Will not be moving in. This place is a mess. The pictures you see on the internet are deceiving. The complex looks terrible and extremely unkept.. The pool isn’t open. Didn’t get to see the inside. After seeing the outside I knew I didn’t want to live there. Not to mention the Management! The office is only open 16 hours a week. They WILL NOT answer the phone and REFUSE to return your call. I called last week and left a message during office hours. Five minutes after calling I went into the office where the management sat at the desk next to the phone. Please don’t waste your time.

Honestly, I think that your experience here can really be dependent on who you are and the kind of tenant you are. I don’t want to downplay anyone’s legitimate problems or concerns but I have been here for four years and I have never had any major issues; but, I keep to myself, respect my neighbors, take care of my unit, and communicate any concerns when needed. Pros: -Maintenance is absolutely amazing. Jeff and Monty are both kind and quick, they’ve never given me a hard time about fixing or replacing anything. -Glee can come of as unfriendly but she has never been mean or rude to me. Michelle is great to work with and she is very nice. They’ve both always handled my lease renewals and any concerns efficiently and in a timely manner. -The units are spacious, clean, and a great place to call home. -I’ve only seen one insect in my unit (in four years) that wasn’t a stink bug or fly that snuck in an open door. -they have recently installed many security cameras, and new outdoor lighting, throughout the complex. The negatives: -the playground is definitely not made for smaller children. One slide has a large drop to the ground and then the other is TERRIBLY placed and if a kid isn’t paying attention, they will smack their head on a wooden beam on the way down. However, there are MANY parks within just a couple of miles from the complex. -parking sucks..like really sucks sometimes. -you’re required to have Cincinnati Bell Fioptics for internet/tv -they should really consider another trash disposal option because there is one single trash compactor for the entire complex. -no recycling option (that I am aware of).

Management is poor and so is the fact u pay for too much stuff so u have to pay for water in the building even though u don’t use as much gets divided.
We love our apartment and the neighbors. It seems like management is here to stay. We love the maintenance guys!

We have lived here for 5 years and have seen so much. It has really turned around here. The office staff genuinely cares and the maintenance guys actually do their jobs. We will be staying another year.
Anxiety, Stress and Disappointment. Over and over again. I have been a resident for almost 6 years. I moved here my last year of college and initially loved my apartment. If interested in moving here, please beware that management turn over is very high. The average time a property managers stays is less than 6 months and for assistant property managers even less. The high turnover results in high work loads for the property managers, policies being inconsistently communicated and enforced. I have become numb to the "new sheriff in town" routine each property manager plays and don't know who or what to take seriously. Property managers do not last long and the chance to build a relationship with management is almost impossible. They have coporate come in to help who are cold, brief and not personable. They have had temps and many people fired for theft, fraud, or no shows. The past 2 years especially have been challenging to say the least. Ranging from trash can over flow, maintenance charges for blinds I never needed, dirty pools, stolen packages delivered to the club house, dark hallways (lights not being replaced) a late fee, court fee AND attorney fee for being 1 week 1/2 late on rent. My daughters tuition payment took priority this past month so I prepared myself for a $50 late fee but to my surprise was charged an additional $155 fee for court and attorney cost. In 6 years time I have paid my rent late 3x and have NEVER incurred additional fees. It is so unethical to NOT be consistent and transparent in policy. The property managers are ALWAYS stressed, at capacity and rarely answer the door or phone. Simple questions and concerns go neglected. The lies, rudeness, neglect and disregard for the amenities that I am entitled to as a resident is stressful and unacceptable. I will be leaving when my lease is up. Life is hard and to have to stress over the security of your home, where you pay your hard earned money, doesn't make sense to me. Trust me when I say, the perks of these apartments are NOT worth the stress that come with management. I am flexible, empathetic and not easily roused but my experience with Canterbury has challenged me in every way. Keep looking.
If I could have rated this a place a zero I would. This place is run by the most incompetent staff I have ever met! They do not give a crap about their residents! They are constantly changing office hours so residents can't come in and schedule an appointment. They have no answering machine so residents can leave a message. When you ask a maintenance person for help the response you'll most likely receive "I don't know, I just do what they tell me to do...". They will tell you maintenance is coming in (SEVERAL LETTERS) and make you rearrange your schedule but then will not show up!! Parking is a nightmare, they barely mow the grass (until they hire a landscaping company half way through the summer), don't count on any snow removal and we live on a hill. The worst apartment complex I've ever dealt with or lived in. FILLED with drug dealers. There is only one trash compactor for all of the buildings. Once it was so full that they sent out a letter asking residents to keep trash in their apartments until it was picked up. Pick up was three days away! No I'm not kidding you. Terrible. Should have realized it was terrible place when they lost alllll of our paperwork three times. Don't live here. There are several other complexes in this area. Just don't do it. Clearly we're not the only people who feel this way, just check out the other reviews. Don't do it. Keep driving.

They are never in office and never answer phone. They do not return calls and charge extra charges they make up but never call back to see what they are for.

Do not move here! The office is consistently closed! One of the workers cars will be sitting out front of the office but they will have the door locked and will not answer their phone for anything. The inside of the apartment itself is decent but what you have to put up with outside of it is not worth it. They accept section 8 so there are a bunch of kids running around unsupervised disrupting residents. They run through and play in the halls right by people's door. They knock on people's doors and run. The cops are constantly here because of them but apparently nothing serious is being done. We pay the full amount of rent which is $659 (discounted price for 12 months) and it is definitely not worth it. We might as well live in the Newport projects regarding neighbors. My husband has had to go outside multiple times to tell the kids/young teens to stop playing in the hallways late at night. We aren't even halfway through our one year lease and are ready to move. They can't even keep people to work in the office and it took us almost a month or two for them to even get all of our paper work submitted and approved for us to move in. Please consider somewhere else to live, you'll regret moving here.
I am a second time resident of Canterbury House. About a week after signing my lease and moving in, the whole office staff was fired and replaced, who summarily attempted to raise my rent because the old staff had misfiled paperwork, despite my lease very clearly stating the amount of rent to be paid. Two months later, I was a bit short on rent and had to be a couple days late in paying. The new office staff assured me this would be fine, then when I went to pay it I was told I must have misunderstood them, as it was not their policy to waive late fees. In the winter, I have routinely had to walk home from the bottom of the hill due to the fact that no snow removal was attempted in the slightest. The office told me to go read my lease statement on snow removal and hung up. It states that snow removal is a gratuity, and is not guaranteed. The secondary access, stated in the lease to allow residents to reach the top of the hill in inclement weather, has never been opened or used in any way. There is only one dumpster for the whole complex, and it is so rarely emptied or had its compactor function used that trash is always spilling out onto the ground. The management makes little to no effort to maintain the grounds. Dog waste is allowed to accumulate until someone from maintenance or the cleaning crew comes by and tosses it into the drive lane on onto the sidewalk. Trash is left outside residents doors on on top of cars for days at a time, with no action by leasing staff. The maintenance team declines to work on even the smallest of problems. I called in and complained of a leaking toilet. Three days later, a maintenance man came by to tell me to jiggle the flish lever until it stops running, then immediately left. All in all, I would recommend this apartment complex to no one, even if it were five hundred dollars per month.
In the ten years of living in NKY I've never been happier with an apartment then the way our family is here.
