Residents of Outer Chapel Hill live in a forested residential area with tree-lined streets, spacious properties and Southern-style homes. Local churches sit on almost every corner and provide landmarks and inspiration for road names. A lot of residents have small farms on their property with horses, goats and cows roaming the fields. Some of the larger farms work to turn a profit, but locals enjoy the luxury of being gentlemen farmers who can enjoy the land and the animals as a hobby.
The University of North Carolina at Chapel Hill and the sizable Carolina North Forest sit to the southeast, and I-40 runs parallel with the northern border of the neighborhood. This provides the Outer Chapel Hill area with a unique mixture of agrarian lifestyle and cultural richness.

Property Ratings at Chateau Apartments - New
Cons: 6 months into my lease they asked me was I going to renew, I said I wasn’t sure yet and they threatened to up the rent on the next lease if I didn’t answer them the next day (I have proof if they deny they did this). The air condition is very loud, the dishwasher doesn’t work it only gets the dishes wet doesn’t clean, It doesn’t come with a microwave. It had a weird smell under the cabinets when first moved in. Pros: It’s quiet, they gave me one month free, It came with a special they had when I first moved in.
Do not move here! - Apartment Dynamics (management) is terrible, the people who work in the leasing office take forever to respond and are generally unhelpful. - This place has poor pest control, there were roaches, mice, and all types of bugs here. - Residents smoke cigarettes in and around the complex, complaining does absolutely nothing. - Rent increased every year even though the property is old and not well maintained (no improvements). - The dog waste bins overflow with trash and never have dog bags. - Residents don't keep their dogs leashed and there is dog waste all over the property. Stay away!
The mgmt was responsive up front until you sign the lease. We had a newly renovated apartment (except for the very old noisy furnace!) and despite move in delays, nothing was done quickly afterwards. They wanted to increase our rent after our lease was up and we decided to leave. They have not returned our deposit yet and it's been past 30 days. No one seems to be responding to phone calls and the office is closed every time we go to check. We enjoyed the convenience to town and the complex was fairly quiet. A lot of students living here but that was not an issue.
The apartments are pretty spacious with lots of closet/storage space - a walk in closet and a large normal closet. The renovated units look and feel pretty nice. I haven’t had an issue with bugs which is impressive given the age. The community is polite and it feels safe here. The maintenance team is EXCEPTIONAL - timely & always going above and beyond to be friendly and resolve any issues brought up. Unfortunately, there are a myriad of issues with the complex, mostly due to old age. Residents were told in-unit washer/dryers would be installed as early as May 2021 but seemingly no progress has been made to do so and every time I ask, they blame the city. The laundry facility machines are pretty old, inconvenient, and you have to pay $2 in quarters per wash/dry. The machines get jammed regularly and the office will not return the coins you lose. A fitness center was promised in “early fall” 2021 but no idea where they are on that. Second floor units have abhorrently poor insulation and during hot months in June-Aug, your electric bill can run as high as $150+ but it won’t be cooler than 80 degrees despite the super loud A/C. First floor units are much better in regards to temperature, but you are at the mercy of your upstairs neighbors in terms of noise - I hear their music/TV on a daily basis. Additionally, because you are right off the highway, there is always a ton of noise including daily sirens and loud revving - this may not be a challenge depending on what building you end up in. The management is responsive but only when they’re around - my friend wanted to tour here but management was “out to lunch” on 3 occasions, not during their scheduled hour which has also been an issue I’ve encountered. The rent was reasonable back in 2019 but has gone up yearly along with other apartments in the area. Many of the apartments in Chapel Hill are old so I’m not sure how this place compares to others, but I would pass.
So far my new apartment is great! Already liked the location and neighbors, but with new stainless appliances and the wood floor. Not sure if I'll like upstairs as much as downstairs but they didn't have one when i needed to finish my move.
The office staff is amazing, friendly & helpful. They go the extra mile to answer your questions. The new upgrades have made the apartments look beautiful and up to date. This is a very close community that makes you feel welcome and safe!
I decided to move into the Chateau Apartments a few months ago, and I don't think I could have picked a better place. Dan, the owner, was super informative and patient with all the questions I had before renting; there were a ton of questions because this was my first apartment! He made me feel like everything would be taken care of and that the staff would be there for me if I needed them. I only had to call maintenance once and it was for a clogged drain. Billy came first thing in the morning and repaired everything with minimal disturbance to me. He explained everything that he was doing so I could be kept in the loop. This complex is also so pet friendly! With various areas to walk my dog, she couldn't be happier, and every time I run into Billy he always takes some time to say hello to her. One thing I don't particularly enjoy is the fact that washers and dryers are not in the unit, but that's my own fault.. I didn't think it would be a big deal but I work an odd schedule so sometimes it's a hassle for me to find time for laundry. But the facilities are convenient and close no matter where you live in the complex, and I feel safe using them! I love my apartment here and the people are incredibly sweet. I feel like I'm part of a community instead of just a tenant!
