Dunlap Falls Apartments

In terms of aesthetics, safety, amenities, and price, this is the best in Peoria. The only minus of the beautiful wooded area it’s in is all the insects that make their way in. Otherwise, best management and a place to call home.

Love the peaceful surrounding and clean vicinity of the compound. Excellent service by management and well maintained facilities. This our home away from home. Not to mention the very friendly staffs. ??

My little girl chose this apartment because it's the only one which have a playground she can play in with her neighborhood friends. The staff in the office are very nice and accommodating. It also have a nearby trail for the family to enjoy which have another playground and picnic grounds. It has a man made pond where you can fish as well. It's far from a major highway so it's not loud.

I saw this property online, did a video tour and was told there is an apartment available for the date I requested so I should apply (and obviously pay application fees). Once I did the leasing agent told me that I was approved but actually NO apartments were available for the move in date I requested and I should wait till they get back to me. I emailed her since to ask how long should I wait... no response, and I haven't heard from them since.

I was so happy with my apartment when I moved in! Everything was brand new, and the apartment was spotless. I’ve had no issues, and love it!

Expensive yet There are mice in the apartment, They are not calling/notifying tenants about Packages/parcels for tenants received in the office. My goods are spoiled.

I love all of the updates in my apartment. The location of the community is unbeatable also! It’s in a quiet and peaceful location and is located across the street from some of my favorite shops and restaurants. I also like having a private entrance. It makes it feel more like a home.

I took a tour of the community and it was beautiful. The apartments look brand new and the girl who took me on a tour was so nice!

The apartment I took a tour of was so pretty. The space looked modern and sleek. The office staff was so helpful and answered all of my questions thoroughly.

My experience at Dunlap Falls was absolutely amazing! The employees are friendly, professional and spent extra time going through the floor plans offered to make sure I had the apartment that fit my needs. I enjoyed my tour; the employee was excited to answer all of my questions and made me feel taken care of. I loved the fresh look of the apartments! Very modern!!

I’ve lived here for almost two years. When the new management took over things fell apart in my opinion. Some things have improved but in unnecessary areas. The new landscaping and paint scheme is nice but the apartments are trash. My rent skyrocketed when my lease was up and no updates to my unit were offered at all. It’s either move out or deal with what you have. The new management were extremely rude in resolving some issues I was having with my apt. Instead of replacing some things, the maintenance would come fix over it and leave without resolving anything. I’d have to call several times before getting anything resolved. My apt was in horrible condition and they would not give me another unit unless I paid the new market rent for their “updated” units. If Shavon from the old management was still in the office she would’ve had my issues resolved or moved me into a new apt at no extra charge and with a smile on her face. They updated the new apt above me and now I can hear every conversation, every movement, anything my neighbors are doing. I can hear them during their “adult activity” and it’s beyond disgusting. I can hear them using the restroom. The dogs in the area bark constantly at all hours of the day and night. I could never hear these things before they updated that unit or the community. It’s terrible. I really could go on and on but I wouldn’t recommend moving here.

Lived in these apartments for 2years, when new owners and management took over, things fell apart. Unnesscary landscape work was done before fixing apartments and roads, cars started getting vandalized, drunk maintenance workers walking around, extremely rude staff(no one was ever one the same page about information). If you like your home being entered 3-4 times a month no matter if your home or not, this is the place for you! So much more happier that I have moved out and dont have to deal with the drama or rudeness!

We lived in our "Dunlap Falls" apartments for over 2 years, in a middle unit, and we could hear everything the tenants above us said and did. Running laundry at all times of the night would wake us up! These apartments require MUCH BETTER SOUNDPROOFING if any of your tenants expect quiet enjoyment and peace. Quiet enjoyment was guaranteed in our lease/contract and we rarely experienced it. Even after repeated attempts to contact various management members and the police because of the excessive noise levels, we had to get out of there. This turned out to be a good thing, as it motivated us to find a house, which we own a lot cheaper than we rented! And, we have QUIET ENJOYMENT without having to call the cops or apathetic management any longer.

Not a welcoming community. Unprofessional leasing agent and maintenance man. Slow response to work orders. Loud apartments and appliances and fixtures outdated.
