Property Ratings at Carolina Point Apartments
I overall enjoyed my time at Carolina Point. The location right off of I-85 is great if you can look past Woodruff Rd traffic (Moving to the area, I wish I knew how bad Woodruff traffic truly gets. It's no joke. I probably would have moved further away to avoid it if I knew). The office staff had a lot of turnover after the switch from Avana management after I first moved in. The staff is friendly, but not the best at replying, especially when you need an urgent response. The most frustrating part of Carolina Point is the gates. They are always open or broken- which led to a lot of car break-ins/theft in the complex. If an apartment is advertised as a luxurious, gated community... you expect the gates to work. Especially at the premium price they charge. I loved the open, spacious floorplan of my apartment and truly loved the unit I was in. But the increase of rates of over $100/month once my lease ended was what encouraged me to move. I get that rent increases happen, (especially in this market) but the amount of the increase issued to live in a complex with broken gates, staff that aren't there to help when you need it, and amenities that don't work did not seem fair.
stay away from this apartment! Horrible Management: 1. They overcharged everything. If you want to add roommates to the lease, there ask for an extra $500/each. If you want to leave the apartment, they ask for 60 days' notice! Or you will need to pay for the next two month rent. 2. The maintenance team was terrible. It took them 3 days to replace a light bulb for me. 3. The gate is "always" broken. It was not functional at all. It even closes before I went through it several times. 4. The internet is the slowest ever. You can only choose ATT. 5. There aren't enough parking lots. You have to park far away from your apartment especially on Friday.
Beware of the gates and poor management. I am not a resident but, I had went to visit a resident. We entered the code to open the gate. As we drove through the arm came down on my car. The arm did substantial damage to my car. I was told by Lisa, the manager, to get an estimate and it would be taken care of. I got the estimate and now Carolina Point is refusing to pay. They are actually wanting me to turn it on my car insurance. Good luck if the gate does any damage to your car. Thankfully the gate arm has been removed. Too bad it wasn’t removed before it malfunctioned and damaged my car.
Its easy for me to promote Avana because, for instance, just the last maintenance request I put in was handled professionally and quickly. Friendly management is also what Ive experienced. Of the few maintenance requests I have put in I receive a quick solution and its fixed quickly as well.

Avana seems to be a safe place to live mainly due to it being recognized as a gated community. The grounds are lovely and my apartment is nice. I am proud to have my friends to visit.

We have lived here for just over six years. That alone should tell you how much we love it here. The office staff try very hard to make sure all concerns are taken care of on a timely basis, and when they can't they keep you updated as to the progress. The maintenance staff is outstanding. They regularly perform preventive maintenance on most systems so there are no issues however when we have needed repairs they have always responded same day, well as long as they haven't left for the day. If they have then they take care of it first thing the next day. They are always on call 24 hrs a day for emergencies, and they responded within an hour when my a/c went out after 10pm on a Friday. They call it a sidewalk community and it really is. You can get almost everywhere without having to cross a street. Landscaping is usually good, issues occasionally but nothing major. Now and then neighbors are slobs and will leave trash or dog waste around but the staff is pretty good about getting it picked up quickly. The pool, grills, fire pit, clubhouse, and business center are always available. If I could improve 1 thing, it would be our gates. Every electrical storm seems to knock them out, or careless newcomers hit them and it takes too long for the repairs.

Avana at Carolina Point is a great place to live at no matter what stage of life you're in and everyone I've encountered in their office has been very friendly and helpful! I moved to Greenville for a job and I did extensive research on apartments in the city and I can honestly say, this community checked off every box!

We just moved to Greenville and living here at Avana has been amazing. We love the community. Everyone here is so nice and the staff is always more than willing to help and answer any questions you have. We love our apartment and the floor plan is absolutely amazing. Not to mention all the amenities. You cant beat the lovely courtyard, pool (which my kids adore), and the 24 hour fitness center is awesome! Avana at Carolina point was a home run for us and were so happy we found it!

The WORST customer service. I have lived here for 3 years now, and the people who work here have been rude since day two (because they are nice until you sign the lease). After you sign the lease, it is a 180. I usually don’t complain about customer service because I like to give people the benefit of the doubt, but it’s been so bad for so long. I won’t write a novel on here, but if you have another apartment in mind at a different location, I highly recommend choosing a different location. The customer service really is that bad, and it’s been that way for the past 3 years.

I had a pest issue and normally pest control is on Mondays only. I called the office because I had an ants issue. They told me they would contact pest control and call me back withon the hour. I received a call back withit 30 minutes and was advised they will make an emergency visit on my behave. I was very pleased. Thank you Avana for taking care of your residence. The office and maintenance staff are wonderful.
Living at Avana at Carolina Point has been a great introduction to Greenville living. We are close to several shopping centers, restaurants, and work, without having to deal with traffic. We love the events put on monthly for us as residents, and the amenities that are kept clean and updated for use.

It was preasure to know that our maintence team has responded very promptly and fixed the issue in a day.
We live at this place for six months, but the management is very bad. They would not return your concerns or phone calls. Everyone is paying for pets control, but insects are all over the campus. The in/out gages close quickly and damage both of our cars, but they would not do anything about it. After 6 months lease, they raise the price up to the roof.

I relocated to the Greenville area from out of state and was fortunate enough to procure an apartment here at Avana. It's an aesthetically amazing community which feels very safe and welcoming. The staff has been tremendous and very accommodating, as well as the maintenance crew for a couple small issues I observed when initially moving in. The location is secluded enough to be peaceful, but within about 10 minutes of anything and everything you could possibly need. Love the community and highly recommend it to any and all apartment seekers!
