Property Ratings at Cortland Satori
There is internal piping problems that cause them to make a loud “knock” sound occasionally, waking my child. I have a video and have sent it to management but it could not be resolved due to the fact it is internal (this has been a problem from the time we moved in 2022. Last night my neighbors washer backed up and the people below had water pouring into their unit. This is alarming and I fear there could be mold as a consequence. We have lived here for almost 4 years and I have loved management until the past year (give or take). We were wrongly charged $60 a month for building WiFi when it wasn’t operational in my unit and we had our own service thru spektrum. When we finally caught the charges it amounted to $600.00 of which has never been recouped. When the Spektrum people came out they confirmed it had not been set up or getting signal for all the time we were being wrongly billed by Courtland. This is unexceptionable and boarders on theft and fraud I just want things resolved so that I don’t have to be further inconvenienced. We have tried to chase down management multiple times with no resolve. We pay too much money to feel like we are not a valued “customer”. I’m afraid I’m not alone as I have heard of multiple instances of other tenants who have been here for years being treated in this way. Times are hard right now and it would go a long way if we tenants felt like management and ownership valued us long term tenants. If we are suppose to wait for money owed to us with no penalties to Courtland, the same should apply to a tenant who has lived here for years and was a day late on rent. I don’t want to name names but the people I am speaking to are hardworking respectable tenants who don’t deserve to be treated so poorly.

I’ve been living at Cortland Satori since September, and I must say I’m genuinely pleased with my experience so far. My apartment is incredibly cozy, and any time I’ve submitted a maintenance request, the team has responded within 24 hours and resolved the issue promptly. I do live on the side facing a main street, so I occasionally hear drag racing or cars drifting on the weekends. While I wish there were something that could be done about that, I still feel safe and secure in the community. My only real concern is the utility bill—specifically the water bill, which feels unusually high. I’m hopeful the community can work with the utility company to check for any potential leaks or issues that might be causing this increase. I also talked to Kay w/Cortland Satori's customer service center and she was very empathic and professional when I discussed my concerns. Aside from the occasional loud cars, the environment is quiet, peaceful, and serene. I’m truly happy I chose to live here, and I would absolutely recommend this community to anyone looking for a well-kept, top-tier place to call home.

I love living at Cortland! We think it's a great value for the price. The community and amenities are great as well! We don't have any issues with noise either. The office is great and always replies within a day. We put in a non-urgent service request and the maintenance team came to our apartment the next day.

I’ve really enjoyed living at this apartment complex! The building is only about four years old, and it’s been very well maintained. Everything is always clean, safe, and beautifully kept. The amenities are amazing, and maintenance is quick to respond and always takes care of requests in a timely manner. Cortland is a clean and affordable place to live. It is centrally located but takes about 10 minutes to get to major spots. I love the events they host and how clean the community is. But there is a huge gap of communication and unorganized issues within the team that make small problems larger than they should be.

Great place to live. If internet service is important to you in common areas like the gym, cafes, and lounge areas it is non existent though.

When I attempted to call the maintenance line to report this urgent issue, I was caught in an endless loop that prevented me from reaching anyone. This is unacceptable. Great staff. If anything is broken it’s always addressed immediately. Family friendly. There is always a parking spot available. People pick up after themselves and pets for the most part. Landscaping is amazing. Dog park is large and very friendly.

I have been at the Cortland for a year and half and things have changed over time. Our elevator is unreliable and broken once a week. We have not had propone in the grills for months and I have lost several package due to an unorganized mailroom. It started as a great place to live but things have changed over time! I would consider other options. The pool is beautiful and the apartments have great closets though!

The Cortland Satori is a great, central location for someone new to the area. We are 10-15 away from downtown St. Pete and minutes from multiple shops and grocery stores. The staff are extremely friendly and flexible. It's been a very smooth transition for someone who moved from the east coast of Florida.

Good apartments and location, but some concerns remain as to how utilities are being charged (overcharged). I am also writing this without yet knowing the effects of hurricane Milton to the area.
When the quality of amenities and maintenance is reduced, the rental fees should also be reduced.
The complex is nice but some basic things like keeping the coffee lounges stocked and printers functional aren't done. Printers always out of ink and/or paper and don't connect to computers. The layed off a bunch of people and got rid of the best guy they had, Edvin was exceptional and always on top of everything. Idk why they would layoff their most helpful and personable leasing agent.
Overall I am very happy with my apartment. I feel safe and valued as a resident. All of my issues have been resolved quickly and to my satisfactionn. I do wish that the rent was a little more reasonable.

I would 100% recommend living here, the staff are very friendly and you will be well taken care of. As for someone who has moved from California all the way here this place feels like home. You will not be disappointed!
Please try to find somewhere else. The staff can only do their best, but it is corporate that makes it impossible to do their jobs effectively. Because of the greed of this company, your complaints will fall on deaf ears.
Living at Cortland Satori has been the best complex I have lived in so far. It feels like a resort, especially the pool and gyms. Maintenance is very quick to respond to issues and so is the staff. Very happy living here!

I’ve lived in many different apartments and did a lot of research before moving to cortland satori. Since day 1 everything has been wonderful! The complex is gorgeous, the amenities are great. You can tell they take great care of this complex and everything is well kept. So far all of the residents are really friendly, and everyone seems to enjoy living here!
Overall decent experience. Amenities are nice but are dirty and not taken care of. The water smells bad on the property. The front desk and maintenance are great and helpful. The WiFi is very weak in the office spaces even though the office spaces is a big selling point of the apartments.

Over priced over promised and under whelmingly disappointing. Grills work half the time (actually never because they can't have a maintenance program to check them), never any coffee at any of the buildings they claim they have those, you are lucky to find paper at either of the business offices. Any time I see people in the community they quickly scurry away and are not friendly at all (I have been here for 8 months and haven't met a single person here except staff). Food trucks are brought in twice a week but yet we have to pay for the food, so why would I go pay extra for food? Gym equipment isn't always working and it is never fixed (go to the main gym upstairs where the treadmills are and you will see). They finally fixed the front gate after basically my entire time here about 8 months and low and behold people still tailgate in and Cortland still tells their residents it is on them to stop people from coming in by asking them if they are residents here before you just drive in? Front desk people are nice but you aren't paying for that you are paying for amenities that are not being maintained.

Hello! We appreciate your feedback and would like to address some of your concerns. We have begun a weekly routine for our service team to ensure that all grills are working and propane is filled. We have also placed a video on our social media to show our residents how to use the grills properly as well. We supply paper in the morning to each printer on-site and if it so happens to run out we will gladly supply more for your needs or print out any documents you may need. We thoroughly check all gym equipment when conducting our morning walks, however, we are at the mercy of the vendor to come out and fix when it comes to major repairs. We would never require our residents to stop individuals from tailgating we send monthly reminders to ask that all residents and their guests refrain from doing so. We also host monthly resident events for all residents to come down and mingle with one another to ensure that sense of community. Remember the monthly calendars are posted in most amenities and all elevators. We recently moved out of after living at Sayori for just over two years. Pros: - Large, resort-style pool area - Great gym facilities with lots of machines - Nice dog park area - Convenient location that makes it easy to pop over to Tampa or drive to downtown St. Pete. - The people who work in the leasing office are very nice. Cons: - My husband’s car was stolen from the parking lot. Police finally found it but it took two weeks. It’s easy to get into this parking lot. - LOTS of silverfish here. One crawled in my husband’s ear while he was sleeping and he had to go to the emergency room. Satori paid his hospital bill so that was appreciated, but he’s still scarred for life by the whole experience. The silverfish are EVERYWHERE. - The buildings are wood frame so you can hear your neighbors really easily. We heard our upstairs neighbor walking around all day and night, it was very loud. - The water smells like eggs. Even after two years, it was so stinky every time we turned on the faucet. We bought ice at the grocery store because ice from the ice maker in the fridge made our water taste like rotten eggs. - We specifically chose a first floor apartment near the entrance because our elderly dog could not use stairs and had to use the bathroom frequently. The office staff told us that the company wanted to use our apartment as the model unit and moving to a new unit was nonnegotiable, so they forces us out and then immediately let someone else move into our old apt, clearly not using it as the model unit at all. I don’t know why we were lied to, but it was definitely the weirdest experience we’ve had with an apartment complex ever.

We understand that any amount of pests entering your home for any amount of time is an unwanted experience that can have a negative impact on your feeling of comfort and safety in your home, and our entire team is here as a resource to address this to the best of our ability. With even the most diligent attention to treating areas with pests, though, many are notorious for hiding in hard to see and hard to reach places, which is why our team must often have to make several treatments before there can be a lasting improvement. Pest control is by request only, as we do not want to enter homes and spray unnecessarily, so we are always happy to schedule a treatment once we are made aware of any issues. While we make a point to let residents know that the building is made from a wooden frame, we know that noise from neighboring apartments can become bothersome and at times excessive. Should this become an issue, our team will get in touch with the resident/s in question and as that they be more courteous with their noise level. The transfer took place due to the proximity of that apartment, and as we understood the inconvenience we did offer to keep you on the first floor for the needs of your dog and upon the transfer keep you at the same rate until the time of renewal. As you are no longer a resident, we appreciate you sharing your concerns with us and hope you will always feel welcome to get in touch with us if you'd ever like to discuss them further. -Your Cortland Satori team
I have lived here since it opened, being the first tenants in the apartment that we are living in. I have felt safe here. My neighbors are all pleasant and any issues have been addressed as soon as possible. The location is very convenient. Management has added many amenities that enhance our experience as tenants here.

I enjoy bug free, gorgeous sunsets on my wraparound porch every evening, that is, of course, unless I am relaxing in our resort style pool. Dinner is quick and easy in my beautiful kitchen and everything is so fresh and new take a walk around the community you will see the painstakingly curated landscape that leads you to believe your in a park rather than the city! We moved in from New York, luckily we managed to see the community but not our apartment. The whole team were nothing but helpful with our move. We have had one maintenance issue (air went out) within 2 hours of putting in the request we had a portable unit installed and the issue was fixed next day. Wonderful amenities which are actually maintained/ improved.
