Went to look at apartments and met Mary! She was the absolute best. She showed me all the details that most would miss. She was very attentive and so easy to talk with! Her smile and personality made this experience a 10! The apartments are super nice, great atmosphere.

Beautiful building. Nice pool to swim during the summer. Host community events, sometimes. Quiet and neighbors are nice.

I have had roaches since I moved in and they have done nothing to fix it. My AC broke and instead of getting new AC they put in a window unit and raised my electric bill by 100%.

Absolutely love Cascades at Southern Hills! This community has exceeded my expectations in every way. The grounds are maintained, and the atmosphere is quiet, and welcoming. It’s quiet living, which I enjoy. Good location and decently priced. However, there are plenty of issues with maintenance and insects, primarily roaches, the latter of which was finally solved after 3 pest control visits. I faced numerous problems when I first arrived, and after 3 months, they are still slowly getting solved.

Other than the roach issue I love it here. The apartment itself is the perfect size for Macie and I. I love the storage closet because it is huge. It's evident the complex is over 40 years old but they have done a great job updating it. I wish my patio was enclosed but other than that I'm happy here. The staff is awesome. They are all extremely nice & professional. They frequently do things for the residents such as cook-outs, Cookie Day, Movie Night, Halloween Pictures, Bingo, Scavenger Hunts and Cutest Pet Contest. Speaking of pets, I love that this is a pet lover's community. Macie is generally with me when I go to the office & they make her feel so welcome. They speak to her just as they soak to me. Love th dog park & although I've not used it yet, I love the gym.

Living at Cascades Apartments has been a good experience. Parking is close and covered. I have had a couple maintenance requests,and they were taken care of. I have a one bedroom apartment. Since I live alone it is plenty of room for me. Overall I have no complaints!

For the most part Cascades as been a great place to live. I relocated from Florida so I signed a lease sight unseen. Amity kept in touch and answered all of my questions and that made being so far away a bit easier. The office staff are all awesome. They welcome 95lb Furbaby whenever we are in the office. Any issues or concerns have been taken care of in a timely fashion and if that included a maintenace request, they are here with in a day or so. So overall I'm pleased.

Overall, I kind of like my stay at Cascades. The outside of the apartments look bad but inside looks good. Laundry needs to be cleaned regularly.

Cascades of Southern Hills is a beautiful safe community. The apartments units are affordable with very good management and maintenance team. Highly recommend checking this community first if you are looking for affordable living that is accessible to many of Tulsa's fun venues and recreational sites.

I lived at the Cascades from 2017-2024. It was a good place for me. I lived in both a studio apartment and the larger one bedroom. They were both nice and served my needs. I rarely needed to call maintenance because things worked well. The office staff was friendly and helpful, especially Erica. The location was convenient to several stores and restaurants. I moved this year because I work from home and wanted to move to a 2 bedroom unit. The Cascades has them but there were no first floor units available at the time my lease would expire.

Random addition charges every single month. I have been up to management at least twice a month since I moved in and every time I was treated very poorly. Pest control doesn’t come every 2 weeks like in the leasing papers it says they’re supposed to we had to buy our own bug spray and have been spraying our self but was charged $100 for not being prepared which is false as the pest control does know I moved everything like i normally do he had zero problems. When I called management they said they’d look at the notes and when I went in there they said there was no notes but I still had to pay and were very rude to me. Maintenance does not come within 48 hours to fix stuff.

STAY AS FAR AWAY AS POSSIBLE. the ceiling of my partners apartment collapsed, with moldy insulation several feet thick covering everything they own and some of my belongings. they STILL have not repaired the issue, are acting as if it is a nuisance to deal with, and told us “oh that’s been happening a lot.” they’ve done NOTHING to make this right despite physical injury and massive property damage.

1. After weeks you will notice roaches and they come to “spray” its water 2. Your heat or A/C will have constant problems and you will have to suffer till they feel like its too hot or too cold outside 3. They dont clean they just paint over 4. A 500$ pet fee?? When the apartment itself is worth $500 5. Management does NOT CARE at all 0%

This apartment complex is a big joke! The staff are rude and incompetent. They seem nice at first, but once they hand you your keys, forget it! They don't care! I have been having terrible second hand smoke issues from both neighbors living beside me and I have reached out multiple times but no response. Not to talk of the roaches! They don't care, yet they are always looking for ways to fine you at the slightest thing. The units are spacious and rent is affordable, but honestly, take your money elsewhere even if its more expensive, and pay for your peace of mind.

Cascades maintenance request or not fixed in a timely manner. When I moved in, the vent in my bathroom didn’t work it took them 23 months to actually replace it.

This place is awful. They have roaches, the maintenance is very slow to respond to calls, and the people that work in the office are always rude and make me feel like I’m always a burden and that situations with my apartment are my fault.

This is my husband and I’d first apartment together while we are still in college. We had great experiences with the management team. They were super friendly and helpful. It was slightly difficult to get the lease and move in process from afar but it ended up being alright. They were pretty flexible. My only complaint was that the place we arrived to was not in the best condition, but not awful. I just recommend being able to throughly check the place you secure before move in for and smells, broken things. We unfortunately we unable to do this since we were getting everything signed out of state since we needed our place ready upon arriving to Tulsa.

Do not rent ...my experience for last 4 yrs have been terrible, last year was charged a late fee and nsf charge and almost got evicted because of it, and it was my fault because there was a problem with the portal and it tried to take rent out my account twice, lack of communication is awful, takes forever to get things fixed, this is not just my experience, I have talked to other residents and they feel same way
