I lived at Channelside since its opening. It's great to look at. Despite always paying rent on time, never having a complaint, being well-respected by neighbors, I was treated with indifference at best and extremely rude at worst. Hidden fees everywhere; rule change without notice; lost packages; ownership has changed multiple times; rent goes up every year; they TOW your car if you are in the roundabout too long, or if your tags are expired; non-residents sneak into the gym and pool from Lago Del Sol; management is an absolute nightmare, and the corporation could care less as long as they get their money.

My fiancé and I just moved in about 2 months ago and we love it here. The staff is incredible! We do not have the best credit and we moved from out of state and they worked with us to make sure we had a place to live when our other place fell through and very quickly too. They are fantastic! The apartments are amazingly beautiful as well. It has felt so much like home from the day we moved in. We love it!!

Just moved in with my girlfriend and we love it here. I read these reviews after I referred a friend to come here to live. To my dismay they where all horrible. We have been here for 6 months now and the office staff have been nothing but polite, the maintenance has always been on point and we never had any problems like what I read.
I just called to ask for information and the person on the line couldn't be more rude and nasty on the way she spoke. Decided to hang up and rent somewhere else.

I am giving the property a 3 star, but I would give Jeanelle a 5 star since day 1! As for property - tons of residents don't follow the trash valet rules or the pet rules. DON'T rent a unit near a stairwell - residents like to scream and talk very loud at all hours of the night right at your front door, they also allow their dogs to bark consistently right there also. The old manager, well let's just say he should have never been a manager! I could have legally gone after the company due to his negligence (but I am not that type of person)!! The new manager came on board just a bit ago...I do like that she has implemented the text notifications and I have started seeing a change in a couple areas, but unfortunately things fall on deaf ears sometimes too. Though she took over after a mess of a prior manager. Still waiting since day one for the gates to actually function correctly - i think in the 18 months of living there...the worked in total about a month, if that. I even offered to assist and gave them companies to go get bids to get it corrected and fixed. Both times moving into my new units, I had to clean them as the cleaning company they use is not the greatest and the units were "clean looking enough". When you supply the units with a trash can for valet service that you pay for whether or not you use it, I expect that trash can to be clean, but sadly it was disgusting. So much that I returned it to the leasing office and signed a paper stating why i was giving it to them and I wasn't cleaning it (I NEVER used the valet service). Jeanelle from day one (lived there for almost 2 years) has been nothing but amazing! She listens to her residents, is friendly, but holds true to the rules of the complex and holds us to them as well. She cares about the community - complex and residents alike. She is always going above and beyond!!! As I am an executive within the same industry - I understand the inner workings of the management side - so I am more aware of certain things that should be a standard norm.

We have loved our apartment here at Channelside from the day we moved it. The office staff is so wonderful, they are the nicest group of people and always on top of any issue that you may have: Talia, Jeannelle, Rob and Jackie are the real reason we love it here they work to make their tenants happy and make you have a wonderful clean, safe and happy place to live. The maintenance guys are constantly running around cleaning and taking care of the property, if you have an issue they are right on top of it and there is never a wait. The grounds are beautiful, the buildings are well taken care of, the the facilities (salt water pool, gym, cyber cafe and pool/game room) are always so nice. We cannot express enough our level of satisfaction with our decision to move to Channelside.

My stay at Channelside was spectacular and I highly recommend it to anyone moving to the Fort Myers area. I moved in sight unseen, but was immediately taken aback at the beauty of the complex and the pristine condition of my apartment. The kitchen is top-of-the-line, with very spacious living/dining areas and bedrooms. The few times I had maintenance requests they were completed within 24 hours. I even had an incident where I broke my key in my lock and couldn't get into my apartment. On a Sunday night at 9pm, maintenance was still there in about 20 minutes to remove the broken key and let me into my unit. You really can't ask for much better service. Upon moving out, which I had to for work reasons, I was delighted to see the majority of my security deposit was actually paid back to me. They only charged me for my last water bill and routine cleaning and returned the rest. Highly recommend to anyone. I absolutely loved it.

My experience at Channelside was the absolute worst! Everything about this place is outrageous, from the rent, to the add on fees, to the move-out costs. Also, I have NEVER experienced a more unprofessional leasing team in my life. They are all incredibly rude. They refuse to answer the phone too, so it's impossible to get a hold of them. Basically everything they do and say to you is a scam. Don't waste your time or money here! They are many other "new" apartment complexes in Fort Myers that offer a lot more than Channelside.

It should actually be 0 stars. DO NOT RENT HERE! (ESPECIALLY GARTNER/CHICOS EMPLOYEES) The leasing staff is the most unprofessional group of people I have ever encountered. If you are lucky enough to get them to answer the phone, they'll probably just hang up on you anyways. (Judging by the other reviews, I am not the only one that has been disrespected by the leasing team.) Also, the rents are outrageous - Don’t be fooled, you have to add on monthly renters insurance, valet trash, “admin fee” (I think this just pays for the leasing team’s cigarettes to smoke at the pool), water, sewage, monthly pet fee, etc. etc. Also, you can kiss your security deposit goodbye. They charge you so many ridiculous fees at move out, it’s not even possible to get it back— Actually, you will probably have a nice surprise and owe them even more. (And I mean hundreds of dollars more) The pet fees are unreal. My advice, just hide it - Everyone else in the complex does. Even if they were to find out, being evicted would be a blessing. I could write a novel about the awful experience this was. Long story short, save yourself the money. I wish someone would have warned us!

I wish the rating offered ZERO STARS!! My family lived at Channelside approx 4 1/2 months. A few weeks after moving in my entire family became ill. Not knowing why the apartment would get a strange dust everywhere almost immediately after cleaning (even under the couches etc.) I thought maybe the apartment just gets dusty easy. Then we started to get skin irritations: itching and welts. As we continued to get ill with respiratory infections and getting worse. I kept having to put the a/c below 75, and it still felt hot and humid in the apartment. Then, I was dusting and took a picture off the wall. OMG!! The green outline on the wall where the picture was and the back of the frame covered in mold!! We then began to go through everything. All of our belongings covered in mold. The film on our glass dishes.....mold!! To make a long story short. The management is awful. They could care less. They accused my cat liter box and my infared (dry) sauna as being the cause of mold. That's funny....I don't know of any Spa's that offer the infared sauna treatment causing mold to their spas???... We were bullied out with threats of eviction, and much more. We have lost our whole family history and almost everything we owned. We are sleeping on tile floors on blankets to this day, as we cannot afford an entire home of new furniture after the huge expense of finding another home under their threatening time restraints. We are all still coughing, but feel like we are getting a little better everyday. We do not know what the future holds for our health. Aspergillus toxic mold returns at any time in your body and is cancer causing. The stress from this is beyond repair. We cannot afford the extra expense of health care. I even emailed the owner of the company and begged him to please call or email me if he cared at all about our families lives....Well I never heard back. But i did receive a bunch of false accusations about the cat liter box and my family causing the mold and I would be sued accordingly. All we can do is pray we one day recover from this horrible loss and that none of our family members get cancer from the horrible toxic mold we were forced to endure. Watch wink news report on Channelside Mold. There are many other tenants who have suffered from their mold problems. THINK TWICE IT COULD BE YOUR LIFE!

I can barely give this new management group 1 star. I was one of the first residents when Channelside opened in May 2015 and the original staff were friendly and helpful. I moved immediately when my lease was up a year later due to the new office staff. The new office staff are extremely rude and disrespectful to current, future and past residents. They have a lot to learn. When in these types of positions residents come first but that is not the case with them. I went in to check on a deposit refund check multiple times and once was snapped at by the property manager in front of potential renters and then a second time I had to sit in the office and wait for the manager to finish lunch, because they think that everything is on their time table and not the residents. It is a shame. This is the first new apartment community built in this area since 2010 and what a disappointment!!!!! I can say, the maintenance supervisor is awesome but he is the only one!!!!! I would advise any potential renters to stay away. Check out Springs of Estero or Springs of Six Mile instead or any other community as they have properly trained customer oriented staff!!!

I lived there for a year and initially everything was great for the first six months but when the complex was bought by the current company everything went down the drain. Current management and communication are horrible. They'll lie and say anything to get you out of the office. They even raised the rent and didn't tell tenants to put them in a bind so that they wouldn't have time to find a place and move out. On top of that they're pretty rude. I'm usually not the type to leave bad reviews but for what I was paying a month and the service I recieved was awful. The place looks nice but the quality is questionable...you can feels the nails under the carpet in some areas so be careful. I highly do not recommend this place.

Channelside is a great place to live for young working singles and couples, Boomers or Retirees. No matter your age there is an apartment the meet your needs. I can't say enough great things about Channelside: Kitchen has granite counter tops with stainless steel appliances--what a plus! The place is beautiful and well-maintained. The colors of the wood grain floors, bedroom carpet and pleasing wall color make it easy for any decor. So great to entertain with guests who are very surprised to see a great apartment. We have a three-bedroom and it is perfect for a retired couple--just enough space for family to visit. And the best part is that our AC/electric bill is around $65 per month--fits right into our fixed income. Management staff are the best to help out with any concerns, which have been minimal for my husband and me. Best of all the maintenance staff who take their job seriously and are there "johnny-on-the-spot"! Only one thing missing is a linen closet, but if you are a little creative, all you need is a couple of extra shelves above the washer an dryer for towels and sheets, which costs less than $20 to install. A special amenity is that you don't hear your neighbors!! I highly recommend Channelside as one of the very best quality places to rent in Fort Myers.

This property has changed their property management within the last three months and they are nothing but HORRIBLE. The previous property management team was cordial and willing to help out, however this new company is basically rude when you go in to ask simple questions! Their standard response is that they are "working on it"! They used to accept rent payments online but without much notification, they indicated that the existing payment portal was no longer valid and that if you want to pay your rent, it would have to be in person or via mail. If you are going to be out of town on the first of the month, their response is that you can estimate your rent, water and sewage usage and FED EX it at your own expense to them to be received by the 1st of them month. They keep saying that they are working on getting the payment portal back up and accepting payments, but this has now been 3 month of the same excuse; " we are working on it"!! The apartments are nice but there is no substitution for this rude and incompetent management team and company. I wouldn't recommend this apartment to my worse enemy! Can't wait until I can move out in 4 months!! Maybe they will still be "working on it" at that point too!

Had applied online and contacted several times via the online application and didn't get a reply via email or phone. Eventually I called in to check and see if they had received my inquiries and application payment. They had received application fee and my several inquiries but were simply "busy" and had not had time to reply. If they are to busy to reply during the application process then what is the likely hood they reply to me will once I have signed a lease and I am obligated to stay with them? Poor communication ultimately resulted in me having to look elsewhere.

I moved into this brand new complex about a month ago. Although the units are a bit expensive, they are very nice, with stainless steel appliances, wood floors, and a patio... Plus they're brand new. I've had no maintenance issues so far. So far, the only downside is the fact that the complex is still under construction. We were told the clubhouse and pool would be finished by the end of July, but with one week remaining, it looks like we'll be waiting longer than that. We were given compensation for that though. All in all, it's a great place to live.
