The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Eastmar Commons
This place is absolutely disgusting and should not be advertised as a “luxury” apartment complex. Everything is broken, and nothing works. The property is covered in trash, and residents leave their dogs’ waste everywhere without cleaning up. Many don’t even bother to keep their dogs on a leash. The pool area is a joke. There are no usable pool chairs—only two broken ones—so if you go to the pool, you’ll end up sitting on the ground. The car wash area is always flooded with water, piled with trash, and the vacuum hose has been broken for over two years. The hallways and breezeways are filthy and never cleaned. Inside the units, the appliances are cheap, outdated, and constantly breaking down—nothing about them feels “luxury.” Despite making multiple complaints, nothing has ever been addressed. The so-called security is nonexistent—the gate is constantly broken and left wide open. On top of that, there are hidden fees you’re forced to pay for services you don’t even use, and management refuses to remove them. I’ve sent multiple complaints and emails, but they all go ignored. This complex is mismanaged, poorly maintained, and absolutely not worth the money.

We have been a resident here for two years this coming November and we cannot wait to end our lease. The community has gone down hill to the point where it no longer feels like the home we once chose. Gates have not worked for over a year. Amenities have been limited to business hours due to card access not working for over a year. Printer has never worked. Dog station is not stocked. Coffee machine is consistently broken. Staff do not answer/ return calls or emails. They have cycled through basically the entire office staff since we first arrived, including management. Their quick turnover rate along with the communities decline appear to be related. There is dog poop everywhere. Trash piles up at the compactor. Many people around the complex and using amenities without being a resident due to lessened security without the use of keys or gates. Project notices are almost always completely wrong about their completion date- for instance, again, over a year without working community gates. Because the walls are paper thin, we hear both our upstairs and adjacent neighbors. Oh- and with all of these issues present at the time, they still raised our rent. If we had not had a sudden death in our immediate family at renewal time, we would have left for sure. Don’t be fooled by the community facade or leasing staff. They are only happy to get you to sign on the dotted line, then they lose interest in you as a resident.
This company brands themselves as luxury but when you dive in deeper you realize it's a facade. They charge you a tremendous amount and makes the moving out transition hard. Gates dont work, breezeway are stained, stolen property all the time. Once cops were at a standoff with one of the tenants for 12 hrs. Crazy!!! I was fooled
Incredibly unsafe, in the last 3 years we have seen someone getting shot at, at building 13 and now a man barricaded in an apartment with a ton of police activity in building 2. The apartment is also doing nothing on their end with the security gates being open and broken for the last few months. Consider an apartment in a safer area.
If you want to make living with a constantly broken air conditioner and fridge/freezer your part time job than this is the place for you!

We take all maintenance issues seriously, thanks for bringing this to our attention. I will speak with our maintenance team and do everything I can to resolve this issue as quickly as possible. I would like to ask that you reach out to me directly at 321-351-3857 or Eastmar@ZRSmanagement.com so we may discuss this further.
I have lived here since last spring. Although a bit on the expensive side for a one bedroom apartment, I felt it was worth it because of the wonderful management that once ran this property. The front office staff members were courteous and followed-through with whatever was needed. The maintenance staff also kept the grounds clean. ZRS has been here since about mid-October and there's already a noticeable difference. The common areas are sometimes left messy for too long, things are broken, and the front office staff is rude. You are lucky if someone picks up the phone and even extra luckier if they return your phone call. You try to pay your rent online but the portal doesn't work anymore so when you try to go into the office to pay it no one is there. Maybe someone is out showing a property for an hour? Perhaps more employees to to be hired in order to take care of residents. I once rated Alta at Eastmar Commons as a five star property but I now I retract that rating. If ZRS doesn't get their act together then I likely will not be renewing my lease and will be sure to tell others to stay away from here.
The front office staff are entitled & rude. Sign for your packages and never notify you, then tell you to leave when you ask for your mail. So beyond annoyed. The apartments aren't the best quality either.
A great place to live...Very nice apartments. The employees are very sweet and nice. Also very helpful a wonder place to live
