The community looks lovely and everything is newly renovated. Staff is great and always ready to answer questions. New management is amazing

Apartment gives the basics for cheap, and it’s nice area, just noisy upstairs neighbors for myself and sound carries if the room door is open. Otherwise not a bad place for the price.

There are always going to be issues with places, but it would feel disingenuous to give anything less than five stars. For the price, location, and quality, I could not be more impressed with Cayce Cove. The rooms are spacious, appliances slightly dated as to be expected but functional, maintenance tends to take a while but recently has gotten a lot more timely, the community events and office are always nice, parking has never been an issue, and after living on campus at USC, that’s been VERY appreciated. Utilities included, parking included, very nice location, shuttle included, genuinely very good bang for your buck. If money isn’t at all an issue for you then of course there are more luxurious options, but I’d recommend Cayce Cove to anyone.

So far living at Cayce cove has been decent. The biggest issues have been the pool being closed down for over a year as well as our mail boxes not being working.

very good so far! I just moved in and it is very quiet and i haven't seen too many people. the riverwalk and the stores nearby are very convenient for the residents and its nice to be close to a grocery store and a bunch of restaurants

I recently visited an apartment complex that really stood out to me. As I approached the entrance, I was greeted by a well-maintained landscape, complete with vibrant flowers and neatly trimmed bushes. The lobby was spacious and inviting, featuring modern decor and comfortable seating areas. During the tour, I was shown a variety of apartment layouts, each equipped with updated appliances and plenty of natural light. I particularly liked the open-concept living spaces, which felt both cozy and spacious. The amenities were impressive too, with a pool, fitness center, and even a community lounge for residents. Overall, the atmosphere was friendly and welcoming, making it feel like a great place to live. I left with a positive impression and could definitely see myself enjoying life there.

My main furnace unit broke took over a month and a half to get fixed, my bathroom vent violently burst into flames and no one’s done anything about it still, it took 2 months to paint over the burn marks, you don’t maintain the pool like at all it’s disgusting, the 24/7 gym is often not 24/7 the office hours are unreliable and during the hurricane you asked US to contact the internet provider that you pay after the internet was out for 3 weeks. The trash bins are really far away we have to literally drive our trash out.

Excited about the amenities and being so close to campus and the affordability. There is a lot to offer at this price. I can’t wait to move in.

It’s aight cheap rent and you don’t have to pay utilities better than alight Everybody knows that the pool not working at the biggest complaint

The only thing that I can say is that the fact that I have to be in a position where I’m not able to get a good nights rest is because of the way things are.

These apartments have become increasingly disappointing—an absolute disaster. The staff turnover is constant, and the mailbox area has been broken for months. The pool has been out of service for over a year, and maintenance tasks are consistently left incomplete due to frequent changes in personnel. Despite this, the rent has increased this year with no visible improvements from last year. The surrounding area is poorly maintained, trash pickup is irregular, and the buildings often have garbage inside because some residents fail to keep the area in front of their apartments clean. The only positive aspect is the shuttle driver, who is exceptional and deserves five stars for her work—she’s the only good thing about this place. Cayce Cove, either lower the rent or start addressing these issues. At the current price, it’s unclear what we’re even paying for. This place has so much potential, but it requires people to start doing their jobs to realize it.

I have lived at cayce cove for almost 3 years now and have had no issues up until this most recent school year began. Since August my ceiling has cracked open and leaked brown disgusting smelling water FIVE times in a matter of 6 months. The property managers have done nothing to fix this. My roomate and I have contacted them countless times and even reached out to DHEC and still there’s been nothing fixed and we still get the run around when trying to speak to office workers. This year living at cayce cove has made me and my roomate never want to return, we are both clean people and because all of these floods our apartment smells of mold constantly it’s a health hazard that the property does not want to take responsibility for or fix.

This is a great place to live. The people here are friendly, the rooms are cozy and the events are fun. It would be better if the pool gets fixed.

They hired a bunch of new people and promoted some of the longtime staff, which is great. Overall mid experience. Try not to let them automatically place you with roommates if you can avoid it.

I went on a guided tour on June 10th and all staff was very helpful and every part of the apartment community was very clean and looking good

Good place to live during college. Nice common area that’s already furnished and good amenities. The only bad thing was maintenance response time to even urgent situations was lacking.

I love my apartment it’s peaceful and chill. Most time I be at work most of the days but when I’m at the crib it’s no problems. Everything is cool and honestly have no problem

It has been a wonderful living experience at Cayce Cove, the staff has been also wonderful but there have been some hiccups too. But overall I still recommend this place for prices and living

Its been a blast so far. I just wish the pool was open and my unit's mailbox was fixed. But over all I am having a great time here and hope have more fun in the future.

I’ve lived here for two years and the pool has been open for 2 weeks of it. They refill it up with water when there’s tours so it looks clean, but they never actually open it. The hot tub has never been open, not even for a day. Our back door has had a big hole in it where bugs fly in since we moved in and they said they ordered stuff to fix it a year and a half ago and never actually did. Two stars because it’s the cheapest rent in the Columbia area.

Office staff super friendly and work with you. Also cayce cove has several fun events and give aways for the residents. My only complaint would be the pool is often not open.

Cayce coves management is very cooperative and they are extremely helpful. The leasing managers are extremely friendly and they’re nice and respectful.

Great communication and very patient and informative. I move in soon and my process has been so easy. I haven’t met the staff yet but so far I’m very pleased and pretty sure when I do I’ll be satisfied

Being a student at the university, I found the location to be very convenient. The amenities are nice, and the office and maintenance staff are friendly and respond in a timely manner. Overall, I have had a great experience!

This apartment complex is average. I wish there was more activities to do during nighttime. However, I love the amenities and how spacious the apartments are.

I love the staff and easy process to sign a lease. I'm excited to live with and near all my friends. I'm also excited for all the amenities, like the pool, shuttle to campus, and an in unit washer and dryer.

Would never recommend to someone. Moldy bathrooms and the buildings are old, falling apart there’s definitely mold in the pipes. Management is poor even from the beginning

Pool is beautiful and staff are nice. You get what you pay for. Over all not a negative experience here. Met my needs for going to school and work.

The individuals in the front office are amazing. And the maintenance staff is amazing and quick as well. I enjoy living here and the individuals that keep it alive.

I haven't moved in yet but everything has been amazing so far. I love the bedrooms, i love how everything is included the move is going to be very very easy for me.

You get what you pay for could be better maintained though. Would be nice to have consistent heat but everything else seems to work usually. Staff is friendly

Maintenance is great, never had any problems from management. Overall good stay so far, definitely would recommend this any college students or anyone just looking for a cheap but decent place to stay.

My Experience living here been great. The staff is nice and friendly. Neighbors are great as well. I love it here. To be a big community living you would think it may be a lot of noise and honestly it's hasn't been anything like that at all. You can hear dogs barking and cars going by and people on the basketball court playing ball. Really is a great place to live

So far the staff has been very kind and helpful. They have explained my lease, ensured I was comfortable with the terms, and made sure I was well taken care of.

I love my roommates and office staff. It's a beautiful,, well maintained property and I, actually, feel "Safe" here which is most important.

I love living here ! Office staff is friendly and is always willing to help out. Grounds are kept very clean. People are super friendly as well. Always feel safe, even at night walking my animal. Love love love the easy Riverwalk access.

Moving in was good, but there were minor complications with the rooms being dirty and not having the right keys to get into my room or apartment. But over all moving in was easy and the roommates I have are very friendly so I think that the community is also friendly and welcoming.

Cayce Cove has all the required amenities, helpful staff, is a good price, and is a good distance from campus. The maintenance crew could be a little bit faster on response time, but other than that, Cayce Cove meets my expectations

From the welcoming staff, to the beautiful environment, Cayce Cove has given me more than what I’ve dreamed for. Everyone is so informative and thoughtful about every resident, and the residents I’ve met are very friendly. What I love most about Cayce Cove is the peaceful vibe it gives during the day and at night, where there isn’t too much noise to worry about from the comfort of my own room.

My experience here at Cayce Cove has been pleasant so far. The office staff are very nice, welcoming, patient, and efficient in handling issues. The maintenance staff respond quickly and always do an exceptional job. I have had an enjoyable time living here!

I have been here for 2 months, my roommates are friendly. I have had no issues. The apartment could use some updating but overall it is satisfactory.

It takes 2-3 weeks for every maintenance request including when the air conditioning breakers in the middle of the summer. And things break again immediately after repair causing you to have to wait another 2-3 weeks. Other than that it's a great place to live

Horrible living in a drug infested area and people in and out all day just horrible set of people . They are smoking all the time morning, noon, and night
