Initially Cortland seemed a nice place to live once I moved in there so many roaches I had to take matters into my own hands. Pest control came by and told me roaches are in the walls. OMG that means I have to live with it then. Also my upstairs neighbors children run through the apartment and have broken 2 of my pictures off the wall. I don’t plan to renew my lease.
Ive lived here for 5 years and enjoyed every day of it. I love the amenities and and friendliness of all the staff and maintenance crew. 10/10

We truly enjoy living here over the years. I know it sounds impossible but we truly have no complaints. The property is very well maintained, our neighbors our respectful & nice. Everything in our apartment is in good working condition. The office & maintenance team are easy to work with. Very nice people.

I was a resident at Cortland Lake Lotus from June 2022 – February 2025. I lived in a 1 bed/1 bath (Cranes Roost floor plan – apartment 632-103). My unit was located directly across from a host of amenities such as the pool, gym, business center, and office. In order to give the best review, I am going to dig into several different areas in a pros and cons format. First, I will start with the pros. - Maintenance Staff:The entire staff is great, but Reynaldo and Alejandro are some of the kindest people I have ever met. - Amenities - Location - Property Look - Sense of Community - Food Trucks Now, let’s dig into the cons. - EXPENSIVE: I paid a base rent of $1680 per month but with utilities it ended up being just under $1900. Though on the positive side, my rent only went up $50 in the near 3 years. - Gates and Amenity Doors: ALWAYS BROKEN! Do not be fooled, this is truly not a gated community. In the year 3 years I lived there, the gates were never fully working for more than a few weeks at a time. In September of 2024, lightning struck on property, interfering with the gate and amenity doors. The gym and pool doors were only fixed 2 weeks before I left in FEBRUARY 2025. The front and back gates were NOT FIXED. They somehow had it closed for a couple of days in November, but let everyone know it would be open for Thanksgiving and then closed again. It never closed. A big reason why I chose to live here was that it was gated. Do not be fooled. - Loud - Safety: Not gated as mentioned before. In April 2024, I had my ducts cleaned while out of town. This was done by an outside vendor. I came back days later at midnight and my apartment was unlocked. The staff gave me a ring camera but didn’t look into it. Lucky nothing was stolen. - Security Guard: Hired over a year ago to monitor property and keep non-residents out of the property, but they never do their job. Called in multiple noise complaints after hours and all they do is drive by. - Office Staff - Unattended Children Overall, I enjoyed my time at Cortland Lake Lotus, but it was not perfect. While this review is long, I want everyone to have an accurate review of the property like I wish I had when I moved in. It’s a beautiful place to live and I am grateful I could but beware of everything I mentioned.

As you mentioned, the gates were damaged due to Hurricane Milton, and we sent out multiple notices to residents regarding the delay in repairs. We're pleased to inform you that the gates are now fully repaired and are scheduled to be closed soon. We were unaware that HighRisk Security was unresponsive to your concerns, and we sincerely apologize for that. Had we known, we would have looked into the matter immediately. We also want to clarify that while the access gates and courtesy patrol officer provide an added layer of security, they do not guarantee safety. For any incidents like what you described, where individuals are knocking on doors, it is important that these situations be handled by the police, as they are best equipped to address it. We understand your frustration regarding the Valentine’s Day event. Residents are welcome to rent out the resident lounge for gatherings, which allows them to have guests during their allotted time frame. However, we do apologize if this affected your ability to use any amenities during that time. We will be sure to take your feedback into consideration moving forward. This is a good price and has more amenities to similarly priced apartments nearby. The grounds are well-maintained. The staff are friendly and respond promptly. It is quiet and I feel safe living here.

The walls/floors are thin so you hear everything, the turnover time from move out to new tenants moving in is very fast but I would spend more time cleaning/fixing things before new tenants move in. The place/finishes are beautiful but moving in 3 days after previous tenants moved out it didn’t feel clean or as nice as the model made it seem. The paint in the tub comes off easily, it felt “lived in” when we moved in and rushed for the money we are paying each month we could’ve gone to a nicer place for almost the same amount of money or a little bit more and it would have felt “new” instead of seeing all the painted over things/damages from the previous tenants. They said they refinished the bathrooms but it looks like they just painted over everything from previous tenant ??

This is such a wonderful community they've brought together, some lovely events are always coming around and always bring something fun to brighten up the week. The maintenance and management are so on top of everything it’s amazing I’ve meet some truly kind and helpful people from staff that are willing to go out of their way to make sure things are going smoothly for our community. I love the new place I call home.

Cortland is a really nice place to live. Been here about 5 going on 6 years. The group they have managing Cortland is pretty good. The maintenance team is very efficient when needed which isn't often because they keep these apartments up really good. So, for now we're happy.
This community is safe and quiet. The buildings are well-maintained. There are beautiful grounds and amenities and the staff are friendly and helpful.

Cortland Lakes is a wonderful place to live. The apartments are clean and well designed, The grounds are beautiful and well maintained. The entire staff, including maintenance are hard working and extremely friendly.always enthusiastically greeting me while on walks around the complex. It is a safe and convenient place to live with nature all around and easy access to many stores and restaurants as well as to major freeways in the area. The best place to live in Altamonte Springs and likely Orlando!
the leasing guys are a whole other level of awful. They drag their feet like they're walking through molasses, and good luck getting them to return your calls. It's like dealing with ghosts. Avoid this place like the plague! Poor management by the way.

I honestly enjoy living at Cortland. Been here 4 years and just renewed lease again. The property is very well maintained. Yeah, the gate could use some extra attention but the maintenence team is awesome & the office is pretty good about getting things taken care of.

Cortland is a really nice place to live mostly. It's a little noisy at times from all the lawn services & frequently cleaning the hallways but I'll take it. At least they keep the place looking good.

Outstanding staff, I am always going on business assignments, traveling throughout North America, and many times they have held my package until I return. I love this community because the homes are in good condition. The community is quiet and safe. There are amenities including a large fitness center, 2 nice pools, and even cable is included for a great price. The people I encounter outside always greet me with a smile and hello. Overall, I feel at home here.

Worst complete I’ve ever lived in. Maintenance doesn’t have a clue and the staff turnover is unlike anything we’ve ever seen anywhere in the 7 places we’ve live in Florida. Do not live here unless you want a very expensive headache and to most likely get robbed as well.

Cortland is a beautiful place. I love the apartment I’m in and all the amenities. Down side? You ac will freeze over at lease 6 different times because they choose to bandaid the problem instead of figuring out the real problem and fixing it.

The maintenance team at Courtland @ Lake Lotus does a superior job. I've been here over a year and rarely have issues. But when I have it was taken care of quickly and efficiently.

Loving my apartment at this community ! Best thing that I love is that it is SMOKE FREE ! Patricia is amazing with the events and the staff is great.Everything in the apt is up yo date with the stainless steel appliances and washer and dryer(YESSS) . Loving the resident events , best part they always have great food, prizes and even food trucks. The staff is always friendly and helpful. Thank you for making this transition so easy and simple . 5 stars all.around!

Cortland Lake Lotus is super clean & the staff members are as professional as they come. The gym is spacious. The pool area is very peaceful. I would recommend this community to anybody!

The location is wonderful, the apts are nice (if you are up to clean them yourself after move in -it wasn't ready) and the office is always polite but doesn't actually do anything they claim so hopefully youll live next to people that follow the rules so you wont need to rely on the office for anything. Highly recommend getting your own deadbolt and security system because they enter your home often or if someone works from home/your on opposite schedules from your partner like we are.
