Property Ratings at Capes at Ventura
I lived at Capes of Ventura for a year, and it was nothing short of a nightmare. Initially, the staff seemed friendly and helpful, but that was just to make a sale and get new tenants in the door. Once we signed the lease, everything changed. Apartment Quality: The building is in TERRIBLE condition. After the first rain, we had a leaking roof that caused water to pool on the floor and damage the ceiling. Despite multiple complaints and five separate requests to fix the roof, the management ignored us until finally sending someone to make repairs. Unfortunately, it didn't help— the roof still leaks every time it rains. There are termites everywhere—between the walls and closets. They never made any real attempt to address the issue, offering excuse after excuse. On top of that, there was mold in the walls. The management had painted over it to make the apartment look presentable to new tenants, but once it rained, the mold reappeared. And, of course, they never fixed it. Amenities: The pool and hot tub are always dirty and smell bad, making them completely unusable. The hygiene is horrendous. The grill area is always broken, and instead of fixing it, they just put up a sign saying “grill doesn’t work.” It was never repaired during my time there. Neighbors & Noise: The neighbors, especially those with dogs, were a constant source of noise. The dogs barked non-stop, and the management completely ignored my complaints about the noise. There's no peace or quiet in this place. Management & Staff: The management and staff were the absolute worst part of living here. They were rude, disrespectful, and unprofessional. The office staff frequently lost keys, didn’t seem to care about tenants, and would forget important details. It was clear that they were only interested in making a sale and sending out monthly bills. When issues arose, they were unresponsive and uninterested in resolving anything. In summary, living at Capes of Ventura was a terrible experience. I would advise anyone considering moving here to run in the opposite direction. The apartment complex is falling apart, the management is unprofessional, and you’ll be dealing with constant issues that will never be addressed. Stay away!
Worst apartments ever. Waste of Money. Very terrible management. Ever year it’s a new management always marking promises they can’t keep.
This by far the worst place I’ve ever lived. The charges are absolutely ridiculous. Everything is OLD. The only thing that has been officially updated is the gym. The STAFF (with the exception of 1) are useless. Il lived there for 3 years and EVERY YEAR the staff changed. Only in the last year did maintenance stop slapping tape on things and actually fixing what was wrong. However, the choice is yours. Be mindful that your rent will go up every renew— approximately a 9% increase!
If I could give this place a 0 star review, I would!! The sorry excuse for a man named Adam in the office is the LEASE helpful man. My Aunt and cousin had to live in their downstairs apartment for years with growing black mold. My aunt made numerous complaints to try and get it fixed. It took my aunt calling code enforcement from her death bed before anything was even done about it. To make matters worse, code enforcement yellow tagged the place because of the MOLD and ADAM temporary kicked my family out of their apartment while the mold was being “cleaned up”. He did NOT put them in a motel like he’s supposed to, no, he kicked them to the streets. Thankfully for my dying aunt, she was already at a care center DYING, but my cousin became homeless. Adam is now trying to charge my cousin, whom no longer lives there, over 7 thousand dollars. This ended up going to court. Adam and my uncle, whom was a sub leaser because my aunt and cousin were helping him out before she passed away, decided on an agreement that if they move out by a certain date and time then they wouldn’t owe ANYTHING!! So they did and now my cousin is being charged. Not going to happen. By the way, my Aunt passed away and these people didn’t start cleaning up the mold until AFTER her death. Probably trying to cover their butts because I’m pretty sure that the mold is what progressed her deterioration. Her immune system was so weak from chemo and radiation and after completing her treatments, she had to go live back in the mold infested apartment.
I called to office to set up an appointment to be shown a unit, but when I arrived the leasing rep told me there were no units available to be shown. Waste of my time to drive all the way out there when he could have said that over the phone.
It is a very loud complex. People blast music at the pool all day and half the night. Tenets are extremely rude. I don't recommend living here.
Great place to live, there are a few bad things: Spa is always dirty Pool heat never works Pool gates are rusted out and will cut you (be careful) And they increase your rent every year by at least 50-100 dollars Otherwise quiet neighborhood, good schools, property is kept up well. If they didn't keep raising the rent on us we would have stayed longer.
Overall we like our apartment. The outside is niceand has been re-done within the last few years, but there are certain things that need to be updated. The counters are cheap laminate covered. The dishwasher is old (I refuse to use it) the floors are laminate wood. They are clean and will do for now. The pool is nice and we feel safe in the area. Not the best and not the worst. We are happy there for the time being.
The complex is well kept and quiet, the staff is nice and will address any problems with your apartment right away, but the rent prices are really high. We have two dogs which increased the price further ($50 each per month!). We could not afford to stay if we didn't have a roommate.
