It's okay*.

This is a decent place to live. The office ladies are nice and maintenance is on top of things. Rent cost feels mostly fair compared to other places. *However, if you do move here, you better hope your neighbors have some little shred consideration, because the walls are paper thin and the floors on either level are not reinforced. You will feel your floors and walls shake with every bump, stomp, and door slam (including kitchen cabinets) they decide to make.

Terrible place

Not friendly. Not pet friendly. Just make sure your friendly dog doesn’t accidentally get loose. You will get evicted!! On top of that … Expect poor quality, False advertisement! Asked to look at the unit before you put your down payment on it!! Expect air-conditioning to go out and be without air conditioning for about 3 weeks!! They can keep putting false advertisements on here but I will keep pursuing!!

Over priced crap hole! The toilets are not even installed properly. I have pests they can’t keep in control and maintenance drags on everything!

Worst apartments in dalton

The inside of these units are awful. Maintenance and management keeps letting trash spill over into the streets despite being told. My neighbors and I still do not have working air conditioning. Please find another apartment! These units are poorly managed and slapped together. They will make you pay for their contractors crappy work! Once you sign the lease they will take advantage of you!

Not terrible, but needs work

All in all, it’s not the worst. The floor in our living area and kitchen are uneven, and not quite half the doors close properly. Front door, one bedroom, full bathroom, closets in both rooms, and laundry closet doors all either don’t latch, are a giant pain to get it to latch, or don’t close fully due to either improper mounting or uneven framing of the doorway. Luckily we got put in an updated unit, but the bathrooms weren’t updated, Just painted. We had a leak in our ceiling that we tried to get maintenance to fix but eventually gave up on. Tried to get them to fix the weather strip on our front door so it didn’t let in so much outside air (you can literally see light through the crack) and the poor dude messed it up. Had to fix it myself with the improperly installed strip left behind (it was backwards). Lots of insulation issues due to old windows and even older sealing around them. The top level is always several degrees hotter year round. Great in winter, a nightmare on sleep and utilities in the summer. The walls are incredibly thin so you WILL hear your neighbors and outside noises even in inside units. The wall that the fridge sits against and some cabinets are mounted on is straight up unstable. The positives I will give- the units are quite spacious, and look decent with the color combo of walls, flooring, and appliances. Stainless is a nice luxury to have. The stove works wonderfully (I’m an avid cook) and the kitchen is great. Cabinet space is a huge plus. Management is generally very responsive and fast to get back to you, regardless of the issue. The AC is fantastic, never had a problem with it and we run it hard keeping the house cooler than most. They are diligent about fire safety and ensure that routine alarm testing and fire extinguisher checks are carried out regularly. Combined with the mandatory insurance policy I feel quite safe when it comes to fire safety. There is a pool that seems well maintained (never been). Management is very communicative with tenants about inspections, testing, grounds maintenance, and anything to do with general community policies. Generally speaking I enjoy living here and don’t see myself moving any time soon, but I wish they’d do the general maintenance and unit improvements to make it feel like it’s actually worth the rent they charge. I’m sure that’s on the owners of the property and not management itself so I have no qualms with them personally, but it could definitely use some work.

Charged nearly $2000 at moveout!

Terrible apartment. We had a 1 inch puddle of water in our apartment for months from the neighbor's AC that they couldn't fix for us. Dog park and dog poop boxes are never emptied. Worst part was that we got charged $900 for giving them 50 days instead of 60 days notice of moveout because of a job change and we got charged another $800 for touchup painting and some minor cleaning in the apartment. Minor repainting and carpet cleaning is the apartment's duty in every other apartment I've lived in across Georgia. It's crazy they expect me to carpet clean and repaint their apartment for them.

Love it so far!!

Just moved in 3 days ago. The ladies in the office are so sweet !!! There were some things I needed fixed before moved our furniture in and they came the next day!! Very friendly and attentive maintenance workers!!! So far so good!!

Management matters

The townhomes are maintained and spacious. The neighborhood is calm and safe. Lorraine is actively finding solutions and making improvements to the apartments. Carl and Max are friendly and very knowledgeable on all things maintenance. It’s been a pleasure to live here and enjoy the benefits of such a hard working team.

Best apts I've been in!

The management is AMAZING! They fix maintenance issues within 24 hours generally. When I was moving in, the property manager even assisted me in cleaning and putting some things away! They are great people to work with.

Home Sweet Home!

I had looked all over for a place and couldn't find anything. By chance, these townhomes came up so I went to view them. I was skeptical because EVERYTHING I saw was crazy expensive and the size of a cracker jack box! I saw the inside of the townhouse and fell in love! It's spacious and it just felt like home, seriously! And the staff was AMAZING!They made me feel like they truly wanted me there and was with me the entire process. I am very pleased!

10 out of 10 Recommend!

The staff in the office along with maintenance is VERY friendly and professional. All requests are answered in a timely manner. I moved from across the country and was able to secure an apartment and have everything set before arriving! Truly helpful community of employees and you can tell by nature they care! Very quiet, clean, and PEACEFUL community. It was so easy to settle in and feel at home. Thank you Dalton Beach Club you guys ROCK!

I love it

The property and the townhome are spacious, very well maintained and beautiful. I’ve just moved in and everything was clean and good, I really love it here. But for me the major feature is the property Manager, Lorraine: she is very kind, she will take your call every time and answer every question. You can trust that she will take care of anything and will go extra mile to make you feel home. Dalton Beach Club is the best place to live in GA. ??

Don’t bother

My gf and I were looking for a place and we came across Dalton Beach Club. We got in contact with the leasing agent and we filled out the application and paid the admin fee. We asked for an updated unit and we asked if we could tour it before we signed anything. They told us that they would let us know because they didn’t know if the unit would be ready by our move in date. Which is where some suspicion started. They wanted us to sign the lease before we had even seen the place. I’m glad we didn’t because the unit they had given us and showed us was nothing like the updated unit pictures. The way I see it is they saw two young people looking to rent their first apartment and take advantage of them by charging them the updated unit price for a non updated unit. The kitchen was not updated neither was the master bath. I guess their definition of “updated” is new carpet and that’s it. The unit stuck of smoke upstairs and there was a huge water bubble on the ceiling. When I told the lady that we weren’t gonna sign the lease her coworker worked up an attitude and yelled “the admin fee is non refundable” as if that was gonna make me change my mind and sign the lease. Don’t bother wasting your time with these people.

Love it!!!!!

I have lived here for several months and love it The office people are great and maintenance fixes stuff asap they have been upgraded very nicely.

Try to avoid.

If you can avoid it, don’t move here. They nickel and dime you, charge ridiculous late fees and don’t fix anything no matter how reasonable. I constantly have bugs and mice in my unit because no doors have proper seals and they won’t fix it. All the units are outdated and half broken and the management is very smug about everything because they know you’re locked in and can’t leave. Last resort place. Beware.

maintenance takes FOREVER!!!!

Maintenance takes FOREVER!! If you ask them to fix something, it will take forever, when you call them again to ask how long that takes, the only thing they will say is I DON'T KNOW!!!! Come on! If you don't know, who suppose to know???????
