Clean, quiet, management is friendly and responsive and most issues are resolved quickly. Just check your itemized rent bills because the 3rd party they use for water does not bill accurately.

Great location, nice size apartment, maintenance staff are nice and helpful. Only major con is, loud noise at 5am when trash/dumpster pickup. Overall a nice community.

The location is super convenient, walking distance to many stores and restaurants and half mile to MARTA. The property is quiet, well maintained and they communicate well. Maria and Destin in the management office have been a joy to deal with. 3 months in and I’d recommend it.

Courtland’s has been a great experience for me, because it offers everything that I need. I am really close to all the finer things and movies. I love to eat at all the restaurants too!!!
With how difficult it can be to find a place to live in a big city I never thought I would find a place that i feel so comfortable and happy at but I am at Cortland at Phipps Plaza. I’ve lived here for 2 years and I have zero complaints with the staff or my living experience.
For everyone looking for a home away from home you have found it here at the Courtland at Phipps Plaza. I have been here for several years, and I have been very impressed with my apartment and all of the facilities they have as well as everything you need in walking distance as well as easy access to get anywhere you need to get in Atlanta. You will be very happy you made the right choice.

Cortland at Phipps Plaza is located in a safe, clean, modern area with a ton of shops and restaurants. Getting to midtown and downtown is simple and easy. I enjoy living here, and think it’s a great place for young adults working in the city or remotely.

High crime neighborhood. The unit was filthy when I moved in. Consistent marijuana smell throughout. Huge aggressive dogs regularly fighting in the unmonitored "bark park" and lots of routine pet-waste and urine smell in hallways and elevators. Unsanitary. Office response by sending out ineffective emails and texts with no result. Some of the short-term, transient tenants I’ve seen in this building make me feel extremely unsafe. Not a locked/secure area as advertised. Garage/Parking gate left wide open for days, cars broken into regularly, elevators not maintained well and chronically "out of order". Cortland Phipps Management inexperienced, disorganized, and overwhelmed. **Advise you look outside I-285 for safe locations.

Our dog park is professional cleaned by an outside company 3 days a week in addition to our onsite team in their daily walks. We understand your concerns regarding other residents not following our community policies regarding smoke-free living and picking up after their pets. In addition to sending community emails, we also will address these concerns directly with residents if we are able to pinpoint which individuals are responsible. Our visitor's parking area is monitored by an outside contractor service similar to the services that the City of Atlanta uses. You may even be familiar with the Park and Pay signs mounted on the columns nearby. While we cannot guarantee that crime will never occur, we can make our parking deck less desirable by keeping valuables out of plain sight in our vehicles and on our person. Our garage doors are operating properly as well as all 4 of our elevators. When a new resident moves in, an appointment is made to dedicate an elevator and the garage doors are temporarily up for them so that they may bring in their personal items. The same occurs with any resident moving out. If one elevator is ever unavailable for this purpose, we will still have 3 more available nearby. High crime neighborhood. The unit was filthy when I moved in. Consistent marijuana smell throughout. Huge dogs and urine smell in elevators. Some of the tenants I’ve seen in this building make me feel extremely unsafe. So keep looking outside I-285 for safe locations.

I have had nothing less of a GREAT EXPERIENCE thus far at Cortland. Stephanie and the staff all do all such an outstanding job of making sure all of your needs are attended to in a timely manner and fashion. Aaron from maintenance is absolutely the best and always walks around with an infectious smile! Cortland staff is professional, courteous and accommodating. Definitely, best place in Atlanta to live.

I moved in a couple months ago and so far I love living here. The location is convenient to many stores and groceries and the leasing staff go above and beyond to address any needs and concerns. I love the amenities here and there is always plenty of parking.

The whole Cortland team is very professional and anytime I need something its done. The maintenance literally comes in the same day I put a request. The pool is great and the apartment complex is kept clean. Cleanliness was the #1 reason I moved in here. They make it a point to make sure the place is kept neat and honestly makes living here that much more comforting. Strongly recommend!

I love living here. It is a great location and gives me quick accessibility to great shops, restaurants and my job. The staff is great and always helpful. The community is always well maintained. Cortland also hosts so many events for residents to participate in which I love.
Great location within walking distance to everything. The living area is great with plenty of windows for natural light, nice gym, plenty of outdoor space to hang out. Parking is secure and the staff is friendly. Im happy with my decision to move here!

I am writing a review not about the Leasing Agents or Mangers, or the property itself so that's why I rating 3 stars its the noise facing Peachtree area facing the mall, there's a lot of noise and partying, which is loud especially on weekends so if you are plaining on moving here don't move under any patio area its very noisy, the sound bounces off in the area the other residence don't have any consideration for their neighbors. Residences are suppose to be out of the area at 9pm they suppose to have signs out that says quote on quote No Loud Music, No Entry After 9pm, Etc..... So just wanted to let you despite of the 5 star reviews, which I have given 5 star reviews myself for the manage team, they do try to send out a courtesy Offer and resolve the noise but you know!!! If you don't mind loud music and talking, yelling late at night then move here......
Cortland Phipps is the best apartment building I've stayed in moving from NYC, the community is nice and to themselves, the gym is updated, the parcel lockers are super useful and keeps packages safety & I definitely feel safe staying in this community. The dog park is really a winner if you love your animals.

Compared to the last complex I lived at for only 6 months Cortland has exceeded my expectations and has raised my standards of what a complex should be like. The last place I lived at had awful bug issues, mold problems, the complex wasnt kept well, and the staff werent very responsive. I originally chose that complex because it was close to my work. However after all the issues I had, I needed to find somewhere else to live and Cortland has blown my last complex out of the water.
The Team here at Cortland Phipps Plaza is great! Noah, Stephine, and Jalinne they are an awesome, they go the extra mile to make sure you are comfortable in your apartment, I experience nothing but great customer service.
I love cortland, of all the apartments Ive ever lived in, cortland is my favorite. I like The monthly events and the community.
Love the staff. Before COVID hit Cortland would have different events for residents. Cortland Phipps staff treats everyone the same regardless if you are for a new home.
