Property Ratings at Carmel Creek
Great apartment complex and even better maintenance record, shoutout to Jose G! Having lived in several apartment complexes over the last 12 years in San Diego, I gotta say Carmel Creek stands out especially when it comes to maintenance. You put it in a request on the app (for anything really, plumbing issues, kitchen stuff, etc.) and maintenance is on top of it within 1-2 days. Most recently, we had an issue with out microwave. Jose came in to take a look and replaced it for us within 30 minutes with a newer model! Carrying 2 flights of stairs with the old & new microwave since we live on the 3rd floor, and unfortunately there's no elevators (though that usually doesn't bother me - just feel bad for when folks have to carry heavy stuff!). Other that that, we've got great amenities (pool, gym, the usual) which are very well maintained as well. Quiet complex, decent neighbors, great staff. Couldn't ask for much more than that!
The price of this community is comparable to others in the area but the quality is terrible. within days of moving in it was clear there is a terrible mold problem. The overwhelming air freshener when we toured should have been our clue, immediately after moving in we started having breathing issues , and confirmed by allergen test at the doctor we were all testing high on mold allergens. The property management denies it and tell you it’s a cleaning issue but we all know that is a deflection from the actual mold problem. The buildings are situated where the stairs connect right by the bedrooms and make a loud rattling noise when someone goes up/down which happens all night long. If you value your health or sleep this is not the place for you.
This is NOT a luxury apartment complex, though they may charge luxury prices and brand themselves as such. The best parts of living here are the location and your actual apartment: good square footage, large balcony space, no trouble with any appliances, ac/heating, or plumbing. The maintenance team responds to repair requests in a reasonable timeframe. The landscaping team also does a great job and the plants are lovely. The flooring, carpet, appliances, bathrooms, closets, gym and pool would be best described as "standard". The neighbors are fine and there are sometimes dogs barking and children screaming but it's overall okay. The worst parts are some of the public areas. The garbage isn't picked up often enough and the trash will be spilling out the dumpster, all over the ground, and blowing into public areas attracting all sorts of pests, this is even after numerous resident complaints about the disgusting trash issue. The public areas of the buildings like hallways and stairwells are never cleaned or maintained by anyone so the walls and floor are dirty, dusty, and have little bits of trash, spiderwebs, and dead insects. The front gate is almost always partially broken and instead of punching in a code, your guest has to find your name and it's supposed to call your cell phone but it has never worked for us. The management will increase your rent every year by the absolute maximum amount allowed under rent control laws. There's moving trucks every other weekend and turnover seems high.
Do not move to this prison. Worst decision I ever made. I think they paid that person to write a 5 star review due to all the bad reviews. This place is made like card board you hear your neighbors doing everything! Even bathroom business. The noise level is through the roof. Dryer vents next to bedroom windows. Dogs barking for long periods of time and management does nothing. Dog feces everywhere. Vandalism, car ports have collapsed on cars, half the gym equipment doesn't work, pool area is full of screaming roudy children and police have come due to a man threatening tenants at the pool. Floors bleed on your feet, units are dark like a cave, washers ruin your clothes, unsafe traffic. Rent increases are huge after a year.
If I can live here forever I will. I have lived in different apartment complexes in the area and Carmel Creek has all the pluses and is second to none. The service and professionalism of the management and maintenance staff is consistent. The two dog parks have added a social life for our four legged love as well as for us. I would not spread the word so that demand would not soar and rents would not raise, but I find it unfair for Carmel Creek staff as well as for potential renters. Best place to rent!
