Welcome to Chico, a charming college town nestled in California's Sacramento Valley. Home to California State University, Chico, this tree-lined city combines natural beauty with local culture. Bidwell Park, one of the nation's largest municipal parks, stretches across the city, offering miles of hiking trails and natural swimming areas. The historic downtown features local shops and restaurants, while the weekly farmers market showcases regional produce. The city's neighborhoods include preserved Victorian-era homes near campus and contemporary residential communities throughout the area. Current rental trends show moderate increases, with one-bedroom apartments averaging $1,201, representing a 2.5% year-over-year increase, while two-bedroom units average $1,411.
Officially nicknamed the "City of Trees" and "City of Roses," Chico features several museums, art galleries, and theaters.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Cedar Park Apartments
prepare to be blasted by a train that runs just over the fence at all hours. Apts aren't bad, but your neighbors likely will be. College kids, lots of parties that go into the AMs on weekdays, lots of beer cans thrown at your door and prophylactics tossed in the bushes. Also crime. There's a good chance your car will get broken into. Happens often and you should never leave anything in your car. complex does have it's own security that you can call and they're helpful
My roommate and I lived at Cedar Park III on the same street as 1 and I think 2. If you want to live right next to the train tracks, endure the blaring of train horns right next to your window and feel the wrath of it (shaking apartment, unsteady picture frames, pausing conversations/tv) then this place is for you! We were blindsided in to thinking that the train wasn’t as bad as it really is by the landlord. The inside was okay we liked that there wasn’t any carpet in our unit. No complaints other than minor stuff i.e, fans falling out of ceiling, the occasional garbage disposal failure, and no hot water for the first week (had to make 4 phone calls 4 diff maintenance tries). Be warned you may have some transient “neighbors” living in the brush across from the tracks. Our legit neighbors next door were 17-19 yr old girls who would occasionally get drunk and kick down a fence or two. One was so loud on a Tuesday night my roommate and I thought she lost a limb.
