Property Ratings at City View at the Highlands
This place looks nice and the lobby and front areas are kept spotless, but don't let that fool you. There are more issues than management can keep up with, but yet, continue to make empty promises. 2 management companies prior tried to fix many of the issues that continue today. We have gone through *4* property managers and I lost count of how many assistant managers and leasing agents, just since Hayman took over in 2022. A few times there was no management at all for months. A short list: 4 power outages - gate for the garage stuck down, elevators don't work, dead dark in the garage and halls Freight elevator was down for months Passenger elevators down 3 times (not due to the power outage) Mushrooms are growing in the hallway (likely from past floods, there were many) Fire alarm at midnight and 2am, no explanation Pigeons live in the garage Water shut off on a very cold day in Winter and when turned back on, the toilet was making bubbling noises as air was coming out of the line (what a lovely smell!) At least 4 general emails about noise reminders, but excessive noise and loud music continues Carpet being removed left us with zero soundproofing, ruined any enjoyment of peace and quiet we used to have Construction all Summer, so a giant dumpster was in front of the building and created a huge blind spot with near accidents driving in/out Hammering, sawing, drilling in the apartment near me when it was being remodeled for a month In my apartment, at move in:. Cabinet door was hanging crooked and still doesn't shut properly, even after maintenance claimed it was fixed Leak under the sink, everything got drenched Other sink was slow draining and eventually fully clogged - all that goes in it is toothpaste or water Water from the ice maker in the freezer leaked into the refrigerator The dryer wouldn't stop spinning once the door was opened Enormous hole in the carpet from a previous tenant The hot water is not nearly as hot as it should be Wood window sill in the living room has *years* of water damage and was simply painted over We've had complete "good neighbor" turnover in just a year! An extreme few kind and lovely people left, the rest are selfish, rude, incredibly loud and it feels a little more like a college campus every day. At this price point and the "luxury" branding, I expect more. You should, too. They've had plenty of time to get it together.
The long and short is - if you have other options, take them. Every day, we have a new rule. This week, no delivery people are allowed in the building. A few weeks ago, we received scathing emails about this being a non-smoking property. I don't smoke, but there are A LOT of people who do (and still are - on their balconies every night). We received a 15 hour advance notice of some contractor that needed to enter our apartment, we're supposed to get a 24 hour notice. Half the cardio equipment at the gym is inoperable about half of the time. 4 out of the 6 machines randomly have no power and there's never been any communication as to why. The package room is a disaster. Package lockers? Please. Amazon doesn't use them. Packages are left on the floor and the room is unlocked from outside. We receive emails once a month about not putting trash bins out before 6pm and bring them in before 9am or we'll get a fine. We receive threats to tow vehicles constantly, if we park out front of the building and you must have a visitor pass (to be obtained during daytime hours), or they'll get towed also. We're no longer allowed to use the community room for private events. There's supposed to be a dog washing station, but it's really a giant trash bag over a hole in the wall for about 5 months. There's random candy wrappers, etc in the halls, because people can't pick up after themselves and we have no cleaning service. The front half where tours take place is spotless. The doors are propped open *all the time* this building is *not* secure. The number of times they send out things with a wrong date is pretty astounding. This is basic...and these are the people who will be in charge if (heaven forbid) anything serious happens like another flood? There have been many. Ask them why the carpet was replaced throughout the building! People have zero respect for your vehicle in the garage and drive like it. My neighbor's car was hit and we have cameras throughout the garage, but office staff couldn't figure out who hit the parked car. The office staff - every one of them - are rude. They simply make excuses for their behavior and go on with their day. The answer to everything is either no, I don't know, or dead air. If you get a response, it's only after you followed up many times and they're mad like you're inconveniencing them. All of that sweet, fake care and quick response to emails you'll get when you apply will immediately evaporate once you sign the lease.

The new assistant manager was a wonderful help when it came time for my lease renewal. I had some issues with the previous management team, and it’s been a lot smoother since the new team has taken over. She was really understanding of my situation and did her best to help.

I don’t recommend. Please go anywhere else. They set things up with you to never hear back and they are always changing their policies. And they also don’t at all pay attention here. I’m being charged with an electric bill all the way back to the beginning of last year. I’ve only been here for a couple months. I’m getting charged a couple others peoples bills. I have tried multiple times to contact management, leasing, and the owner about this situation and I haven’t heard anything back. They add on to things you don’t realize so pay attention. And no complaints are dealt with so if you have an issue and would like resolved, I do not at all recommend coming here. Nothing gets done. Everyone is lazy and VERY unprofessional.
All I can say is get use to hearing the fire alarm go off at least 3 times a month maybe even more If you move here. Especially at random times during the day morning mid day or night. I honestly don’t even go out my apartment anymore to check because everyone in the building knows it goes off for any reason. At the same it worries me because I live on the 5th floor with a one year old and I will never know if it’s actually a fire or not. As soon as our lease is over we are moving out. The new owners of the building seem to not have any interest in the building and a lot problems in the building. Looks beautiful here in certain areas when they show you the building but living here is a different story. Not worth it.

my roommate and I had a terrible experience living here. The first year was better than the 2nd year. Once the current management came in Hayman company, things went downhill very fast. Maintenance issues took months to fix, communication with the employees was basically non existent and overall the experience was not pleasant. Unfortunately I do not recommend living here.

I lived here the past year in a 1 bedroom apartment and I had a really good experience. For context, I am a medical student at Midwestern University just a few minutes away. Every time I had an issue, from move-in day to when my car died in the garage, I found the office staff to be responsive and very helpful and incredibly flexible. I really liked the amenities that were available, and I tried to take advantage of all of them. The gym is nice, but I often used the extra workout room because it was usually empty and I could bike and prop up my laptop to do flashcards. I also used the office space and commons area tables to study with groups or whenever I needed a change of scenery. Outside, the park that is through the gate is a really nice area to walk around in and in the summer months I really enjoyed going out in the pool. Overall I had a really good experience. The only problem was the fire alarms that went off at least once a month, and sometimes more, for one reason or another. Hopefully management figures out how to prevent that from happening anymore because I imagine it was especially hard on pet-owners and parents of young children. That said, I would still recommend this apartment building, especially to MWU students because of the short commute and nice area.

New management came in around November. Office staff is unresponsive and when they get around to answering, they are *rude* and act like you're an inconvenience. Their answer to basically everything is no. I can assure you, the money you're spending here is of little concern to them. A lot of apartments weren't updated, so be careful when reading descriptions. The photos on the site are only of the small percentage that were flipped by the previous management company. A majority are going on 17++ years old and it shows. The package room is locked, we never receive the bar code for entry. Any given day, a load of packages are left in the foyer behind an unlocked door. The parking garage is a nightmare. People drive on the left, around blind corners with concrete walls. The speed bumps are like a suggestion, no one slows down. There's no cameras in the garage, but we have plenty of pigeons! My neighbor's car was hit, no note left. Management won't take responsibility. Something is beeping on all levels of the garage and has been for months now. Seems like this would be important to address, no? The loading dock elevator has been broken for at least 5 months. It's the *only* way to get to the loading dock and the dumpster /compactor. All trash chutes are locked have never been repaired. Have any trash that's bigger than a large kitchen garbage bag? Good luck! People are leaving big bags of trash, random furniture and other things they have no other way to dispose of, in the foyer by the loading dock elevator. Someone ran a U-Haul full force into the garage. That was 2 months ago and it has never been repaired. The gym is well equipped, but incredibly small. There's a separate room for yoga, spin bikes and some on-demand exercise videos. Overall, I can't complain about this. Make sure to ask a lot of questions about how many floods have occurred. This management company is aware of one which during their inspection. A water main break on the 4th floor leaked down to lower floors and destroyed apartments. The hallway looked like you could drive a boat through it. We had loud fans in the hallways for a month. It sounded like a runway at an airport inside of my apartment. Upon moving out, they will charge the full amount of rent, even if you owe less. Good luck getting that money back, if you're on an auto payment schedule. You'll wait months. Just consider things carefully before giving them your money, that's all I'm saying.

Hi, I live on the third floor, the ceiling has flooded three times because of a backed up toilet upstairs. They’ve never opened it up to fix the root of the problem, they just come a week later and paint over the leak. There are paint patches all over the roof meaning it happens a lot. Also the garage has no cameras or gate, so anyone can come in. The tires from 2 residents cars were stollen, and city view still hasn’t done anything. Additionally, the inspections for things like elevators expired 5 years ago, they just don’t renew them. I moved here to stay close to MWU, but it wasn’t really necessary, definitely don’t live here. You’re paying more than most other places in this area, but it’s not better quality.

Management will change very soon, rent will likely increase and it will become a construction zone (again). (I tried to post the link where I found it, but that's not an option. Google it - you'll see).We have many units here that were never upgraded. The garage is like the Indy 500. My neighbor's cars have been hit twice and speed bumps do nothing to slow anyone down. Management takes no responsibility for cars hit, and there's no cameras to prove who did it. Fire alarms go off quite frequently. 2am, 5am, in the middle of the day... you never really know when to leave or when not to. Very rarely are explanations given as to why. The gym is well equipped but very small. It used to be available 24/7 but hours were reduced during Covid and after. Sanitizer wipes are often empty. Masks were required last time I went. The pool is nice. It was closed all last Summer during Covid, as well as every amenity in the building. We paid for apartments with zero options and no rent breaks. We've had 3 major floods on floor 4 and 5. Sprinkler head, water heater and water main break. After such, we dealt with loud, obnoxious fans all along the hallways for weeks. I wonder, how is this the only place I've ever experienced so many floods? I've been renting forever and never once had any issues like this. Don't complain about it though, they'll act like you're rude.. how dare you suggest you should get a rent break! Any time construction is needed, no announcements or any type of communication is ever sent out. They again, just get irked with you (the one paying more rent than it's worth at times) for complaining. When this management company came on, they gutted this whole place and to say it was a nightmare is an absolute understatement. I had random contractors knocking on my door, asking to come in (again - I was never notified). The construction happened all day long and even on weekends at times. They did not care about your inconvenience. It's a shame because I truly love the actual apartment I live in. The location where is ideal, mostly quiet and I have the best neighbors. The hardwood flooring in the upgraded apartments has made it difficult to enjoy the formerly peaceful existence we had, when there was still carpet. The walls are surprisingly not that thin, so I really don't hear anyone else. Just do your research and really think about it before signing anything.
The customer service in the leasing office is lacking. The un-refurbished units are aged and worn. Showers are small. Counter and cabinet space is slight. The units are not well maintained. The location is great, parking is easy and the property appears to be safe.

This is a nice place to live in the western suburbs of Chicago. Close to expressways, malls, and restaurants. This place a indoor parking, washer dryer, fitness room, pool and nice neighbors
City View treats their residents like numbers. Their apartments are over advertised, and the water leaves weird stains after a very short amount of time (a few days). The parking garage leaves a layer of dust on your car, and it always smells like trash. Inside it's like a maze. I suffered water damage here from my upstairs neighbor and the leasing office won't let me leave without paying my way out. I'm very disappointed.
I absolutely love City View at the Highlands in Lombard. Its like coming home to a resort style way of living. The layout is spacious, contemporary, and it is peaceful and quiet.
