This place is absolutely terrible when it comes to handling any issues or requests. Like so many other reviews have mentioned, they simply do not care. Save yourself the frustration and take your hard-earned money elsewhere, because they will do everything possible to avoid assisting you—including keeping your deposit after you move out and completely ignoring you. Management is dishonest, and the office staff couldn’t care less about customer service once your lease is signed. You’re at their mercy, and if you grow impatient with their staggering incompetence, they won’t hesitate to remind you who’s in control. A total waste of time and money. Avoid at all costs.

Visiting from out of state to find an apartment. Returned here from a prior visit in January. Staff Pauline and Kelly were awesome in assisting me with tours, questions, second follow up visit while here and ultimately an application process. I absolutely love being part of this community! The office and maintenance teams are incredibly responsive and truly care about the residents. I reached out about an issue with pet waste, and within 24 hours, the manager and another team member were walking the grounds personally to identify areas for improvement. They even knocked on my door to make sure they didn’t miss anything I had noticed. The very next day, I saw a large new sign reminding pet owners to clean up after their pets, and five to six team members were actively walking the property, checking every corner to ensure it was being addressed. Since then, things have definitely improved, and I’ve received regular follow-ups to make sure the situation hasn’t slipped back. I’m so impressed with how seriously they took my concern—not just sending a generic email and moving on, but actually taking action and following through. This level of care and commitment makes a huge difference. Highly recommend this community!

We love living here. It’s clean, safe, quiet and we love having a “home” but love the benefit of living in an apartment. The people in the community are kind, mostly respectful of the amenities and we love how many others have dogs, all of whom love to play together. When signing our lease, we had a great agent who was very hands on. Seemingly, once the lease is signed, help is no longer offered. We have had many unsuccessful attempts at contacting the leasing office, when they do respond, we are either ignored or told essentially to deal with it, or it is turned around on us to make it our fault. For example, our upstairs neighbors had 6 people living in a 2 bedroom unit. We would hear them stomp, yell, run and play music all hours of the night. Someone in the leasing office told us that maybe we were just hearing things, or sensitive to noise. Turns out, when the family moved out, there was excessive damage to the unit due to their stomping, and running and abrasive habits. I do recommend this community so long as you are self sufficient and would prefer to take all matters into your own hands.

Hidden fees like trash, pest, liability. Parking is an absolute nightmare and they’ll tow you when it’s not clearly marked “no parking”. Hot tub is always broken and half filled. Pool is filled with people who don’t live here and people don’t pick up after themselves. Cigarettes and trash around the pool. Grills barely work if you can even get the chance to use it since everyone hogs them all day. During summer hot tub is green/yellow if it’s working. Parties at the pool with way too many people food in the pool. Loud. The trash is always overflowing into the street. The deck that is by the canals has been broken since September.

We understand that parking can be tight, which is why we actively send community reminders and partner with our tow company, CTS, to ensure that improperly parked vehicles are towed. In your case, your vehicle was parked in a handicap loading zone, blocking the only ADA ramp to the building. This area is clearly striped to indicate that it is part of the handicap parking, with the ramp visible. We understand that having your vehicle towed is frustrating, but we must enforce the rules equally for everyone. Our team inspects the hot tub daily—please note that the hot tub on the South Galley side belongs to the HOA. While we do not control the HOA, we proactively inform them when issues arise. We are happy to walk the pool areas with you to review the areas where you mentioned trash was missed. All of the grills are operational; however, if you are having trouble, we would be happy to meet you at the grills to demonstrate how the gas timers and shut-off functions work, as they can be a bit tricky. We have two gorgeous boardwalks along the freshwater and saltwater canals. During Hurricane Milton, a 30-foot section of the freshwater canal boardwalk was damaged. Unfortunately, due to the extent of storm damage across the state and vendor delays, this area is still awaiting repairs. That said, we are fortunate that only a small section was affected, and the remainder of the boardwalk has been accessible since the storm. We have sent community updates regarding all storm-related repairs. However, we see that you have opted out of our messaging, which may be contributing to your frustration. I looked at many complex's before moving here. This place had it all. Gyms. Pools and dog parks galore. The office team is the best. They put on events every month and are very dog friendly. Every neighbor has been so nice and friendly! I highly recommend living here. They also have BBQ grills. Pickleball. And tennis courts.

Well maintained community. Ease of leasing as everything is online. Though smoking is prohibited, few residents do not take it seriously. I appreciate that the residents are advised against noise.

If you are ever looking for an apartment to rent in a quiet friendly community Cortland Bayport is where you need to apply. The staff is friendly and always ready to assist with any concerns or questions. Food truck Thursdays always help when I work late and the Resident events are always great. Did I mention the Gym? This place is amazing. A nice relief to come home to nice and quiet and on top of upkeep. Always on top of maintenance and residential appreciation.
Overall, this is a beautiful community in a nice area, especially for those who enjoy outdoor activities. The team here do a good job of taking care of the residents and making them feel at home. I am happy I made the decision to live here.
I have been living here for 3 years and it has been great so far. The location is also very protected from hurricanes, which is definitely a plus.

Cortland Bayport is a lovely and wonderful place to reside. The office staff is wonderful and the service team is beyond the best I’ve ever experienced! The whole staff is great. And I love when I’m walking my pup and I hear every service team member shout out, “HI MACY”! She knows all of them and is always happy to be acknowledged. I can’t think of a nicer and MORE BEAUTIFUL place to live!!!

Roach infestation and managers don’t care about it
Cortland Bayport does the bare minimum to keep its residents happy, just enough to squeak by. They definitely keep up appearances in areas that get more visibility, but if you pull the curtain back on areas like the channel side in the Gallery, you'll find they are happy to collect your rent, but they will not be spending it on improving the curb appeal around here.
I enjoy living here. The grounds are clean, the neighbors are quiet, and the amenities are nice. There is a ton of storage in my apartment and lots of natural light. No complaints.

Wish my review was better. Community seemed nice on the initial walk through. Have had trouble with management since. No parking available, neighbors steal packages.

We moved into Cortland Bayport a month and a half ago. We have had nothing but an incredible experience. The grounds are well maintained, our unit is spacious and our neighbors are friendly. The amenities are well kept and we, along with all of our neighbors enjoy using them. The community is great to walk around in and super dog friendly. Our puppy is very happy and loves being able to walk all of the paths.
Be sure you get to see pictures of the place before moving in. After move-in if there are any issues reach out to the team continuously for problem resolution. From what I’ve learned they strive to provide a pleasant experience but naturally things happen and as a tenant the responsibility lies on you for following up on communication.
