Soak up the idyllic atmosphere in East End, a beautiful neighborhood known for the fairytale-style cottages and beautiful historic homes that peek out from tall shade trees. You may feel away from it all, but East End is an urban neighborhood on the east side of Downtown Boise. Adjacent to the neighborhood just across the Boise River, Boise State University provides opportunities for students as well as college sports fans -- cheer on the Boise State Broncos football team at Albertsons Stadium.
To live near the university, look for your East End apartment along East Park Boulevard. To live closer to downtown, look along South Broadway Avenue, Avenue B, or Reserve Street. I actually love living here
I’m seriously so impressed with Cortland. The facilities are top notch, location can’t be beat, it’s always clean, maintenance is super quick and helpful… I really have nothing bad to say. I want to especially shout out Kiara, who always replies to emails so, so quickly (literally seconds to minutes) and in the most helpful manner. I love this apartment and especially the gym and pool/hot tub! I use them all the time, and couldn’t be happier with my experience

I've been living at Cortland on the River for 9 months (since July 2023), and I can't say enough good things about this property and the staff. Every part of the property is very well maintained and clean; the staff are genuine, personable and very responsive; 2bed/2bath apartment is a little smaller than I originally wanted but it actually feels more spacious that I expected. The location is amazing! The greenbelt is literally at the back door, 5 minute walk to BSU, 1-mile-ish walk to downtown (have walked many times to dinner or other events).

The layout and size of the units are quite nice in comparison to other "luxury apartments" in downtown Boise (especially when paired with the cost). Location is amazing being right on the Greenbelt. You are less than a mile from downtown and the foothills.

Cortland on the River is absolutley "THE" place to live if you work in the Bosie, ID area. I have lived in multiple apartment complexes in numerous states and Cortland has EVERYTHING one needs to feel at home (e.g., staff feels like family, responsiveness, a beautiful building inside and out, great parking, excellent location, reasonably priced, I could go on and on. I really like living at Cortland on the River - the apartment is spacious and modern, close to downtown and right on the green belt. The location CANNOT be beat! Walking distance to grocery stores, restaurants and downtown amenities with the Boise River and the Greenbelt outside your back door. It is the best of both worlds -- urban location with an oasis of green and water at your doorstep.

Amazing!
Location, staff, and apartments are fantastic. It's in downtown right next to the greenbelt, in walking distance of tons of downtown venues. The staff are very efficient and friendly, any issues with apartments get fixed right away! Great place to rent for an active life style!!!

Amazing property
I’ve been at the Cortland for about half a year and am extremely impressed! The location and amenities are phenomenal! But what continues to impress me is the management and maintenance. I love that there's an on-site gym and how close it is to the greenbelt, quickly allowing me to go on nice walks with my dog. I appreciate having a washer & dryer in my unit so I don't have to wait for people to pick up their laundry. All the appliances are in tip-top shape and have worked without any issues. The AC is fantastic, especially during the hot Summer! The staff is very pleasant and helpful.

A Special Place to Call Home
There are many new and beautiful apartments to consider in the Boise area. But what makes this place stand out among the rest is the EXCELLENT property management, maintenance of grounds and overall outstanding location. I have called this place home for close to a year now and have made the most wonderful memories here with my son and friends. I have lived in many properties and have never quite experienced a more caring, genuine and professional team of property managers like have here. Tucked away right on the edge of Downtown Boise on the river greenbelt walking path, the building is in the perfect location for anyone looking for an active lifestyle or with an active dog. It's been a great location to get to know all Boise has to offer. The apartments are modern and easy to maintain. The building and amenities are well-maintained and kept clean. I always see residents roasting marshmallows by the firepits or dipping into the resort-style pool overlooking the river. The staff is friendly and always seems eager to help. It was our first time renting an apartment and the staff made sure the process went smoothly. Our first maintenance call was answered in 10 minutes!

Very nice!
I have lived at Cortland on the River for over a year-practically since it opened. It is a great apartment house! It is well located near parks, markets, and BSU. It has numerous amenities such as a pool and hot tub that are always kept clean. The management have been great-they keep the place looking like new and are very friendly. Recently, they have started having fun activities for the residents.

Wonderfull!
Amenities are great, huge gym, pool on the walking path. Location is close to a lot. Staff in the office is friendly and knowledgeable and Maintenance is quick to respond and does a great job of getting things done.

Great place
Surprised by the previous reviews. This place has the cheapest parking fee in downtown and this isn’t the only property with a smart home fee. Current management was able to get rid of the bad smell and actually responds to me if I have questions. If you don’t want a parking garage downtown is not the place to be.

Better Options in Boise
The 9/ 19/22 review captures a lot of my issues with the property, I'll try to avoid rehashing. Unfortunately Cortland, national conglomerate, purchased the Addison and things have not improved. 1st floor smells terrible, a combo garbage/sewage odor. If you do move here, avoid this floor. Guest parking is not convenient and the rules for it change based on who you ask, no consistency. Broadway is extremely loud at night if you're Greenbelt facing. The windows do not do a good job of sealing in heat or keeping out noises. You can hear conversation on the Greenbelt through closed windows. Parking garage is great in concept only. Blind corners everywhere and near accidents waiting to happen.

Do not move here
I have lived here for a year and a half, back when they were doing construction and it was called the addison. Yes, it's on the greenbelt, but the amenities are not taken care of, they constantly set the fire alarms off all day for multiple days on end deafening animals and kids alike, the elevators are always broken, they go through your apartment on a near monthly basis for some reason or another, and they are quick to try and find reasons to evict or penalize Tennants. You can go to almost anyone who has lived here for a while and they will tell you the same. The rent was already high to begin with, and they charge an 8% resigning fee which almost is an additional 200$ on top of your parking and mandatory "Dwelo" charge regardless of whether or not you want it. The building itself along with several units were not built with appropriate support (specifically the larger corner apartments) and this is probably why they have so many inspections. The parking garage is inside of the middle of the building and is very tight, I have seen people almost get run over by other Tennants speeding around blind corners. If you are looking for a place to live then I urge you to look elsewhere, as this place is a disaster waiting to happen.
