Staff does an excellent job of responding to resident concerns across office items and maintenance!
I visited my son and grandchildren who live here. The community is on the water, the staff very friendly and sweet. They have suites family can rent which made my stay not only comfortable but it was quite enjoyable. The suite I stayed in was near the boardwalks along the water. It was a two bedroom suite very spacious. My grandkids and I had a sleepover at my suite and had breakfast on the canal. It was beautiful and a great value. I it was nice to be able to cook for my family in my own kitchen. look forward to visiting soon and hope to move here one day.

Our Ac went out at 6pm today and my wife called the emergency line. Jose from maintenance was here at 6:10 with a warm amile and our AC is back up and running less than 30 minutes from our call. Impressive. So glad we found this place.

Location is very convenient, especially if you travel frequently, it’s not far from the airport. If you enjoy walking, the Longboat Key neighborhood is great for that at any hour. When I toured the property, I actually saw manatees floating in the channel, which made the place feel even more relaxing. I really enjoy having 24-hour access to the gym, and the pickleball courts are a nice bonus. If you ever have an issue with noisy neighbors after quiet hours, the management team handles it quickly and follows up to make sure it’s resolved. Overall, it’s been a very enjoyable experience.

I moved into Cortland Bayport less than 2 months ago and absolutely love it so far. Spacious apartment, beautiful property, responsive customer service and maintenance, friendly residents, and gorgeous amenities (especially the pool and gym). Always feels quiet and safe. Very centrally located right off Hillsborough Ave and convenient to get pretty much anywhere. All this for a very reasonable price too. I would highly recommend living here!

We moved to Cortland Bayport from our duplex in MN. After being a homeowner for the last decade it has been wonderful to take a break and rent an apartment as we decide where we want to buy our next home. The maintenance crew here is top notch! The service is excellent, the apartments feel spacious and the environment is lush and beautiful. We love grilling by the pool, going for walks on the property and paddle boarding from right outside our door to Tampa Bay. We also enjoy using the gym, which is clean and airy. Highly recommend

Cortland Bayport is an awesome place to live as it is accessible to everything (airport, football stadium, downtown, cruise port), you name it! Also, the natural beauty of the property affords you the opportunity to see all kinds of marine life. This place truly feels like home—though at times, it’s just as relaxing as a vacation resort. Location is great, we have Walmart next to the gate, and this address is in Alonso High School zone. We live in the South part and enjoy the variety of amenities: two pools, including one with dedicated swim lanes, hot tubs, tennis courts, gyms, BBQ areas, a bike route that circles the island, and a generous amount of shaded trees and natural greenery. Happy pet lovers walk their dogs around and chat friendly. Wildlife is an everyday part of the scenery, which you may observe right from your window. Living along the canal is something special. Nothing compares to the shimmering reflection of water dancing across the bedroom ceiling in the morning light. It's really fun to go kayaking right from your door. The landscape design is especially impressive, with blooming shrubs, decorative grasses, and flowering perennials. Although the community was built in the 1980s and isn’t particularly modern, it’s well-maintained overall. The grounds are orderly and clean, and the common amenities are kept in generally good working condition. That said, my move-in experience left a lot to be desired. I had concerns about cleanliness and the condition of equipment upon arrival. Additionally, I find the management's tendency to impose fines without prior warning frustrating—especially for minor or unintentional infractions. Minor maintenance requests can also take longer than expected to be addressed. However, in more urgent situations, the response has been timely—for example, our A/C was repaired the day after we submitted the request. In conclusion, despite some drawbacks, we chose to renew our lease after our first year here. The positives — the location, atmosphere, amenities, and overall environment — outweighed the challenges. Special thanks to our manager Jen, who is always helping us.

I wouldn’t recommend it the units have outdated appliances depending on what unit you choose the air conditioners are all so old it takes hours for the house to get to a comfortable temperature the community itself does feel safe and the amenities are good I’d be lieing if I said they weren’t but the overall value isn’t there

This place is absolutely terrible when it comes to handling any issues or requests. Like so many other reviews have mentioned, they simply do not care. Save yourself the frustration and take your hard-earned money elsewhere, because they will do everything possible to avoid assisting you—including keeping your deposit after you move out and completely ignoring you. Management is dishonest, and the office staff couldn’t care less about customer service once your lease is signed. You’re at their mercy, and if you grow impatient with their staggering incompetence, they won’t hesitate to remind you who’s in control. A total waste of time and money. Avoid at all costs.

I absolutely love being part of this community! The office and maintenance teams are incredibly responsive and truly care about the residents. I reached out about an issue with pet waste, and within 24 hours, the manager and another team member were walking the grounds personally to identify areas for improvement. They even knocked on my door to make sure they didn’t miss anything I had noticed. The very next day, I saw a large new sign reminding pet owners to clean up after their pets, and five to six team members were actively walking the property, checking every corner to ensure it was being addressed. Since then, things have definitely improved, and I’ve received regular follow-ups to make sure the situation hasn’t slipped back. I’m so impressed with how seriously they took my concern—not just sending a generic email and moving on, but actually taking action and following through. This level of care and commitment makes a huge difference. Highly recommend this community!
