Property Ratings at Cortland Oleander
This relatively new building which feels safer than average, has good amount of amenities that you can check them on their website and no need to mention them here. If you are a student, you might not be bothered with most of the little things and completely enjoy living here. So I would skip the countless pluses and only mention some minuses that you probably won't find out until you move in. Some are just related to the construction without any possible remedy and thus a likely dealbreaker, such as fixed glass windows in bedrooms of some units that cannot be opened to let fresh air in, not big enough master bedroom, rather useless pool but in accordance with this class of residence, small mailroom that is just not enough for this huge building and makes a disaster scene sometimes, funky smelling hallways due to carpets rather than hard floors, kitchen sinks have an odd shape with sharp angles and collect germs, average size fridge, lazy shelving of closets and pantry, entry level Wirlpool appliances, shower and bathtub walls are not built in a sanitary style and the grooves between the small tiles are prone to molds as can't be wipes with a squeegy, no choice of internet service provider other than the exclusive community wifi, and lastly dependence of all the locks, entrances, gates and doors to a smartphone app without an option for a physical key or keyfob . Management is very corteous and kind and try hard to help with whatever they can do to give you a pleasant living; maintenance is quick and professional. The communication leaves a lot to be desired. I would rather have my mail packages delivered to my door step but mangement doesn't let them do so probably due to safety concerns. All in all, if you get used to some little shortcomings, it would be a pleasant home.

I don't live here (yet) but I had a phenomenal time touring this property with Wayne! Couldn't ask for a better experience. I really love the new renovations, it seems as though they are not playing around about keeping this property current and attractive.

We signed a lease for a specific rate and two months later they said it was an error on their part and asked us to pay the difference in rent and the lease we signed they never countersigned. That's their fault not mine. Even though I was able to afford the rent either way I didn't want to live at a place that was unorganized. Due to the unprofessionalism and timeframe I kindly declined and asked for a full refund. DO NOT WASTE YOUR TIME. Especially if you're coming from out of state.
An absolute delightful experience. I met with Zayna who was nothing but spectacular in showing me the property and going above and beyond in promoting Oleander. I already felt at home when speaking with her and her ability to highlight the perks of Oleander really had me already wanting to call it home. Her quick response on emails has also made this process a breeze. Would highly recommend Cortland Oleander. You will be so happy with the A+ customer service. Oh, and Once Zayna showed me the Shuffleboard table, I was sold.
I love the apartment and the management is always helpful and responds quickly to every request. I couldn’t be happier!
Think twice before moving here....the building is nice but the management is poor. Even under Cortland now, the same issues persist. One of the biggest gripes is the lack of Internet options. The building only allows you to have internet through a third part provider, Single Digits. They service retirement homes and dorm rooms. The service is terrible for someone whom works from home full time. The company caps bandwidth and does not increase it when the limit is hit (happens often). Cortland claims ignorance but unfortunately there is no choice to get your own internet service provider. I would not live here for that reason alone. Management needs to step in and fix this issue for so many of the residents. Also, the parking garage is not safe (was not built for cars driving both ways at once). Management is reluctant to purchase mirrors despite numerous resident requests. It is extremely dangerous. Oh, one last thing, there was a shooting in the parking garage September 2020. Definitely some sketchy people living in the building so there is that to think about when falling asleep at night.

We purchased the community 2 months ago and are diligently working on resolving the issues that residents are experiencing, including internet. SingleDigits has gone through an upgrade since we purchased the community and many of these struggles should have been resolved. If you are still experiencing issues we will work with SingleDigits to get this resolved for you. The request for mirrors was brought to our attention after purchase. We have since purchased the mirrors and plan to have them installed next week. In terms of safety we do our best to contribute to the security of the community. We have a full time night guard that walks the community over night. Thank you again for your feedback. I love living at Oleander it's a very nice community.
The Oleander is a beautiful, state of the art complex with very friendly staff. 4/5 stars! Only negative is the Latch keyless building can often lead to headaches when letting in friends and isnt 100% reliable like traditional locks. Also, some of the tenants that moved in have caused violence that was never addressed by Toll Brothers or higher level management and was extremely concerning for resident safety.
Everything is brand new. High class decor and high class staff. Miranda helped us with our application and move-in. She made everything so easy. She is really on top of her game. The building is very secure. Gated parking garage, security staff, and key fobs (iphone app-Latch) are used at every entry point. We feel comfortable here especially having just moved here from south Florida. Would definitely recommend.
