Property Ratings at Corder Ridge
I was a tenant for six years, and while water leaks began early in my tenancy, toxic mold remained hidden for years. There may have even been preexisting mold, and the carpet wasn’t new when we moved in. I personally cleaned the carpets, purchased industrial fans, and did much of the maintenance myself—often taking better care of the unit than management did. I always reported issues, yet sometimes waited over a week before anyone came to even look at the problem, leaving water leaks untreated and unextracted. Ultimately, mold was discovered underneath the carpet and padding throughout the entire unit, not just where leaks occurred, which forced us to move. Expect gaslighting, neglect, and slumlord behavior while paying higher rent every year for no reason. Maintenance delays are constant, and when addressed, it’s often bandaid repairs and shoddy workmanship. Both pools at Corder Crossing and Corder Place have been closed all summer. Gym equipment is broken. Pest control is inconsistent. Code violations are ignored. Health and safety or disability-related requests are delayed with attempted cost-shifting. Entire buildings have been infested, yet tenants are blamed while still being charged. Hidden mold is a major issue. We found toxic mold under floors, in poorly maintained HVAC systems, and within building structures, which explained years of chronic illness and symptoms. Management denies, deflects, and gaslights instead of addressing hazards. Expect work orders to disappear from the tenant portal. Independent inspections are necessary to document mold. “New management” constantly deflects accountability, while old management still owns the property, simply shifting faces at the front desk while profiting in the background. Current tenants should document everything, get things in writing, monitor maintenance orders, and move as soon as possible. These problems extend across all three complexes. Management is in it to line their pockets, not provide habitable housing or respect. My advice: RUN. Free months of rent are not worth risking your health, family, or sanity.

Please do yourself a favor and do NOT move here. Where do I start….Well we have mold in the ceiling and in the air ducts. There’s a different bug in my house every night. You’ll find no shortage of roaches. They never get pest control out here anymore. Our AC unit is super old and by that I mean 45-50 years old! Our AC has gone out several times in the last few years, the most mentionable time being currently. We have contacted the office about getting it repaired and they have yet to fix it. They said they were only focusing on vacant apartments right now and couldn’t help us. I’m 19 weeks pregnant it’s the end of July and it’s 83 in my home right now and it’s not even the hottest part of the day. Do not move here. You will completely regret it.
