Property Ratings at Cortland on Cumberland
Alder Park is a lovely place to live. The staff is kind and understanding, and the apartments are spacious and updated. It’s the perfect location as well!
Very courteous staff, always feels welcoming and home like here at Alder Park.
Very Clean. Fast paced staff. Answers to all of my needs, and most importantly it's a welcoming environment! Highly Recommend!
So far Alder park has lived up to the expectations for me and my family. Spacious, clean and unkept very well. It’s quite when it should be as far as late at night other than holidays of course for the fireworks randomly lol. I am enjoying my place and so is my little one
I love the location and community. The staff is excellent and the grounds are well kept.
I like my experience overall. A great community. I am able to work peacefully at home. Apartment complex maintained well. Great amenities.
Alder Park has a friendly management team and lovely maintenance staff. They are more than helpful with the application process and I'm very happy to have found this community.
The staff in general provide subpar customer service. For the price I wouldn’t recommend it.
Nice community, Very quite and the Maintenance Team and Office team are beyond. Happy to live here
I like the location. You’re close to a lot of popular places. Also, the exterior is constantly clean. The grass is maintained well. The parking is a real headache. It’s really bad to the point if you get home after 8pm you will end up parking far away from your apt or end up parking in the fire lane. They do issue tickets if you park there which doesn’t make any sense to me if you don’t have offer enough parking for your residents.
The staff here is the best. From the maintenance to the manager. Always willing to assist with a smile.
I'm not one to write reviews, but now I feel I must. I have have had several instances where I could have ripped this place, but I didn't. I have lived here for many years. The community has gone through several name changes as well changes in management. I should have long moved, but the location has kept me here. Of all the managers, this current team is the worse. They let anyone live here, all they care about is money. Someone broke into my apartment( my creepy upstairs neighbor)and stole electronics, cash and jewelry. Do they care? Absolutely not. The only nice people here are the maintenance crew and not all of them either. The time for me to leave has come, I live for the day this lease ends. I now see why so many people move out so quickly. Move here if you want, but I bet you regret it. The apartments are old and overpriced. The break in was the last straw for me. I'm done with this place.
In less than 12 months, the rent has increased more than $500! I’ve lived here for nearly five years and have never received a rent increase of more than $20. They are purposely offering unrealistic lease renewals, so the current residents who’ve been here for years are forced to move out so they can renovate. When I spoke to management, they could have cared less. The response from Jill the property manager was, "I’m being pressured by the bank to complete renovations”. She is extremely rude and could care less about any issues with your apartment as she lives on the property nearly rent free! The upgrades consist of placing bandages on major problems at this community. My suggestion is to move into one of the newer apartments in the area and pay the same as Alder Park for greater value. The foundations in these buildings are literally caving in. Not a safe place! Engineers are constantly on the property trying to figure out how they can keep the building ls from collapsing. During the winter, the water gets turned off at least once a week due to broken pipes. If the power ever goes out, you’ll be without power for about a week. Last time this happened it was 10 degrees in my apartment for three days. The one amenity they had was a business office for the residents and they removed it and made the leasing office larger. The front gate is always broken. There is one way in and one way out of this place. It’ll take you literally 15-20 minuets to get out of the complex. Something to keep in mind. This place had a courtesy officer on the property but he even moved out. When I spoke with him, he simply moved in favor of better value. Trust me, I could go on and on about this place. It’s simply not worth what they’re asking. The owners live in California. It’s a money thing for them and they could care less if the residents have any issues.
I have been living there for about 2 years, the price is really good for such a community. The management is good and everything could get repaired in 1-2 days. Cons:roaches, we need to get professional pest control to get over the roach problem. The gate is often broken and takes long time to repair, luckily I didn't hear about any breakins.
Gerald is amazing! He made the whole experience smooth and was very pleasant!
I reside alone and the oversized one bedroom apt with 933 sq ft has suited me just fine. The neighborhood is nice, quiet and quite peaceful and in my opinion the maintenance crew & the landscaping crew do excellent jobs. I love the location with a two minute access to 75/285 and cumberland/galleria malls are right around the corner along with other shopping centers as well. If you are an Atlanta Braves fan like myself, next year in 2017 you are literally just one mile from the ballgame. Traffic can get menacing during rush hour at times however the CCT public transportation system is an alternative. I have resided at Jasmine at the Galleria for the past seven years and the reason I'm leaving is to purchase a home. My experience during my tenure here has been great and I rate this complex with four stars.
This apartment isn't terrible but the management is definitely a problem. The apartments aren't gorgeous and seem to be well lived in, but you get what you pay for. Dealing with management to get things done is where the real troubles come in. Jeffery acts like anything that is brought up is a personal attack and becomes very defensive when speaking to him, making it next to impossible to get anything done. After trying to explain that the window had been torn since we moved in, he refused to listen and told me that because our move-in inspection didn't list it, that we had obviously damaged it and we should pay for it. The screens are ages old and all of them really need to be replaced, but I am scared to ask for anything to be done in the apartment when this is the sort of response I get. This isn't the only time I have had difficulty trying to talk to Jeffery and it seems from the other reviews that I am not the only one, the apartment complex needs to understand that the manager is supposed to be the face of the organization and he can't go off on their clients. Other times the management decides to do things on the spur of the moment and make enter into your home with 6-8 hours of notice, or even perform maintenance that changes from the schedule they post. It is hard to plan anything around them as they give little to no notice of anything they do, and seem to enter into the apartments more often than I have ever had at any other apartment complex I have been at.
Good location, nice size, good porches, nice windows
