The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Charles Towne
They advertise as “luxury” but we have had a car broken into and packages stolen from the patio. The trash is always over flowing, security doesn’t really do anything, and the leasing office is a joke. Honestly don’t waste your time coming here.

My partner and I are new Orlando residents coming from living in South Florida for many years. We were obviously very nervous about relocating and finding the right place for us. We took many trips up for weekends and toured MANY complex's in the Orlando and Kissimmee area and turned up with many places being unprofessional, dirty areas around complex and not enough amenities. We finally came across Park Central and were greeted warmly by Amanda in the main office. She sat down and spoke with us about our exact wants and needs which is something other places did not ask and gave us a tour of this neighborhood. From the kind greeting at the guard gate to seeing how nicely the property is managed and finally to see how beautiful of an apartment we could possibly get we were ready to put a deposit down. We were helped every step of the way and Amanda kept us in the loop of anything going on with our new place which was amazing, especially since we lived almost 3.5 hours away. She made the move in process amazingly simple and stress free and walked the apartment with us and immediately called her service manager or opened tickets for maintenance for any things we found in the apartment which were not to our expectations and they were fixed within a couple days. Our favorite room is our living room where we spend most of our time. We love our high ceilings and the space we had to decorate how we want. We are very happy with our choice of Charlestowne at Park Central and excited for new memories here.

Hi, thank you for your kind review; we are happy to pass along your comments to the team here at Charles Towne at Park Central! Welcome home!
I have lived at Park Central for a year, only moving out because I got a job somewhere else. Of all the apartment complexes I have lived in the staff at Park Central were the best. Maintenance was super responsive and always were there within 24 hours of submitting a maintenance request. The office staff were always super welcoming and helpful (though going to the office in person was definitely better than emails if you need something done quickly). I also got to know some of the other maintenance staff (Vic and Miguel) and they were super cool and very good. The amenities are always well kept, the gym is definitely a huge bonus, as well as five pools, tennis courts, great side walks, and volleyball courts. If I was staying in Orlando I would definitely stay living here and have actually recommended it to a few friends looking for places in the area.

We appreciate your positive review about your recent experience with us! We are sorry that you will no longer call Park Central your home but if your plans change in the future please know you always have a place here. Our team strives to deliver an excellent experience, and are glad you found this to be the case during your visit. If you have further needs or questions, please reach out!
Where to start... Once you sign that lease be prepared to handle the consequences of the area around you. 1) If you desire to hear the neighbor upstairs stomp and make noise, move here. 2) If you desire to smell illegal substances 24/7, move here. 3) If you desire to hear people run up and down the stairs at hours late in the night, move here. 4) If you want to have your vehicle vandalized, move here. 5) If you desire cockroaches and insects in your place of zen, move here. 6) If you desire poor maintenance service, move here. 7) Lastly, the staff members at the Belmont office will be courteous at the beggining but once the deal is signed assume the responsibility of misinformed, at times rude and confused employees. Receiving your deposit will be channeling, I was almost scammed into paying a whole other month of rent due to their in capability of keeping track of move-out notices in advanced. If you desire all of these qualities then move here, if not find somewhere else far away this location.
I have really enjoyed living in this community. I've never had any major problems other than my bike being stolen off my balcony but i shouldn't have left it outside. They are usually pretty good at getting maintenance requests done as soon as possible. They have really good maintenance staff in general. You need to call the office or just go in if you have questions because they have never gotten back to my emails. Front office ladies are great and Tom is very helpful when it comes to over all property information. I have renewed my lease once and i'm thinking of renewing it again just in a bigger apartment. You have to stay persistent when it comes to the renewal agreement because we were suppose to get our carpets cleaned and it never happened. Overall five stars, best place i've lived so far. Great gym and pools and love the convenient store.

Hi there, thank you for taking the time to leave a review for us at Charlestowne at Park Central. We're happy we could meet your expectations! While I am sorry to hear that things haven't always been perfect I am thrilled to know overall you have been very satisfied with us. Your recommendation means so much to us and we're so happy to have earned it. Thank you again for taking the time to let the world know about your positive experience. Have a great day!
I recently moved out because they wanted to raise rent by $150 or more, justifying it by forcing upgrades to the apartment that I & my roommate did not want. And they only notified us of the raise in rent 9 days before we had to give our 90 day notice to vacate, during the Christmas season, while I was dealing with a family member in the hospital for a heart attack. This pushed our lease out by a month, forcing is to pay a prorated rent for the extra time. And now, they're telling us the amount given to us, which we got from them twice because someone in the office gave us a lower amount in a different notice, was wrong & they want $65 more from us.

I am sorry that you are unhappy with your final move out statement and renewal options. Park Central at Manor Row is renovating all of the interiors with beautiful upgraded kitchens and bathrooms including appliances, countertops and flooring. Due to the great pricing you had with us as well as the renovation work that was being done we no longer could offer such a low rate. As we discussed if you shop around the Millenia Mall area the value for what you were going to receive was a fantastic offer. The renewal letter was sent out to you in amble time to provide us with the required 60 day notice to vacate. I am sorry you and your roommates holiday schedules and family obligations interfered with making this decision. The prorated rent extension was offered to you in lieu of penalties resulting from insufficient notice. Please email Khalila at parkcentralamgr@greystar.com for assistance.
This complex looked fantastic online, which had me excited. I was moving from Ohio down to Florida and was unable to view the property in person. There are 3 complexes--Manor Row, Charles Town, and Belmont. The community has a lot of amenities including a pool, sauna, grocery store, bar, restaurant, and gym. However, do your research as the road that the back of the complex faces is Americana, which regularly has shootings and stabbings. Security is lackluster at best here, as sometimes they will check ID of visitors, and other times they will simply let guests and Uber drivers pass through no questions asked. Not too safe in my opinion. Parking is awful as there are no assigned spaces, so it is first come first serve. If you get home later in the evening, expect to have to walk at least 1000 feet to get to your unit. My biggest complaints are the management and issues with the maintenance in the dated property. Maintenance requests which are not performed correctly resulted in me having no AC or way to wash clothes for over a week (Orlando is 95 in the summer) (ask for Vic if you move here-he is awesome) consistent billing issues so make sure you check your statement every month, and be sure to take pictures before moving in, as I am currently going through a dispute of over $400 in bogus charges. (This complex also charges a "cleaning fee" upon move out...something I have not seen another complex do) Office staff is helpful (especially Khalila). Parent company is Greystar which has a poor reputation. Please do your research before making a decision to be a resident of this community.
Property Manager at Charles Towne, Responded To This Review
Thank you for taking the time to reach out to us regarding your moveout inspection and final billing. Here at Park Central we ask that you return your apartment clean with all items removed and no damages. Any costs that we incur for these items not being completed will be passed on to you. For example a cleaning fee would mean your apartment was not clean when you turned in the keys. We would be more than happy to review these items in detail with you. Please reach out to Khalila, our Accounts Manager at parkcentralamgr@greystar.com for further assistance.
Community has great amenities and some of the friendliest staff. Maintenance is good with responding to repairs too. Nice gated community
Property Manager at Charles Towne, Responded To This Review
Thank you for the great feedback! I am happy you are enjoying your home and everything this great community has to offer.
I live by the tennis court and the pond with a fountain. Our complex has many amenities, including a great restaurant that even delivers! We're closing to a great mall, too!
Great floor plans, fun community events, friendly office staff, responsive maintenance team and great location.
Park Central apartments has some of the best accommodations around for all ages. Multi-pool areas located around the splash restaurant is a winning attraction. Nicely landscaped, Park Central has various apartment selections, so really its like living in a neighborhood within a neighborhood! This place really welcomes you like no other.
One of the best things about Belmont is the location. The less driving in Orlando traffic, the better! So close to our schools (Valencia & UCF Rosen), as well as Universal, I-Drive and downtown.. so many things to do and opportunities for work. Publix is even directly connected to the neighborhood as well. Lots of amenities for the price, including 24/7 front gate security, pool, gym and even a restaurant & a little store located inside. Lots of trees and lakes give more of a neighborhood feel as opposed to just apartment buildings. All of our friends and family who visit are impressed with the entire Park Central community.. and we love it too. Great value for the price.
my apartment has roach problem, so embarrassing I don't like to have people over. all types of bugs come in even lizards. my first time ever experiencing something like this! iam ready to move!
Park Central is great for someone who appreciates convenience. It is literally less minutes from downtown, five minutes from numerous popular restaurants, multiple shopping centers, department stores and a few minutes from the Millenia Mall. If you don't feel like driving to pick up food, or other necessities, there is a convenient store and a restaurant located in the community. Not to mention, there is a great gym with a sauna and group classes, that will make anyone cancel their current gym membership. If you like to have all of your needs within reach, Park Central Apartments will exceed your expectations.
The good things about park central are a lot of things security, gated community, there is a little mini mart in there witch I find very good just in case you need to buy milk eggs or just a little snack also a restaurant apartments are spacious and with good lighting one thing that is a little to much is the security I mean is good but a little over the top I would recommend anyone to move here
