I submitted a service request via the portal over a week ago regarding the malfunctioning AC unit in the unit. Currently, there is no air circulation throughout the space, which is a critical issue as we approach the summer season. I have not received any communication regarding the status of the request or when someone will be coming to inspect the AC unit. It has been over 7 days since the request was submitted, and there has been no update from management regarding the situation. As a result, I am facing another weekend without proper air circulation. It is disappointing to see a lack of responsiveness from the management team, as maintenance requests are not being handled promptly. While maintenance staff may be seen relaxing in the office, residents are left waiting for their work orders to be addressed in a timely manner.

I have lived at this property for almost 5 years. The previous years have been amazing but recently with the changes things have been absolutely terrible. The front and back gates are always broken so the “gated community” is wide open. The new app you use to get into the building half work which most of the doors don’t lock anyway so it defeats the purpose. The congestion trying to get on the property it terrible. There is always trash in the parking garage. I have been waiting for maintenance now going on 4 months to finish repairs. This place is really going down hill. It’s definitely no longer worth the money
Property ownership turnover happens frequently here which in turn leads to frequent property management turnover. It has been more consistent in the last few years. I know they were trying to sell the property recently. We recently went through a string of tires being stolen from cars. Property is not as secure as it is advertised to be. Carpets in hallways are heavily soiled and trash rooms are extremely filthy. Rent is high but apartment is spacious. Complex location is great.

I love this Community. The residents here have been very friendly, polite, and welcoming. I love my apartment. I feel it’s time to paint and update carpet in the building halls. Overall, the property itself is quiet and welcoming.

So far it’s great except I have terrible service in some parts even with wifi and my upstairs neighbors are loud and stomp a lot. I also don’t get a lot of sun to my apartment which sucks because I love natural light and my apartment is always freezing because of it. Plus my patio has bugs and dirt falling from upstairs because the cracks in between the wood but. I generally do love this place other than that so far.

I actually like my apartment community. However, I hate that there's never parking which means I have to park somewhere really far after I get off. I believe it's due to cars that don't have a sticker parking there. Also I love dogs but people need to pick up their dogs poop. Other then that I love living there.

I had the worst mail experienced in this community. Packages are being stolen and when you complain, the management will say that they can not do anything about it. I have lost two packages in this community and they did nothing about it.

Maintenance has a great responds time but the temporary fix is extremely disappointing. Appliances need to be updated ASAP. They are very old and not worth the pricing for rent.

Property is kept clean the building is a little confusing. Cars located in the garage have been robbed of rims and broken into. the leasing staff is great to work with. apartment was not what I expected but I've learned to like it

It seems as if the property manager is trying to better the apartment community. The building was power-washed, and the hallways were painted. However, the facility is still not secure. Anyone can come through the gates or inside the building 24/7. Supposedly, this will be fixed soon. Hopefully so, because all four tires were stolen off two cars in the garage. Hopefully, Management will do something about the parking. Residents have to pay to park because there is insufficient parking on the surface. Also, there is no visitor parking. If your car gets towed, it is a whopping $275. I think that's double what most people charge for towing. If you get a rental or loaner car, chances are it will be towed unless you remember to renew your visitor parking every five days.

I live here currently. Stuck for another 9 months unfortunately. This place is the exact opposite of luxury. I don't know why they have "luxury" on their sign. It's awful here. First, it's insanely expensive for cheap apartments, hardly any amenities (and what they do they is terrible). No ceiling fans and they recommend keeping air on at 75 to prevent the spread of mold! Of course, you don't learn that until you move in. Nails come up through the floor and there's trash everywhere! The people who live here are disgusting and leave trash everywhere. The janitorial system they hire is terrible. There's been a half eaten orange lollipop sitting on the window sill across from my apartment for weeks now. Downstairs, there's peanut butter splattered on the wall and it's been there since I moved in months ago. And now there's an issue with non-residents stealing packages! Like ripping open the packages, taking the contents, and leaving the boxes. I complained to management- said they couldn't do anything about it even though there are cameras (I doubt they work) Management does not care about it's residents. A few months ago, I reported one apartment's door was open for two weeks straight. I was concerned the person who lived there was hurt or something. The manager literally said to me "well, I don't know what apartment it is, so we can't do anything about it" and I said "I'll take you to the apartment, you can see the door from outside" and she said she'd send maintenance... but that door stayed open for another week!! I hate every second in the trash heap of a complex and cannot wait to move! Do not rent from here. Learn from my mistake! Oh and if you have Verizon, good luck getting signal out here. There isn't any.

These poor reviews are extremely disheartening! I’ve never experienced any of what these people are saying. I had a major issue upon move in and Ja’Nai literally saved my life, literally. It’s unfortunate, but apartment living is just what it is. There are issues at every single place you moved to. If you don’t want issues, move into a single family home. The staff has been super sweet and kind and has made my move-in and time here amazing!

One year in to my lease, and my fireplace still does not work. There are not enough parking spaces, so you have to pay an extra $50+ for a spot, where the security cameras are spray painted over. If you walk in to the stairwell or the hallways from parking, it smells so bad of weed. Every month there's a letter about smoking weed in the stairwell, but nothing happens. If the cameras worked, maybe that would help. There is no reason to live here. You can find better locations.

Lived there for a year. Terrible management! Had problem with them from the beginning. Didn't hear anything from them after we sent deposit check. They didn't even answer. I had to take off from work in the middle of the day to go there to get an answer. We have moved 3months ago & still haven't received our deposit back & no answer to our calls or emails. Also loud neighbors/lots of marijuana smoke/ Dirty staircase

Lived here for 2 years. I diff management companies. The new one gables have rude inconsistent staff that don’t follow thru. Gate always broke, hallways filthy, changes every week to policy, rent increase over $200. Towing cars for a sticker not updated, not luxury. It is pretty on the grounds, great neighborhood, but they are overpriced for the issues once u live there. Always dog poop on the lawn. The place has no insulation so you hear every footstep above you. The internet in the office doesn’t work. The locker system for packages breaks all the time or your packages disappear. Gym equipment broken...Maintenance is good, apartments big and the leasing center looks pretty and they act nice until they get you in there. Always cops called, lots of issues and problems for a so called “luxury experience” heed my warning don’t do it!!!

Management is selective about which emails they respond to and wouldn't respond to any email regarding any concerns/problems you're experiencing. Weed smells in the hallway leading to the units and management refrains from addressing it by cautioning residents. Unlike previous managers who were more engaging, Ericka the manager is distant from the residents and will NEVER address your concerns. Gables management is the worst management I've personally experienced since I moved in. Their only obligation/duty is to collect the pricey rents. If you need a more engaging management please don't move here.

The office manager avoided returning my emails and phone calls until i contacted the state to complain. Don't risk signing a contract with them.

I just moved in this past weekend from way out of state and I have to say that the staff here has done a phenomenal job of making sure that I have felt comfortable and that everything regarding the move went as smoothly as possible. There were definitely times when the staff, Steve and Ashley especially, really out did themselves in helping me. They ran all over the complex taking pictures of various apartments to ensure I felt comfortable and familiar with them (at least four or five different units) and also helped me find just the right fit for me. These guys have been awesome. The apartment itself was just perfect for what I needed. From the price and square footage to the location and lighting, this place was a steal. The pictures on the 3D tour (which until Steve sent me pics of specific units was my only real sense of spacial orientation to go off of) did not do the unit justice. The apartment was, at least to my boyfriend and myself, much larger than we imagined. Also, my pet was comfortable almost instantly (after giving him a bath of course...long car rides and cats do not typically go well so that was expected) and I am glad he now has a clean place to call home. Utility and Internet/Cable was also easy to set up. We have received several packages and notices for packages. So far we have had no problems getting them, especially since the concierge is open after the office closes. I will add that I do have a garage parking spot, but it is not too much more in terms of cost for the value it gives back. (I had read other reviews that stated how bad parking was, but in the garage there seems to be more than enough space. I like the garage which has blind corner mirrors and direct floor access.) My only disclaimer for my garage commentary is that I have not had to go in and out during high traffic times, so I cannot comment on how that is. I will write another review in a few months describing more about how life in the complex is and any discrepancies I find, if any.
We have lived here several years. Under Bozzuto there were several annual activities scheduled including an annual pool opening, which did not happen under the new management company this year. Current management continues poor customer service trend on move in day. No one is around to direct you to your apartment on move-in day, assist with any problems, etc. Extra rates for trash and garage are ridiculous. Free parking in the lot is even crazier. As someone stated earlier, if arriving home at night, you will not find a parking spot. This is especially true on the weekend, when visitors arrive and stay. No special resident vs. visitor parking. Sign say permits required to park, however, it is not true. When the gate is broken and this is not infrequently, we get people parking in this lot who are not residents or visitors of this community. New management company was slow to open the garage to residents when we had the very bad snow, so that meant that it took an extra long time to get the parking lot cleared of snow. Apartment rent has continuously gone up and we could use some paint, perhaps new flooring, but nothing has been done. Our alarm hasn't worked in months. Additional fees for rental of amenities continue to skyrocket to the point of where you think why should I rent this place when I can go elsewhere spend the same money and have food included. The Concierge is frequently absent under new management. Under previous management, this position continuously changed. At least Bozzuto would bring in a substitute, even though they had no clue about even the most basic things about this property. We have had several packages come in the last 3 weeks and have yet to be notified about them. We just started dropping by to see if they were in, since the companies delivering them said they were here. Office swears someone was notified, we are still wondering who was notified, because we weren't notified. Bozzuto gave us a same day notice that the management group would no longer be managing this property. We have never been notified about the funds that we were putting into a Bozzuto account each month to use towards a purchase home. Living in this community is nice. Stores and restaurants are walking distance. People are friendly and for the most part courteous.

Thank you for taking the time to leave a review. Normally we do have Rita's ice at the pool on opening day. However, we did not do so this year but included with our Annual Pool Party in July which was hugely successful. On move in day we have staff here to assist our new residents if they move in during normal business hours. Our staff is more than happy to show are residents around the building. We offer parking to all of our residents. We make it clear at the time of our tours that outside parking is limited but we do offer garage parking at various tiers of pricing. We are currently upgrading all of our apartments. If you would like to take a look at an upgraded apartment you can do so at anytime. As far as the flooring in your particular home, you can contact the office and we can see if your flooring can be replaced. The pricing of the amenities as been the same rate for the last 5 years and is reasonable for the time and space that you receive. When the concierge isn't available, we try our hardest to make sure we have a replacement. However, sometimes that isn't possible.I apologize if we did not contact you about your deliveries. Please contact the office to make sure that your current email address is on file. I can also give you information about who to contact regarding the home program that you are referencing. The new ownership is slow to respond, will put any improvements that need to be made on the backs of residents, and does not give the property manager enough resources including a strong assistant and overall office staff. We have had apartment security issues the past few months and the main office was very slow to respond. In fact, it took calling ownership to get them to respond. The assistant in both cases failed to contact us, submit the work order immediately, etc. The assistant for over a year would state something would be fixed in the gym and it never was. The main antennae staff when they get work orders is great. The cleaning staff is under staffed but is friendly and works hard. The pool is awesome but the bottom should have been resurfaced this year, but to date this has not been done. Currently, we now pay to take out our own garbage, but the payment (which was added after lease signing first at $25 and now $10) is really going to PRP to replace hallways carpets. It would seem PRP can't do anything financially without adding more charges to the residents. For the price point you can do better in Russett and near by in Odenton and Savage. The property manager does know everyone but she needs better support and an ownership that cares about residents. You will have to pay for garage parking as the general lot is too small and fills up quickly forcing you to walk from blocks away. We have lived here for several years and up until this new ownership truly enjoyed it. Oh yeah, the manager will handle noise complaints quickly, but you need to make sure she is handling things and not her assistant. While the apartments are big and spacious, I suggest to keep looking until PRP can rise to the level of what they charge for these apartments.
I agree with previous comment they make you feel like you dont matter. If I could do it over again I would never rent here. Could not get any help in locating my apartment. No help in anything. The worse customer service and very unfriendly people. I dont think I should be forced to pay $25 to pick up my trash. I can empty my own trash. Worse decision I ever made.

I don't know if it has to do with the new management but we went there to look at the place to make a decision and they make you feel like you don't matter... and the rep was finding it difficult to smile the whole time through our tour.... Additionally, I sent a request online for one of the floor plans maybe 2 weeks ago and I am yet to receive a response.... So for me ill be looking for some place else... From the reviews it sounds like most of the residents are unhappy about a lot of things Thanks
Concord Park is a very nice place to live. They have spacious apartments with different floor plans to fit your needs. The staff that works in the leasing office are very friendly, they even remember you and greet you by name. Where can I start with the amenities....The leasing office collects your packages and email or send you a text once they arrive, they have a nice size pool along with a fenced around baby pool that my daughter loves, they have a lovely great room where I frequently throw nice events, theatre room, workout room, computer/study room and also a conference room. The leasing office is always having events for the residents, like ice cream socials, movie nights, back to school pool parties, summer pool parties, casino nights and so on. So if you like to live some place quiet but is very social, this is the place for you.
apartment is bright, nice size for a one bedroom, and the complex is conveniently located to shopping centers.
