Cortland Viridian has been an stress-free, peaceful living situation for me. Valet trash daily has likely spoiled me, and I’ve somehow gotten very lucky to hear no noise - not once - through my neighboring walls. The pool is nice, and I intend to start commuting by bike to Emory if I can find a trail connecting to the greenway.

I love it here! You feel safe always, complex is clean and smoke free. Also I have never had issues with noises. The team at Cortland are great, so helpful with moving in and just anything you need while leaving here.

Overall this is a good community to live in! Safe, nice management, service requests are always completed in a timely manner. However, the buildings are pretty old and once in a while there are random inconveniences that I’ve only experienced here.

General appearance of exterior of property continues to deteriorate. Looks neglected
The staff is friendly professional and responsive. Both office and maintenance staff. The grounds are beautiful and well maintained. As well as the pool and fitness and office area. Lots of community activities and other amenities provided. Very peaceful - feel safe and comfortable. Feels like a nice neighborhood vs an apartment complex
Overall, living in a Cortland community has been enjoyable. Address some of the concerns and this community will be shining!

This is one of the best apartments I ever lived in! Their management team will not be a totally different person after you signed the lease, they are still helpful and kind. The green space in the community is beautiful, the road is clean and the maintenance is quick and professional.
Cortland Viridian is a beautiful well maintained property located in an area that provides access to shopping, medical , restaurants, and other amenities. The staff are consistently friendly , responsive and very receptive to their residents needs.

We are so glad that we chose Cortland Viridian when we moved to Atlanta from out of state. The location is so convenient to shopping, good restaurants, the hospital, and Emory, yet it feels pretty secluded considering that we are in a really central location. It’s also great to live in a gated community that feels safe and is great for taking walks. The apartment itself is nicely updated and large, with everything we need. Overall, we are really enjoying our experience here!

The community is kind. We had to leave a large couch outside near the staircase for a night because we could not get it in. Nearly everyone in the building approached us offering help or advice or their own move in stories. Our upstairs neighbors came down and helped us take the legs off and carry the couch in; I in turn baked them a pecan pie.

I enjoy how quiet this place is. The greenery and all the paths through are so inviting. I enjoy the events they put on. Everyone is friendly and considerate. The office team is great and maintenance is fast and knowledgeable.

I have enjoyed my residence in this community for the last 3 years. It is close to my work at VA and all the shopping and restaurants. I love spending my free time taking my dog to Lullwater Preserve. My apartment is quiet and my neighbors are friendly. Tracy at the office is so helpful and always remembers my name and my dog's name. He often gets treats and pets there, he is literally dragging me to the office.

Viridian is the best community around Decatur. Its a very dog friendly community that I know of. Apart from that they have a great maintenance team - who 99.99% of the time are available and try to fix it in a day or two. Thats a pretty good turn around time i have come across. The landscape in & around the community is exceptionally well maintained. The pool on both sides is well maintained and very much regularly cleaned. The community lighting has been improved over last year which is great because previously we couldn’t find our apartment number in the dark and we have no problem now. However, the security through the night is limited. Even though its a gated community, thieves/robbers find a way to get in and break into couple of cars. So, it would be great to have cameras installed in places of entry/exit so that the perpetrators are caught later. Overall, I would recommend Viridian for its dog friendly ness, landscape, internal trails, safety, great community members.

This is a very clean apartment complex. When I moved in, the place was clean and spotless. My roommate and I expected to have to do some move in day cleaning, but were surprised not to need to other than some vacuuming after we moved in our stuff and started unpacking. Since move in, service requests I have submitted have been handled promptly. The staff is supportive and takes care to know your name and say hi to you after you've moved in.

The rent is pretty high but there are a lot of amenities and perks that help to make it feel worth it. There is a 24 hour gym and beautiful pool. There's valet trash. Every unit comes with a washer and dryer, a balcony/patio, and stainless steel appliances. It's also a very convenient location and the security of the gated access makes me feel safe. The community events are nice too and the community app is convenient for connecting with neighbors.

I have loved how welcoming the Cortland Viridian team has been. They have been supportive in answering questions leading up to move-in day and always seem to have a welcoming face when I visit the leasing office. My neighbors have been very nice, and I like walking and running around the community. There are so many people and dogs walking around. Overall, very glad that I made the decision to go with Cortland Viridian!!

I moved from South Florida to Georgia without being able to see or tour any apartments. I picked Cortland Viridian because of the location, the modern look of the apartments and the good reviews. When I first moved in I didn't realize that the apartment I picked was so close to a busy road. I tried to make due and see if I could get used to it, however the traffic noise was too much for me. When the management staff asked how I was liking my new apartment home I was honest and told them my concerns. They worked with me and helped me in ways that amazed me. Out of all the other apartments I have lived at I have never met people quite like the ones who work here. They genuinely care about their residents and want them to be happy and comfortable. I love living here and want to continue to for a while!
Cortland Viridian has been an absolutely wonderful place to live over the past 4 years. Its convenient to work and honestly I feel like I get everywhere in a decent amount of time due to location. Since living here, management has changed but Ive enjoyed interacting with both old and new managers! Very helpful and willing to meet the needs of residents. All service requests are TIMELY and the service team are such nice gentlemen. The amenities and property are modern, well-kept, and beautiful.

I’ve been a resident for 2 years and I am disappointed. I have decided to end my lease early due to a rat problem in the building. Bugs are one thing but I cannot and will not deal with rats. See pics below. On top of that the pest control doesn’t effectively work. I had to go out and buy my own roach treatment which seems to be working. Also there is a fruit fly problem. Not sure where they are coming from but multiple residents have stated they have had the same problem. The first year I lived here things weren’t like this but seeing as how the prices keep increasing and my service is subpar it’s time for me to leave.
Responses to my service requests have been prompt and efficient. Leasing office employees are cheerful and responsive to questions asked of them. On the negative side; the water usage "tax" seems an unfair practice. Renters should be charged for the exact amount of water use regardless of the size of the apartment. The added charge over and above actual usage reeks of price gauging.
Cortland Viridian is a beautiful community with friendly people.
I'm very pleased with my overall experience as a resident at Cortland Viridian. My apartment is very comfortable, the grounds and amenities are lovely. Staff and management are very responsive to service requests and resolution of issues that come up in day to day living. When I drive into the gates, I feel a sense of calm and safety. I also appreciate the strong sense of community that is displayed by most Viridian residents.
