For the two years I’ve been living here everything is great! I just hate coming home to my apartment smelling like marijuana due to the neighbors!! I’ve complained before but it’s gotten worse since then. I should not have to come home and my things are smelling like I sit home and smoke all day!!

I like where I live. I wish there was another place where the garbage can go. None of the residents can enjoy our porch because the garbage odors are too overwhelming. Other than that, all is well!!!

Nice and quiet neighborhood, decided to renew my lease for another year. Renovations are nice as well, I just wish they didn’t rush doing the bathtub.

I wouldn’t recommend moving here there are no amenities the dog park is always gross ,trash is always over flowing and has rats and raccoons running rampant the “playground” has dog poop everywhere the grills are NASTY and there is no maintenance man and it’s mid June and there is still no pool the list could go on and on but the bottom line is unless you are desperate i wouldn’t recommend staying here

I recently moved into Decatur Flats, and my experience from the initial visit to settling in has been absolutely delightful. A few months ago, we first visited the property and were genuinely impressed by the attentiveness of the staff. We arrived about 20 minutes early for our appointment but were greeted warmly as soon as we parked. A gentleman from the property approached us to offer assistance - a small yet significant gesture that set the tone for our experience. Phillip, who guided us through the property, was exceptional in his approach. He was thorough, clear, and helpful, walking us through the property and explaining the process in detail. His professionalism stood out, especially when compared to other properties we visited later. While those properties were perhaps more aggressive in their sales tactics and felt too transactional, Decatur Flats offered a more genuine, welcoming experience. Despite encountering better deals elsewhere, we chose Decatur Flats. This decision was largely influenced by the initial impression the staff left on us. Now, having lived here for about two weeks, I can confidently say that the quality extends beyond just the customer service. The property is impeccably clean, peaceful, and well-lit at night, providing a sense of security and comfort. Living here has been a testament to the fact that you indeed get what you pay for. Decatur Flats is not just an apartment complex; it's a community where you feel valued and at home. I would highly recommend it to anyone looking for a new place to call home.

I have lived at the Decatur Flats for 3 1/2 years and I love everything about it - location, staff and level of safety. I would highly recommend living here. It is easily accessible to I285, downtown Atlanta, Emory and the city of Decatur.

I have been living at the Decatur Flats for 2 week now and I love my new place. The living experience is far better than my old apartment. The hot water does not take an hour (not that long, but it seems like that) to actually get hot. I have a nicer view, a larger bedroom and fast maintenance services.

Community is quiet and small neighborhood. Moving in was smooth and easy. This neighborhood is like a hidden gem, Im happy to be a part of community that knows the meaning of urgency.
I love living here at the Decatur Flats. The grounds are well kept, the manager is responsive and helpful and maintenance responds to issues within 24 to 48 hours. I'm looking forward to going to the pool this summer.
I have really enjoyed my experience so far. Maintenance is always quick to respond & I feel safe here. They have nice renovated interiors. Can't beat wood/vinyl on the second floor! Highly recommend!
The location is a major plus for me. The area is quiet and the property is cute. However there are small things I would alert anyone moving in about. The office communication is not good at all. Also my rent is a bit high for no upgrades and minor things that need to be fixed in my apartment.
The apartments are great and and the renovation is amazing and modern and sleek. The office staff however never pick up the phone and when I do go to the office it's always closed. But when I do finally talk to someone they are always professional and nice.

First of all I have been here for a year and at first I didn’t have a issue with the property but the maintenance man is very rude and unprofessional he comes in your apartment and accuses you of all kinds of things when you just need a simple repair and also very disrespectful other tenants had complaints about him as well and they got rid of him second complaint is the management they have switched management 4 times since I been here and they keep getting worst and worst not only unprofessional but unorganized and losing tenant paperwork and important files and lastly ROACHES I hate any bugs but this was my final straw I have seen so many roaches they came and sprayed my apartment but that did nothing and I clean my apartment so I know it’s not me. It’s sad what is happening to this property! BEWARE!
This property is cute, quiet and quick to respond to minor issues I have had while living here. Close to 285 exit and downtown Decatur. Pet friendly!
I am a current tenant, and my unit was flooded with Raw sewage water 7/5/20; not to mention, there was already mold! Decatur Flats has done nothing but try to charge us more money for a different unit. They also refuse to free us from the lease, even in these circumstances. We had to get the health inspector involved! DO NOT move here, for your own safety and wellbeing, it's just not a good idea. They do not protect their tenants, only their money.

I would it is safe but not for people with children to live in an upstairs apt no padding carpets to absorb the noise it is really unbearable you can hardly sleep when walking over your head it is so bad that was a terrible ideal the people or person who suggested no carpets should stay one day and night with me or stay on the night that I do an over night outside of the complex he or she would run screaming for quietness there isn't any reason to complain I signed the lease
The apartment had everything we were looking for. The leasing office is friendly and informed. The pricing was right, and the location is great.
I love the location for traffic and decent convenience to retail stores nearby. It's tucked away in neighborhoods as well which makes it feel safe.
I would recommend, with the caveat that they may have no advance notice of repair person entering apartment

Great place to live but some things like getting request filled/communication about the requests have been slow.
Lori is a very friendly person that anyone can relate to she just so full of life and this young lady is approchable she smiles she come from behind the desk which to me is wall to hide behind but not Lorie she explains everything to you I really like and respect this young ladies I pray that she will be with us for a very long time.
The only reason I would not recommend this community is the frequency that management comes into your apartment. It is excessive compared to my first 5 years of residency under previous management. My thoughts are what on earth are you looking for?
I feel the community is safe. The units are very spacious and there is plenty of parking. The property is clean and conveniently located.
This apartment community is a good value and I felt safe living there.
This maintenance men was in my apartment today he was very professional, very friendly he was fixed my heat in a short time he told me he was not going to leave you without until he fixe it. Great man thank you Wilbert you save us you're the best.Thank you again.
