Directly north of Amelia, the Meadows provides a tranquil setting just minutes from downtown Beaumont. The neighborhood extends from Keith Road east to Dowlen Road, with Dishman Road to the north and Phelan Boulevard to the south. Gulf Terrace Park is on the southwestern corner of the neighborhood, providing a hiking and biking trail for walkers, runners, and in-line skaters. The Chris Quinn Indoor Soccer Complex, which provides indoor and outdoor soccer facilities, is also located in the Meadows.

DO NOT MOVE HERE! Literally worst management staff EVER. Office Manager Hayley is rude as well as the other people that work there. maintenance doesn't come when you ask, I had spider eggs all around the outside of my apartment that I asked multiple times to be removed that never was. They charge you for the carpet cleaning even when your carpet is not stained or dirty. Then sent me pictures of the stains that were actually indents from where my furniture was. I was told they would keep my deposit to pay for it but instead they kept the deposit and sent the claim to collections. Overall really corrupt management wise. They only want your money and will scheme in order to get it. Trust me there are better places to live!
