Love the maintenance team here! The quick responsiveness, positive attitude, and respect for your space is unmatched. I always have my request fulfilled within the same day if it is normal business hours. They work great as a team to resolve any issues which I think is hard to find at other apartment complexes. They always have a smile of their face and wave to acknowledge your presence.

Pros: • The community is fantastic. I had great neighbors who were always respectful, and I felt relatively safe walking to the fitness center or taking my dog out at night. • The staff is great. I miss Jared being in the office, but I have no complaints about the current team. They’ve been consistently kind, communicative, and efficient. • The walking trails and dog park were a nice perk. • Most nights were peaceful and quiet. • I stayed in the Columbia unit and liked it overall. Cons: • Aging Units & Cooling Issues – I didn’t realize my unit was outdated until summer hit. Even with the A/C running, the temperature inside would climb throughout the day, sometimes reaching 75°F or higher despite being set to 66°F. It wouldn’t cool down until after sunset, making summers unbearable for both me and my dog. My electric bill often exceeded $120, and despite multiple maintenance requests, the issue was never fully resolved. I tried using fans and even left my freezer open at times—yes, it got that bad. • Maintenance Concerns – While maintenance was generally responsive and quick to address issues, getting things replaced was a different story. For example, my refrigerator had recurring issues for months, but instead of replacing it, maintenance attempted multiple repairs. Each time it failed, I had to throw away my groceries, which became incredibly frustrating. • Pest Issues – Roaches are a reality here, especially at night. They’re big, too—so watch where you step. Living on the third floor, I didn’t see many in the breezeway, but I still had to take extra precautions. Pest control is included in the rent, but I found bug foggers to be far more effective. • Policy Enforcement – The parking and pet policies are rarely enforced. Many pet owners don’t clean up after their dogs, and people without permits take up guest parking spots. Parking on Aaron Circle is especially frustrating if you want a close spot. • Breezeway Cleanliness – The breezeways are often dirty, and I occasionally found glass and nails near my apartment door or on the sidewalks. In my time there, I never noticed them being cleaned. • Rent Increases – This is out of my control, but it’s worth mentioning. My initial rent (with a special) was around $1,250, but it eventually jumped to $1,600 (excluding pet fees, valet trash, etc.), which felt excessive. I wouldn’t pay more than $1,400 for this unit.

The neighborhood is quiet, maintenance is amazing however living in this community for going on two years I do not feel valued. I do not feel the concerns I have as a resident are taken seriously because it does not directly impact them personally.

I write with sorrow... not because I'm leaving Cortland at RTP, but because as soon as I resigned my lease this apartment went downhill. 1.) Since resigning my lease they have changed leasing staff hours from open Monday- Saturday to open T, Thur, Friday and showing Apt on Sat. Which would be fine if we had a mailroom that we were able to pick up our USPS packages from. Instead we have to wait until the following days that staff come back to pick up a packages and meet their work hours of 10 am-6pm in which most people are at work to pay the HIGH RENT. But don't worry they will NOT message you saying that you have a package at the front office due to "understaffing". SO don't even think about have friends and family mail you a surprise birthday gift you might not ever receive it. 2.)In the last month my apartment has had a sudden A/C leak and since reading other comments this was a common issues across the complex and in which this months water bill has DOUBLED. 3.)They NEVER clean/pickup/sweep/ OR powerwash the complex hallways, mixed with trash pickup M-F (that you pay for) equals a large increase in the amount of bugs and specifically roaches just crawling around the complex at night. 4.) In your rent you pay a monthly pest control fee. However, they don't spray your apartment monthly. If you want them to come and spray your apartment you have to place a work order every time. Which means if you have roach problem, they will most likely come back because your not spraying the whole building monthly. Only when there is individual problem so they go hide in your "unsprayed" neighbors apartment until they come back because oh lets say a leak. Also the pest control exterminator will NOT spray the outside deck even if you ask (which maintenance will tell you to do). They will tell you that area is not in the complex contract to spray the decks only the inside of the apartment and the outside of the front door thats it. 5.)Parking is not assigned so don't think you're going to always have a park near your apartment building unless you PAY extra for a parking space and with the increased car break in's. It makes you not want to EVER move your car if you find a park in which you have eye sight on your car. Please look somewhere else. Rent is too high for roaches, lack of parking, car break ins, no mailroom, decreased staff hours, lack of staff period.

Parking Concerns: Recent changes have been implemented to address parking concerns, and we have seen some improvements. We understand the importance of safe and convenient parking and will continue to monitor and address these issues. Grateful to be an amazing community who strives for customer excellence. Floor plan is ideal and updated. I feel safe on the property especially with my two little ones.
I highly recommend this community to all. All the management, leasing representatives and maintenance team are all supportive and friendly. The community is very eco friendly and pet friendly. The beautification and the greenery environment is very well maintained and I love this community.
Cortland at RTP offers a beautiful garden setting and well-designed apartments with large balconies. The Management and Maintenance teams work hard to provide enjoyable, hassle-free living. The location provides easy access to neighboring areas. I can highly recommend living here.

Cortland at RTP is an excellent choice of rental apartments. The grounds are very well maintained all year. Maintenance is excellent and efficient along with being courteous to tenants. The staff is attentive to resident needs and communicates with residents when needed. Great place to call home!

I have been living in this community for the last 4 months. I am very happy for the excellent staff, quick maintenance response and quiet surroundings. It's located on Hwy 54. Hwy 55 and Hwy 40 are just blocks away. Other services or amenities like grocery stores, pharmacy, post office, etc. are also very nearby.

Amazing staff and customer service, but a bit pricey for the service and area. The pool area is incredibly loud, especially in apartments overlooking the pool.

Stay far far away. Complex constantly reeks of marijuana, rude neighbors will be up all hours of the night every night, issue with car break ins, had SWAT raid my building, had to call the police 2 times for people fighting in the parking lot and management doesn’t care. No security of any kind and no initiative on managements behalf to correct issues or help. Do yourself a favor and find somewhere else. Only good part of this complex is the maintenance staff. Professional, quick, and friendly.

At the end of my my lease, I was ready to go somewhere else but the team was incredibly helpful to provide hassle-free experience so I finally stayed here, and happy about it! Great management team, super fast maintenance service, very nice grounds and community. So far, the best apartment complex hands down!

Apartments location is very desirable (near RTP, Raleigh, Cary and Chapel Hill and easy access to I40). Overall appearance is attractive with beautiful trees and natural areas, flowers. Layout of apartments is nice and spacious and screened porches for sitting and displaying beautiful plants. A gorgeous pool is open year round for lounging or taking a relaxing swim.

Cockroaches, both domestic and German are a huge problem in the community. They make entering or exiting the apartment at night a disgusting obstacle course.
