My experience so far has been amazing!! I first met with Mikya for a tour and signed my lease with her!! She was incredible, so nice, and answered any questions I had. She was honest and very knowledgeable and even reached out move-in day because she wasn’t going to be on site but congratulated me and gave me her contact info if needed!! Even when I called for other things along the move in process and spoke to other people everyone was so kind and always made sure I hung up with my questions answered!

Covenient location, great service great landscaping, good floor plans.
I used to avoid apartment complexes because I consistently had bad experiences at these places. I gave Cortland a try because of the great reviews, and I have not been disappointed. This place has been the exception. I actually love my apartment and it feels very safe here as a woman living solo. Dog-friendly, professional staff with consistently good communication, prompt maintenance, and I often get compliments on the look of my unit (“these are nice apartments!) from people I have over.
Cortland 3131 is a great place to live. The staff and maintenance are great. They’re always having special events for the residents. It really is a great place to live.
Homey, cozy community in a very convenient location.
I would highly recommend Cortland 3131. The staff here is very helpful and the maintenance team is very responsive. They are clear about payment issues or any changes in rent dues. The apartment space is great for Emory students as it is only a 8-10 min drive away.

Great staff, great maintenance team, great community! The 2B/2B unit (Woodruff) is very spacious, and I LOVE the balcony! The kitchen is so well-styled and new. So are the ceiling fans. There are plenty of parking spots around and the entire community makes me feel super cozy, quiet, and safe.

Cortland 3131 needs to focus on updating the interior of the apartments. HVAC systems are old, terrible paint job throughout the apartment and cheap appliances. These apartments are definitely not worth what the company is asking for. Communication here is not the best. Maintenance comes out to address requests quickly, but they aren’t very knowledgeable. All the maintenance team does is quickly patch up issues, so the problem truly never goes away. The leasing consultants don’t know much. Anytime contractors and vendors are sent to fix issues, they do not speak English so you can’t ask them anything or understand them. I cannot wait to move out of this apartment at Cortland 3131.

Came in without making an appointment to possibly tour this complex. Jennifer greeted me graciously and was very accommodating in giving me a tour. The pricing for the square footage is very appealing and the ground are kept fairly neat. I can tell they really care here.

I love living at Cortland 3131! The area is nice, near the Emory campus which was my main deciding factor for moving here. Downtown is close! Which is great for the weekends and there’s plenty of places to grab a bite to eat. The community itself is safe and quiet and I do recommend if you’re a grad student looking for a place to live near the Emory campus!

Living here has been great. The front office, especially Jennifer, have been helpful with requests and package management. Even my dog loves going to the front office where he is always greeted with love. The location is within walking distance to Toco Hills and has been extremely safe.

The location, pricing, service, and general build of the apartments are fantastic here. The location feels homey, and the tree coverage and community is lovely. What is less enjoyable is the amount of issues we have had when we moved in, like dead bugs in the fridge, cracks in the wall, a hole in the floor, leaking toilets, and dirt covering the floor. It felt like they completely neglected the cleaning in my apartment when handing it over to us. It took us a week to clean everything up ourselves, and maintenance took about two weeks to just fix all the issues because their maintenance team seemed to be so short staffed. Your experience will be hit or miss at cortland 3131.

I have never lived in a place as friendly, accommodating, and overall exceptional as Cortland 3131! The office staff is always welcoming and responsive, and maintenance rapidly fixes any issues that may arise - although few do! It’s a beautiful environment to live and a very convenient location. The community members themselves are always friendly and kind. The apartment itself is a great layout and I love having the patio attached. The amenities including the gym and pool are convenient and well maintained. I truly don’t have a single complaint! I love living here.
They said I can move in so I paid all my fees (security deposit, application fee etc) I drove 12 hours from Milwaukee to Georgia just for them to tell me I can’t move in anymore. I was so upset they didn’t give me any money back and they told me to dispute it with my bank!

I have loved every aspect of my experience at Corltand 3131. Most notably, the management and office staff and maintenance team are phenomenal. They are extremely responsive and helpful and create an environment that is clean and safe. I love my apartment - it is extremely comfortable and a convenient location. A great place to be!!
I am not based in Atlanta so I had to communicate mostly through emails. Cortland 3131 staff was super helpful, and respond quickly for my questions. The leasing process was smooth and efficient. The apartment is clean with great amenities. Maintenance service is efficient and helpful. Safe, great community where you can walk to nearby shopping malls in 10-15 mins.
Incredibly thankful to be a resident at Cortland 3131. Great amenities in the apartment make work from home quite comfortable.

Cortland 3131 has the fastest maintenance EVER! We have never had a request take more than 2 hours and things are always fixed extremely fast.
3131 by Cortland is a beautiful apartment community situated in an extremely accessible location on North Druid Hills Road. The management is superb and the apartments are safe, clean and have friendly neighbours.
Before I moved to Cortland 3131, I looked at 9 different apartment complexes in person, and did extensive research online. I chose Cortland 3131 because the apartments are beautiful and the grounds are well-kept. The community features, like the pool, look fantastic. What I like most about living at Cortland 3131 is that maintenance does their very best to resolve any issues you may have at the apartment within the same day. When I had an issue with my washing machine that could not be resolved the same day, I was offered an alternative for doing my laundry in the meantime. I have lived at other apartment complexes where maintenance took days and even weeks to respond to issues. Further, the neighbors are friendly, and the staff at the complex offer monthly social activities should you wish to participate. The staff are super responsive and friendly when you have a question or comment, which is also a very different experience for me from other places I've lived.
I absolutely love living at Cortland 3131! I have never had an apartment experience that has gone so smoothly from the very start. I moved in at a hectic time in May, but was astounded at the responsiveness of the leasing office staff during this time. Furthermore, this level of communication and care has only continued and gotten stronger over my time living here. It amazes me how quickly any need is taken care of and how kind every single staff member is. I have never had an experience that was so positive in apartment living!
The staff is absolutely incredible and maintenance always does a great job on every service request. Everyone always goes above and beyond! Amazing team!!!!!! Cortland 3131 is the place to live!
I have had a phenomenal experience while living at Cortland 3131. Everyone who works here is kind, helpful, thoughtful, and responsive. I love the layout of the apartment and the amenities. I would highly recommend living here!
I love living in this community and love most everything about the service and amenities, however, I do not love the extra monthly cost for valet trash service. Considering the size of this community, it is not necessary, and I have not appreciated this service being forced upon me and my monthly expenses. It should be an option, not a mandatory fee assessed.
Cortland 3131 is a great place to live.
