The fire alarm will go off for an hour and a half every two weeks, I was awaken on my birthday at 7am, be so for real, they say they will fix it but they never do. On top of this, for how much this apartment is, the amenities are not even that good, gym is really small, not allowed to use the hot tub past 10 pm, the covered parking garage does not cover the fourth floor from bird poop. Also, the rooms on the fourth floor have terrible climate control, one room will be freezing while the other feels like the Sahari desert. You will also hear Logies bar noise if you are unlucky enough to get a room on that side. Choose any other apartment, this is an overprice scam!

Iam not getting paid to review on this like others don't live here Iam being real with you no need to pay expensive for something low quality. They take all the money from students but can't even provide decent connection I have to use my hotspot just to study sometimes.

First off, the billing is insane. Explain to me how utilities for a 2x2 can jump up to $250 when one person isn't even there most of the time. Management never answers the phone, is never available to talk to, and will never get back to you. There were multiple instances of car break ins, extreme flooding, mold damage, and many nights where the fire alarms went of 2-3 times a night every couple of days.

They change the bills-utilities and they do not explain what it is so expensive, which can be over $200 just on electricity for a room 3x3. There is dirty poop for the hallway, many parties in the pool, some students leave open the door and you can loss your personal stuffs. My two bikes were stolen, and my packages from amazon several times were opened. Literally, help desk gave me an empty an broken packages, without any explanation.
They bait and switched us on the utilities. They said they were included but they're not. They bait and switched on the price. Rent went up $ 100 the day after I told them I wanted a unit. At the end of the lease they pulled a $ 789 fee out of thin air, which I paid, but they sent me to collections. They towed my car in the summer when the parking lot was 95% empty and it cost me $ 350. The kids working the front are fine and the location is great. I guess the there's just not enough competition so they get away with jacking people over. I'm the dad/payer. Budget an extra $ 2k - $2.5K if you plan on living there. I will never rent from this organization again.
I have been living here for over a year and have no complaints. The staff is incredibly friendly and it is a great location to campus.
this is the absolute worst place to live. To name off some of the few things that are wrong and absolutely awful living here is you’re better off living in a dorm honestly. to begin with I knew it was a red flag to live here when they had a special going on if you signed a lease you would get a certain gift card amount, and I got a lesser value than what was being advertised and the rude manager Ashley said well I should’ve gotten it in writing ?? There’s dog poop on the elevator walls consistently for days, fire alarms that go off a few times a week if not daily for hours, management is awful and will not ever help and they are very rude. low quality service they provide to residents As I said it would be better off living in a dorm instead of paying all this money to live in a crappy apartment. There is always dog Pee and poop in the hallways and it will stay there for days. I can always hear neighbors having loud sex and management never does anything to contact them. 10/10 don’t recommend living here it’s awful. there’s always urine in the elevator as well and the fire alarms going off for hours at a time it’s just God awful. please don’t live here I’ve lived here for two years and it’s so not worth living here. The location is nice and is one of the nicer apartments in the area but it doesn’t say much since there’s always dog crap all over the elevators and hallways. my car has been broken into several times and almost stolen over the past two years I’ve lived here and management has never tried to install cameras in the garage or do anything about the break-ins to prevent them more. I don’t feel safe living here nor happy with the fire alarms, urine and poop in hallways/ elevators. The two top managers are the absolute worst don’t ever expect help from them I have reached out to them multiple times for numerous of problems and concerns that i have had. it’s always also a hassle to get packages, the new guy and overall the staff in the office are clueless to any sort of simple questions one might have. One time I waited about 10 minutes for a package and I ended up just walking out. I cannot stress to you enough how much I despise living here and please do not waste your time or money living here. I don’t care about how they’re switching vendors for fire alarms, this is gone to a point of months since February that the fire alarms have been going off for hours at a time this is ridiculous.
DO NOT MOVE IN HERE....the rent is no where worth it, multiple fire alarms every month basically 2 every couple weeks not even. They try and hit you with these fees and try and take your money pretty much. You may not trust me but I am warning you DO NOT MOVE HERE

The fire alarms have been randomly going off ALL THE TIME since May 2020. It is NOT worth living here!!! Absolutely worst.

Although right by tech i feel so unsafe. lots of cars broken into/stolen and sketchy people. They management is horrible and it’s very hard to get maintenance to come do their job and fix the many things wrong with our apartment. also management never helps with anything. Definitely will not be signing another lease. I do not recommend living here at all. save yourself all of the time, money, and stress!!!
I caution anyone considering The Suites at Overton Park due to poor management and their abysmal accounting system. We set-up an automatic monthly debit for rent and utilities only to find them double and triple billing on a regular basis. The management has extremely high turn-over, are poorly trained and the staff is run by mostly part-time college students who are unable to help with such matters. We find ourselves still battling with them over the final accounting almost a year later. This complex has the ability to be good, but my suggestion is to stay away until they figure out their accounting and hire adequate management.

The absolute worst management and even worse apartment complex. While the location is nice, the inside is always so dirty and my apartment was INFESTED with roaches. Hallways smell awful and don’t be surprised if you walk up on dog poop in the hallway or the parking garage. Grass areas around the complex are also covered in dog poop. Maintenance is terrible about being assertive and professional when it comes to fixing your problems. I was told my carpet would be new in my apartment and it was not at all. It was covered in pet stains and I have met several others who’s carpet was the same. WAY OVERPRICED FOR WHAT YOU RECIEVE. Do not even bother.

Don’t waste your money on this apartment complex. Over priced for the service you’re getting. They never respond to maintenance requests and the management/staff doesn’t seem to care. There is no respect in this facility, a lot of newer options that aren’t as pricy are available near campus. You come and tour and everything seems perfect, they won’t be treating you the same after you sign.

Don’t live here. They don’t take their students seriously and ignore your requests. It’s way over priced for what you’re getting, there are better options just as close to campus. When I called to get help they just ignored it. Maintenance takes forever if they even get around to it. When you sign the lease it sounds and looks perfect because they know what you want to hear, but I wish I would have known this before moving in here.

I’ve never written a review in my life but this place deserves one. My apartment with “new carpet” had fleas and roaches on move in day. It took weeks for them to get an exterminator to come spray for flees. The management is the worst in Lubbock and least helpful. Not to mention, everyone smokes indoors so the fire alarms go off once a week. Now that I’m not living there anymore- if my packages are sent there accidentally- they return them immediately even if I call and ask them to keep them for a few hours. They have zero care for their current and past residents and you’ll most likely regret living here.

I am currently a resident at the Suites and I am not thrillled with the treatment here. I moved in August 2017 and submitted a maintenance request for the many issues with my apartment to the front desk and they have yet to fix anything (it’s been five months). I spoke with someone about it and they said they were getting to it and brushed it off. The maintenance I need includes my door which the lock doesn’t work properly which is a safety concern for me and the fact that it is the only white door in the complex (because it’s a replacement door from previous renters who destroyed it and left the place a mess), also one of the sinks does not work and needs to be fixed. Something to note also is that my car was broken into in the parking garage so it is not as safe as they claim. They come around for quarterly checks on the tenants to make sure we haven’t ruined the place which I think is funny because they haven’t fixed anything I’ve asked for. I’ll be speaking with the manager tomorrow. I wanted to post so maybe they will handle my request seriously now that people know about the service. Thanks

I've lived here for several years and have loved it. It's nice because its a student complex close to campus, but it doesn't have all the negatives of a student complex. It's quiet, the staff are friendly, and it's walking distance to everything! Last year there were some upkeep issues, but this year they've started repairing everything and replacing all the carpets. It looks like a new complex. I highly recommend it!
Nicest apartments close to campus, in the middle of the busiest part of town. Maintenance is always quick and easy and management usually takes care of problems within the day. Love the security of the locked building/garage as well as all the other amenities included in rent. Everything is just what is advertised and there are no bad surprises. Totally worth the money!!
One of the nicer complexes close to Texas Tech campus in Lubbock. Unfortunately, it's almost purely college students residing there. If anyone attempting to rent an apartment is expecting normal apartment service, look elsewhere. The Suites staff is outrageously un-empowered, making them seem incompetent. The complex itself is not old nor rundown, however it is not uncommon to see vomit in multiple stairwells. The staff here has most likely given up on trying to clean and maintain the complex. A few big negatives arrived when I stayed there. One, they tried charging a higher amount than my contract rate. Two, they refused to change the carpet after it was apparent multiple animals had deficated on it. All in all the place is basically an upgrade from a dorm, but the staff are even worse and they laugh about gauging you of your money.
