Living at The Caspian is great. It's a lovely, well-kept building. Friendly and response management. And nice amenities -- all situated in the heart of downtown Delray Beach.

Caspian is a great place to stay but don’t expect to get anything done quickly if you have an issue.

Caspian Delray Beach is the place if you have a pet! However I do not and I still enjoy my time here. The unit is large and the prices are reasonable. There are additional services that do come with charges for valet trash, mail, and parking. I

Caspian is located within walking distance to downtown, the intercoastal, and the beach. It was built approximately 6 years ago, but is starting to show its age already due to lack of maintenance and staffing. There was originally plenty of staff to maintain the units and common areas, as well as effectively and efficiently run the office. Over the past 2-3 years that has changed dramatically. Staffing went from 4-5 people to 2 1/2 people. It couldn’t be more obvious. Because of this intentional staffing shortage, lack of reinvestment into the property, and general aging, Caspian should be consider more of a high rent residence than a luxury residence. All of the services and amenities that once existed have been discontinued or are now under maintained. Security on-site is often plagued by non-functioning doors/locks and lack of video monitoring equipment. It’s quite a shame, because for a nominal amount of reinvestment by the owners, Caspian could be as great as it was when it first opened.

Caspian is a wonderful building, with amazing amenities and friendly staff and neighbors. The location is ideal, as you are close enough to walk to town (Atlantic Avenue is three blocks away), but not troubled with noise and traffic. It is a lovely and special spot!

My maitnence request are ignored and marked as completed without ever being acknowledged. My packages have been stolen. I complained about them being stolen, and requested that the camera footage by the lockers was looked at on 3 separate occasions, no one has responded. The common areas are a mess. The trees by the pool are dying. The trash bins by the elevators and in the garage are always over flowing. And the hallways are smelly, hot, and the carpets are stained. Management used to be amazing here, but the experience has gone down hill and it’s noticable.

The caspian is an amazing place to live, the resident adminstrators are amazing, but if your looking for a well maintained building you may want to look elsewhere as this place is super understaffed and the maintenance people are clearly overworked, ive worked in real estate for a long time and I know how hard it is to maintain a place like this, and the owners of the building are clearly neglecting that. Im not surprised rent keeps coming down as most people here are consstly vocalizing their disatisfaction and I won't be srurpsied if more of the good people leave and we see this place harder and harder to fill with quality tenants and really hope they turn this place around before that. Asa and Tammy are fantastic and I think why people stay as they are probably the nicest and most relatable staff ive ever encountered at a place like this, they really are why id say to consider living here. the maintenance staff is super awesome and very friendly so definitely would recommend them, as long as you're aware that it's just not the cleanest due to budget cuts clearly causing the neglect of this facility for the rates they charge...if they give you a deal, id say its super worth it though since its located in such a great spot.

The premier boutique building off Atlantic Avenue. Luxury, Luxury, Luxury to the max! Tammy and Asa will make moving into this exquisite property a breeze!

Greystar does not care about you and will treat you horribly. These apartments are way over priced and run by unprofessional management with zero customer service skills. Avoid at all costs.

I moved here from Asheville and I'm so blown away by how beautiful and clean the property looks. Even down to how well curated the landscape is. Also, the staff are so accommodating and nice. The Caspian is just another reason why I knew I made the right choice moving to South Florida.

Caspian Delray Beach is a great place to live! As a second home to us (we are from Canada), we always love it when we get here. The people are friendly (tenants and team), the location is amazing and the amenities are exactly what we need. It’s simply a great community to be a part of!

Caspian used to be pretty good. Now it is a workforce housing building with luxury pricing and lackluster maintenance. It’s unfortunate because this building has so much potential to be a great place to live. Unfortunately, unit turnover, management turnover, maintenance turnover, and lack of general care seems to be the standard at this point in time. Hopefully things will improve.

I love the location and amenities offered by the Caspian Delray Beach. It’s like living at a luxury resort without ever leaving the property.

It isn't good and has been on a steady decline. The upside to this community is the location and that is really it. There is zero sense of community and it does not warrant the price Been a resident for 4 years

Caspian is a complete disappointment. Building is far from luxury as billed. Grossly overpriced for what you get

Having ongoing maintenance issues. There is a buzzing noise inside the apartments that several tenants have been complaining about for months. Can't sleep.

The building is beautiful but management is more concerned with not spending any money than doing proper maintenance. Everything is responded to with an excuse, not a result.

The Caspian is the best apartment community I've lived in. It's close to the main drive in Delray AND close to the beach. The management staff is also the best I've ever had. I highly recommend The Caspian Delray!

The beauty of the Caspian design and the urban feel and central location make this sophisticated building perfect for my husband and I. The attentive staff and quiet neighbors (even the dogs) make this a great place to live. Walking into town or down to the beach just add to the reason why we probably will never move More than a few blocks away!

My living experience the past 4 yrs here at Caspian has been amazing. Attentive staff and maintenance team always willing to go above and beyond to make sure our living here is a class act. 5 Stars to Caspian for being the #1 community in all of palm beach county.

Everything about the experience of living at Caspian has been wonderful. The building is kept in impeccable shape, everyone is very friendly and warm, the building just feels like home. Great location, amenities, and service.

Because I am an out-of-state resident, I rely on Management to assist me with accepting packages, sporadically running the water in my apartment, etc. and everyone has been exceptionally understanding & helpful - much to my relief!

Gorgeous place. When I walked in for the first time i was in aboslute awwww. The staff if very polite, respectful and happy. The amenities are great. The area is so close to downtown. I will be here for a very long time.

Amazing polace to live. Sooo close to everything. I love the pool and the gym. The staff is by far the best ever. They are extremely helpful and attentive. Very well maintained building.

If you are looking for a more mature, elevated community Caspian is ideal. No noise complaints, relaxing days at the pool and just a half block from the Ave. Caspian was exactly what my husband and I were looking for. There is no other building in DelRay with the same standard of living.

I've only been here two weeks, but I already feel like the Caspian Delray is my home. From the apartment searching and viewing phase to the actual move in the staff at Caspian could not have been better and more helpful. It has been incredibly smooth to move into my new apartment here, and any question I have is quickly answered with a call or by dropping by the office. Cy and Toby are wonderful, as are the maintenance staff. Everyone says hello and stops to chat, and the tenants have been gracious and welcoming. I even made a couple friends already, and have gone on long - social distancing - walks with them. I was a bit anxious about moving during the pandemic, but all of my fears have been allayed by the cordial welcome and the warm community here at the Caspian.

I've been at The Caspian for over two years and have found the entire Staff to be top notch!!! I highly recommend this building to anyone looking to live in this area.
