Eastside Flats Apartments

The hallways on the fourth floor are absolutely disgusting. It WREAKS of dog pee. The smell is beyond overwhelming and inescapable on the whole floor. Residents' dogs have free rein to pee in the halls without consequence. This is months and months of dog pee that's in those carpets. It is a serious health hazard that management won't take seriously. It's been like this for months. They keep going for band-aid solutions like cleaning over the stains with some spray instead of a permanent solution like replacing the carpets or steam cleaning. Happy to share pictures as proof.

Personally, I want to keep this place MY secret! I love this place!

Eastside maintenance is the best of the best.

Knowing what you are looking for in a downtown, privatized community, this team misses NOTHING. I'm very happy with the speed, efficiency, and professionalism.

Would recommend - friendly staff, neighbors, but would caution that the quality of materials is on the lower end

Great apartment, great location, excellent amenities, reasonable price

location is great! For that it is a 10! However the hallways always seem dirty; the trash can in the garage is always over flowing by the end of the weekend -- why is it not emptied on a FRIDAY and a Monday? It is just Monday so by the weekend it is already full.

Great location in heart of Malvern, walkable to many places. Newer apartment which is nice. Staff (esp Amy) has been great and responsive to questions. Decent amenities and good number of resident activities.

The apartments are clean and well kept. Maintenance is always quick, polite and efficient.

I would recommend the apartment complex but not a unit on the street side. Also they should cover the vents in the units so you don't hear over into the second bedroom or living room

East Side Flats is a good place to live no matter if you are working or retired. There are so many activities for people of all ages.

All good except for the noise (the vent in bedroom and trash trucks) which I guess depends where your apartment is located.

Seams like a great place to live with great office personnel and okay maintainance staff. Although the price is on the higher side, it is a decent value

My small problem was corrected in a very short time. Appreciate the quick response.

I live on the train tracks and the train is quite loud which upon moving in I was told would not be an issue. Also the person that lives about me makes an extraordinary amount of noise even after I have complained to the office and was told that she would be asked to quiet down.

Office team is great. I had a rough start with a ceiling leak in my unit right after I moved in but they made it right by reimbursing my rent that month and moving me to another unit. I've not had any leak problems since changing units. Residents are nice quiet and respectful. However, walls are thin and sound travels too easily. Amenities are pretty well maintained and location is good. Rental price is on high side and maintenance response is sometimes slow.

Well maintained. Office personnel have been great-especially for a new resident. Would , am, recommending others.

I love ESF! The apartment finishes are beautiful and the common areas are well-maintained. I also love living in Malvern; it's a great walkable town.

This is a very well run building. Both the main office personnel and the facilities staff are friendly, helpful and motivated to do their jobs well.

I really enjoyed living at East Side Flats and would highly recommend them. the location was ideal and the apts very nice and clean. The only complaint I would have is limit pets to certain floors in each building. ie the pet floors are floor 3 or 2 and 4 and floor 3 is pet free.

So far we are perfectly happy with everyone we came in contact with. Our maintenance man was excellent!

The people that live here are very nice for the most part and the office personnel and maintenance personnel do a good job.

Very friendly and great if you need a short term lease. The staff is outstanding and the amenities exceptional. The residents are very friendly and respectful of others.

Any problem I've ever had, including the major water leak from a storm last winter, has always been attended to very promptly.

Everyone that works here is very kind and they make sure the place is clean and orderly. They seem to like their jobs because they treat everyone with the utmost respect and are very pleasant.

This is a safe environment for all renters, and the location is convenient.

"would" recommend apt's proximity to Malvern and mass transit and professionalism of management team "would" especially recommend for short-term rental "would not" recommend elevator situation (too slow), kitchen situation (counters too shallow to use barstool chairs; smoke alarms go off at the drop of a hat); window shades are too sheer and do not block out light

I would strongly recommend this apartment complex to anyone who is too busy to solve their own house hold problems.

Would recommend especially if working in the area as being very convenient .

They are beautiful apartments in a great area but I would warn anyone that I recommend the apartment to that the rent is high and that it will increase each year.

It's clean; everything one could possibly need is either here or within 5 miles of Eastside.

It is expensive, but you do get great location and amenities. Some residents have been a bit overbearing and in our business, but the propert has no control over that.

The one major downside for Bldg A is the repeated elevator problems and the failure to have a second elevator.

All in all this is a great place to live - nice apartments (although pricey...but you get what you pay for), great people, great location, professional staff, animal friendly, and lots of amenities.

Are you looking for "buffet" style living? Eastside Flats is like a fully loaded baked potato--it has everything.....BUT unlike buffet style dining the rental fees are more like 5-star 4 course meal kind of prices. That said if you know you are the type of person that is going to take full advantage of this all inclusive living and don't mind the spacious price then Eastside Flats is where you should make your bed and pop your toast! Speaking of toast--if you like to cook then you need to know that the open kitchens with restaurant style appliances are the center piece of every apartment. Or if you don't feel like cooking you can always sneak down to Christopher's kitchen and grab some delicious grub! Now here's the scoop (not ice cream)--the things you need to know that the website won't tell you. While Eastside Flats is pet friendly--there are pet exclusions and you will hiss at the fees. There is a $350 pet deposit that you never get back and it does not contribute to any damages or cleaning fees. On top of that you will pay up to $50 per month extra if you have two pets which is the limit. And again that money doesn't add up to anything--it is down the drain train. You will pay cleaning fees and damages if applicable when you move out. There is also a mandatory $25 per month valet trash fee, and a onetime fee(est.$350)for the amenities. So in order to move in you need quite a bit of money, and your monthly rental fees will be at least $75 more than what you thought they would be. Extra fees aside there are also some surprises inside the apartments. Each bathroom has an exhaust fan that is always on and doesn't have a switch. I was very upset when I discovered this the day I moved in because it felt very "1984", but I've gotten used to the white noise it makes. If you don't have cats with litter boxes you can always shut the door. Speaking of doors and windows I hail from Maine where air conditioning is alien and we open all of the windows to let the fresh air in. Unfortunately I have to keep my windows shut and the air conditioning on most of the time because of the construction and train noise in the area. The interior apartments that look out over the interior patio areas might be more immune to the noise, but the exterior units are very vulnerable. That said the units all boast very sound proof glass and walls, so when everything is sealed up the outside noise is less noticeable. So it all comes down to your personal taste and habits! Cheers!
