Cortland Bayport is an awesome place to live as it is accessible to everything (airport, football stadium, downtown, cruise port), you name it! Also, the natural beauty of the property affords you the opportunity to see all kinds of marine life. If you take a walk on the dock on the bay side, you may get an opportunity to see manatee, sting rays, blue crabs, just to name a few! Additionally, the staff here is second to none! This place truly feels like home—though at times, it’s just as relaxing as a vacation resort. Location is great, we have Walmart next to the gate, and this address is in Alonso High School zone. We live in the South part and enjoy the variety of amenities: two pools, including one with dedicated swim lanes, hot tubs, tennis courts, gyms, BBQ areas, a bike route that circles the island, and a generous amount of shaded trees and natural greenery. Happy pet lovers walk their dogs around and chat friendly. Wildlife is an everyday part of the scenery, which you may observe right from your window. Living along the canal is something special. Nothing compares to the shimmering reflection of water dancing across the bedroom ceiling in the morning light. It's really fun to go kayaking right from your door. The landscape design is especially impressive, with blooming shrubs, decorative grasses, and flowering perennials. Although the community was built in the 1980s and isn’t particularly modern, it’s well-maintained overall. The grounds are orderly and clean, and the common amenities are kept in generally good working condition. That said, my move-in experience left a lot to be desired. I had concerns about cleanliness and the condition of equipment upon arrival. Additionally, I find the management's tendency to impose fines without prior warning frustrating—especially for minor or unintentional infractions. Minor maintenance requests can also take longer than expected to be addressed. However, in more urgent situations, the response has been timely—for example, our A/C was repaired the day after we submitted the request. In conclusion, despite some drawbacks, we chose to renew our lease after our first year here. The positives — the location, atmosphere, amenities, and overall environment — outweighed the challenges. Moved from up north to Tampa and wanted the waterfront experience. I live on the south side on the island and love it. Ana and Leidy have been amazing. I wouldn’t recommend it the units have outdated appliances depending on what unit you choose the air conditioners are all so old it takes hours for the house to get to a comfortable temperature the community itself does feel safe and the amenities are good I’d be lieing if I said they weren’t but the overall value isn’t there

This place is absolutely terrible when it comes to handling any issues or requests. Like so many other reviews have mentioned, they simply do not care. Save yourself the frustration and take your hard-earned money elsewhere, because they will do everything possible to avoid assisting you—including keeping your deposit after you move out and completely ignoring you. Management is dishonest, and the office staff couldn’t care less about customer service once your lease is signed. You’re at their mercy, and if you grow impatient with their staggering incompetence, they won’t hesitate to remind you who’s in control. A total waste of time and money. Avoid at all costs.

Visiting from out of state to find an apartment. Returned here from a prior visit in January. Staff Pauline and Kelly were awesome in assisting me with tours, questions, second follow up visit while here and ultimately an application process. I absolutely love being part of this community! The office and maintenance teams are incredibly responsive and truly care about the residents. I reached out about an issue with pet waste, and within 24 hours, the manager and another team member were walking the grounds personally to identify areas for improvement. They even knocked on my door to make sure they didn’t miss anything I had noticed. The very next day, I saw a large new sign reminding pet owners to clean up after their pets, and five to six team members were actively walking the property, checking every corner to ensure it was being addressed. Since then, things have definitely improved, and I’ve received regular follow-ups to make sure the situation hasn’t slipped back. I’m so impressed with how seriously they took my concern—not just sending a generic email and moving on, but actually taking action and following through. This level of care and commitment makes a huge difference. Highly recommend this community!

We love living here. It’s clean, safe, quiet and we love having a “home” but love the benefit of living in an apartment. The people in the community are kind, mostly respectful of the amenities and we love how many others have dogs, all of whom love to play together. When signing our lease, we had a great agent who was very hands on. Seemingly, once the lease is signed, help is no longer offered. We have had many unsuccessful attempts at contacting the leasing office, when they do respond, we are either ignored or told essentially to deal with it, or it is turned around on us to make it our fault. For example, our upstairs neighbors had 6 people living in a 2 bedroom unit. We would hear them stomp, yell, run and play music all hours of the night. Someone in the leasing office told us that maybe we were just hearing things, or sensitive to noise. Turns out, when the family moved out, there was excessive damage to the unit due to their stomping, and running and abrasive habits. I do recommend this community so long as you are self sufficient and would prefer to take all matters into your own hands.

Hidden fees like trash, pest, liability. Parking is an absolute nightmare and they’ll tow you when it’s not clearly marked “no parking”. Hot tub is always broken and half filled. Pool is filled with people who don’t live here and people don’t pick up after themselves. Cigarettes and trash around the pool. Grills barely work if you can even get the chance to use it since everyone hogs them all day. During summer hot tub is green/yellow if it’s working. Parties at the pool with way too many people food in the pool. Loud. The trash is always overflowing into the street. The deck that is by the canals has been broken since September.

We understand that parking can be tight, which is why we actively send community reminders and partner with our tow company, CTS, to ensure that improperly parked vehicles are towed. In your case, your vehicle was parked in a handicap loading zone, blocking the only ADA ramp to the building. This area is clearly striped to indicate that it is part of the handicap parking, with the ramp visible. We understand that having your vehicle towed is frustrating, but we must enforce the rules equally for everyone. Our team inspects the hot tub daily—please note that the hot tub on the South Galley side belongs to the HOA. While we do not control the HOA, we proactively inform them when issues arise. We are happy to walk the pool areas with you to review the areas where you mentioned trash was missed. All of the grills are operational; however, if you are having trouble, we would be happy to meet you at the grills to demonstrate how the gas timers and shut-off functions work, as they can be a bit tricky. We have two gorgeous boardwalks along the freshwater and saltwater canals. During Hurricane Milton, a 30-foot section of the freshwater canal boardwalk was damaged. Unfortunately, due to the extent of storm damage across the state and vendor delays, this area is still awaiting repairs. That said, we are fortunate that only a small section was affected, and the remainder of the boardwalk has been accessible since the storm. We have sent community updates regarding all storm-related repairs. However, we see that you have opted out of our messaging, which may be contributing to your frustration. I looked at many complex's before moving here. This place had it all. Gyms. Pools and dog parks galore. The office team is the best. They put on events every month and are very dog friendly. Every neighbor has been so nice and friendly! I highly recommend living here. They also have BBQ grills. Pickleball. And tennis courts.

Well maintained community. Ease of leasing as everything is online. Though smoking is prohibited, few residents do not take it seriously. I appreciate that the residents are advised against noise.
