Property Ratings at Cortland Research Park
Please choose carefully where you spend your money.
It is a great apartment, good cleanliness, good service but if you’re unlucky you’ll have a downstairs neighbor that plays loud bass every night. So I hope you’re lucky.
We’ve been living here for two months, and the experience has been nothing short of a disaster. It started before we even moved in. The original apartment assigned to us was located deep in the back of the community, and to reach the front door, we would have had to drive over six or seven steep speed bumps every single time. We requested to switch to another unit before moving in, and while management agreed, they never updated the system properly. As a result, our resident portal was still linked to the old unit. Maintenance requests kept getting sent to the wrong apartment — and two months later, this issue still hasn’t been fixed. The portal access itself was broken for the first month, so we couldn’t pay rent. We were still charged a late fee and haven’t received a refund yet — even though the delay was entirely on their end. Then there’s the maintenance team. Our refrigerator was overcooling and freezing our food. A technician came and claimed it was low on Freon — which doesn’t make sense at all, since low Freon should cause the fridge to not cool properly. He filled it anyway, and now the freezer doesn’t work at all — everything is melting. On top of that, he left the back of the fridge completely exposed (see photo). Completely unprofessional. And finally, the mail room is a mess. There are packages scattered all over the floor, making it a daily hassle to find anything. Even though there’s a locker system, and the package pileup is out of control. I really hoped this would be a good place to live, but between the broken systems, unhelpful support, and sloppy maintenance, it’s been a constant headache. Do yourself a favor and look elsewhere.
Cortland RTP is a nice place to live, the landscaping is nice, pool is nice and the volleyball court and park does give residents something to do. However, the apartments do need some upgrading, from plumbing to painting. I would like to see the trash disposal area better maintained and the furniture around the community should be better upkept for residents to enjoy. I have been living here for three years and there is a lot of resident turn over. They do have a gym, and resort style pool but maybe a ping pong table, community garden, and hammocks around the community would be some extra amenities to keep residents around longer. Overall, the community is pretty quiet, it’s just older and could use some upgrading.
The building is old but I love the layout refurbish AC units in the entire complex definitely not worth the payout

I love this complex. It's the best in Durham, I feel very safe and everything is clean and neat. They care a lot for the renter. The maintenance goes above and beyond, they fixed my washing machine on a Sunday!. Thank you Cortland's team.

Jan’kel was excellent !!! He was very responsive and very efficient in his repairs. I had two issues and he showed up within 10 minutes and repaired them quickly. I really appreciate the excellent service the Team provides. This Maintenance Team really deserves kudos for a job well done !!!
I enjoy residing in Cortland is, peaceful, quiet, clean. The apartments have great closets, nice size rooms. The landscaping is very nice, it's nice to take walks, run I love it here.
This is the worst living experience I have ever had.
Cortland is a very nice place to reside, is quiet, safe, the grounds are clean my grandkids love the pool. The maintenance team, Steven and Jairo are Greaaat!!, Super professional efficient, very pleasant, they know what their doing. Is nice here I would recommend it.
Staffing shortage is a concern. Lack of ADA compliance is incredibly inconvenient. Now app portal is generic and impersonal
Excellent place to live and very nice amenities for the price. The entire complex is very well maintained and clean and leaves you with a sense of pride. The office and maintenance staff are always very helpful and professional and really keep the tenants informed and keep the facilities and amenities in good condition. It's really great living here and am always willing to do my part to make sure that stays that way.
Poor management. Nasty attitudes, the maintenance on homes before are patched up for alil while to make everything seem good. Overall disappointed on how poorly this place is managed looks nice from outside but inside is sick.

This is the best group of people in a leasing office by far that I have came across. The property manager does an amazing job of managing this location. The people up front have a great attitude when you approach them with questions and concerns. Just can't ask for a better team. This is definitely the best apartment community in the area! My apartment is spacious and newly renovated with beautiful floors and granite countertops. The office staff are super helpful. Cortland Research Park Apartments has really set a high standard for a very high quality living accommodations. The entire experience at Cortland Research Park is resort-like and is just a positive experience that I would recommend to anyone that is seeking a very clean, accommodating, comfortable, quiet, and healthy living environment. If i could rate 0 stars I would. The worst apartment complex in Durham by far. I wouldn’t live here again if it was free. Let’s start with the leasing office staff. HORRIBLE! They neglect their residents, never answer the phones when we do call. Have to call from an unknown number just so they pick up. It’s always short staffed and the excuses are always “I’m alone today so..” and issues are never taken care of handled properly on their end. Kila Wooldridge (management) is very unprofessional and she hung up on me while on a call concerning my complaints of this complex. The buildings are old and run down. Mildew comes out the walls in the bathroom, they have a roach infestation problem. No matter how much you clean they ALL have them. The floors were uneven when we moved in. Higher on one end of the apartment. The walls are so thin we can hear the neighbors conversations. Constant running back and forth of a Dobermann living in the apt above. Residents are nasty. They leave trash bags outside their doors EVERYDAY for the squirrels to open and eat through which in return brings ANTS. In the middle of the lease new staff were hired just to change around policies with no explanation or consideration. Residents will steal your packages. It’s way more i could go into detail with and if you have viewed an apartment that won’t be the one you’ll get on move in day! We were completely blindsided and disappointed. They switched our Apt a few days before move in and that should’ve been a red flag.

Hello, We sincerely regret that you have been disappointed in your time at Cortland Research Park. While we have had some staffing shortages that have led to delays in certain areas, our teams’ first and foremost priority is always the care and comfort of our residents. We do our best to answer all phone calls as they are coming in, however when short-staffed, all available associates may be unavailable as they are assisting with tours or other residents in the office. We do make a habit of checking voicemails often and respond to those whenever they are received. If at any time a resident is having difficulties reaching us via phone, our team is also available at researchpark@cortland.com. While some degree of noise is common in apartment living, if you ever find that it is excessive to the point that it is disrupting your peace and comfort, we are always happy to address the matter directly with the neighbor. We do have quiet hours and if it is determined that the neighbor is causing excessive noise at that time, this can lead to lease violations. Our community is serviced by a valet trash vendor who will pick up trash bags for our residents, however there are rules regarding usage of this service. Bags are only to be placed outside during the designated pickup hours in order to keep our breezeways clean. We do issue lease violations whenever we are made aware of residents not following these policies. We also have pest control if any resident is noticing pests of any kind in their home. This is available through a service ticket in the Cortland app. From there, a technician will be out to inspect the home and put it on a treatment plan until the concern is resolved to the residents’ satisfaction. Again, we are very disappointed to hear that you had these concerns while living at Cortland Research Park. I have loved my stay at Cortland Research Park so far! The apartments and amenities are well maintained and the complex is super dog-friendly which I love. My water heater actually broke the day I moved in which could have been a major headache but the maintenance crew responded immediately and installed a replacement the next day. Not only did they go above and beyond to remedy the issue, but they also made sure that I had access to everything I needed in the meantime. I would definitely recommend!

Neighbors are somewhat unsavory, Dog poo is everywhere in common areas, limited accessibility for folks with a disability. The apartments are nice inside, and the facilities are great.

Overall I really enjoy the Cortland community. The apartments are spacious and well kept, the grounds are well maintained, and the staff are very helpful and friendly. The service desk is very prompt and sometimes appear to fix issues in my apartment within minutes of my submitting the request. The amenities are also great and accessible at all times. And the community events are a great touch. If you are looking for a place to live I highly recommend this complex!
Cortland Research Park has been an overall positive experience. My partner and I moved from DC with our dog late July 2021 and the staff were very helpful and accommodating with our move-in restrictions. The amenities are really good, though sometimes in disrepair. Maintenance is phenomenal; they know everyone by name and respond within 24-48 hours consistently. Though in my experience, its almost always same-day. Will and Brian, in particular, are really great and very welcoming. Parking is sometimes a hassle, as its not reserved; but hey, its free and not $180/month like DC was. Appliances and general fixtures are upgraded and great. Overall, its been one month and were very happy with our decision to move here.
The management team is amazing, and Nicholle goes out of her way to make sure youre heard. Maintenance also responds within a few hours (never more than a day) to fix your issues! Its easy to request online too! The (all) units are updated very nicely but there are some things that they shouldve not skipped to truly make this a luxury community (like the bathroom shower heads and handles, and maybe remove the popcorn ceilings). We love the community pool but the resident lock has been broken for some time now hopefully this will be fixed soon since non residents have found out and been slowly coming in! Overall its a great community.
Great location but the staff isn't responsive to issues and concerns. Maintenance crew is amazing however.
