Property Ratings at Cocoon 63
Nothing beats new construction. Its a perfect location and a perfect community vibe. Love the monthly events and free food. Great management company also quick to respond and always available.
Management does not last more than a few months with how bad everything is. There’s a lot of dogs so it just smells like pee and poop everywhere. If the parking structure breaks good luck. Either it takes too long to fix or they’ll say they’ll reimburse you for an Uber and then never actually do it. Would definitely NOT recommend this place to anyone.
I recently moved out of Cocoon63. I moved out because I am getting married and needed a bigger unit. Upon moving out I received my move out statement in the mail and it was itemized. I had some questions about my bill which they explained to me were about the third-party utilities from my move out and move out charges. I also mounted my TV on the wall, which is understandable that they had to charge me for the patch work since I did not leave it in the same condition as I moved in. Overall, I had no issues with managment and they are very attentive and took care of me to the best of their availability. I would have renewed my lease, if I was not getting married.
TLDR poor management, parking sucks, $$$$ I lived at Cocoon 63 for a year and would not recommend it for multiple reasons. After the first few months, management would not answer any communication and would not follow through on requests. My car got stuck in the parking structure and I wasn’t able to get to work (plus, I wasn’t able to get ahold of management all day and had to contact the parking company directly). I requested they remove the parking fee from my monthly fees since I was no longer going to use the structure. They only removed it for the month and the remaining payments ended up getting taken out of my security deposit. I was still being charged for utilities months after I moved out because they didn’t stop the service. They took $680 out of my security deposit for painting and cleaning. I only had minor paint scuffs and was told during my inspection that as long as I didn’t have any holes the size of a tennis ball I would be fine. I could go on but all in all, I would not recommend these apartments at all.
I adore my studio apartment at Cocoon 63 for its vibrant community and friendly neighbors. The amenities, including yoga sessions and taco Thursdays, add a delightful touch to my daily routine. The location is perfect, nestled near shopping hubs and conveniently close to freeways for an easy commute to work. It's not just a living space; it's a lifestyle that blends comfort, social connections, and accessibility seamlessly. Cocoon 63 has become my sanctuary, where the balance of community engagement, convenient location, and thoughtful events create a truly enriching living experience.
This place is so cool. We have events tenants participate in throughout the month. Management is focused on tenant satisfaction. They are always reachable. The apartments have everything we need both interior and exterior. My unit is fully equipped with appliances, including a washer/dryer combo. Very cozy apartment and well planned out. We have a roof top, state of the art parking structure, onsite management and monthly events throughout the month. I recommend this place.

I have lived here for about 8 months. This place is in a great location of Gardena. Close to many stores, freeways, and beaches. I only have great things to say about management. They are very attentive, friendly and always looking out for their residents. The move in process is very easy. We have online communication with management, and we have online privileges to place online WOs, online rent payments and much more. This place is doggy friendly! Our doggies have their own doggy area to relax too. I really recommend this place.
Extremely hard to get ahold of management (no response for literal weeks, I had to follow up multiple times), the parking structure is broken for half a year, soundproofing sucks, hot water isn't hot during the day for some reason, only works early morning/at night
