member. From my unit, on several occasions, the noise readings topped out between 77-107 decibels. (This is the first place I have lived where I felt compelled to measure the noise.) That deviates greatly from the city’s noise ordinance which states, in part,” No person shall produce […] on multi-family residential property, a noise level in any dwelling unit in excess of 60 dBA except within the dwelling unit in which the noise source or sources originate.” Other recurring issues: 1) Children play in parking lots, jumping out in front of moving cars. Several people have reported this, and they still play there after the leasing office sent parents emails asking them to prevent this. 2) A handful of residents stomp up/down the stairways, creating lots of noise in the breezeways and in some residents’ living rooms since the stairwells are against their walls. If being able to relax after a long day of work in relative peace is important to you, this is not the right property for you. If you like a lot of action and noise, then this could be a reasonable selection.
Christie the Property manager and Shirley in the leasing office are simply amazing! When ever I have a request big or small, they never hesitate to go above and beyond what is expected. For example, my dog gets very nervous if people he doesn't recognize come into our unit without myself or my fiancé there so when maintenance had to come in my unit for some simple repairs, Christie took my dog for a walk and sat with him in our unit until maintenance completed their work. They are both so sweet and extremely accommodating always! This is what makes being a resident here so enjoyable. Thank you for everything, ladies!
The staff is friendly, welcoming, and customer focused. Facility has a well equipped fitness center. Property is centrally located to shopping, restaurants, movies, church and bart.
I'm a current resident here. The apartments are very nice for the price. I especially like the top-floor corner apartments. Almost none of my walls are shared (only 1 in the living room and 1 in the bathroom). Yes, that's right, my bedroom has 0 shared walls. You won't find that many places. Walking distance to BART is also a great perk.
We moved in this lovely community that has amazing amenities. Apartments are cozy and comforting. Well equipped fitness center , clean well maintained pool and spa. Accessible by public transport , trains, buses and freeways. Centrally located , offices , shopping, restaurants and entertainment. Access to car rentals , car dealers , kids play area, public park and hospital. The list is endless and never ending. Perfect place to live in the neighborhood. Safety is never a concern. Perfect place for families , bachelors. Extremely helpful leasing office staff and support staff. Every day spent here is a memory to cherish !!!!!!!

I am a current resident at the Eaves Pleasanton. The kitchens and bathrooms at the Eaves have been nicely renovated. The maintenance department is very quick to get any repairs needed completed in a timely manner. The carpeting in the apartment is old and in need of replacement, it's impossible to keep clean. The property in general is o.k. but is starting to decay as the paint in many areas is pealing and the lattice work throughout the complex is in need of replacement in many areas. The landscaping is getting beat down and is in need of plant replacement and clean up. Most tenants only stay for a one 1 year lease term, as the rent is raised on a yearly basis from 200 to 500 dollars. When one decides to move, you must time your move out exactly with the end or your lease, as to temporarily switch to month to month, rent will cost you 75% more than your lease term rental cost. Overall, I am sorry to have chosen the Eaves. My second year term is up in October and I do not plan to stay here as I am not getting much value for the amount of rent I am paying.
