The secret is out – Buffalo is an idyllic city for renters on a budget with its low cost of living and affordable apartments. As the second largest city in the State of New York, Buffalo is a hub for innovators, entrepreneurs, artists, musicians, and so many more. Known as the Queen City, Buffalo is also nicknamed the “City of Light” because it was one of the first metropolises to benefit from the light powered by the Niagara River.
Nestled along Lake Erie, Buffalo is home to an array of lush parks and beautiful views. There’s no shortage of entertainment options in this major metropolitan area. Residents enjoy cheering on the Buffalo Bills at New Era Field, listening to live music at Canalside, and sipping a pint at one of the many local breweries in town. The city’s affluent past has left behind historic architecture, ranging from grand buildings in Downtown to 19th century Victorian mansions.

Property Ratings at Campus West
Do NOT move here! A friend of mine who also lives in the building reported seeing roaches in the garbage room on her floor, and not long after, she started noticing them in her apartment. It took management months to finally send an exterminator, and during that time, they were barely responsive and offered no real support. And that lack of responsiveness isn’t limited to pest control. Management is consistently unresponsive to a variety of issues whether it's maintenance requests, noise complaints, or general concerns, you're often left waiting with no follow-up. While the apartments may look modern and appealing on the outside, they’re cheaply made. You’ll quickly notice issues with materials and construction that suggest corners were definitely cut. The parking situation is also a nightmare. Limited spots that are already taken and street parking is terrible considering the building is in the center of a residential neighborhood. They raised my rent without telling me prior too, just send a letter stating I was past due the difference, and I always pay on time. Bottom line: This place might seem nice during a tour and in pictures, but the experience of living here is far from it. Not worth the money or the stress.
Walls are paper thin, you can hear the neighbors beside you and the unit above.
I moved into this apartment when it was newly built, and initially, everything was satisfactory. The cloud bed was an interesting feature. However, I quickly realized that it was very difficult to get in touch with the management whenever I had questions. Although the apartment was new and didn't have many major issues at first, things took a turn for the worse in the second year. The parking situation became a mess, with some residents posting complaints in the elevator, but there were no improvements. We frequently experienced a lack of hot water, and the AC and WiFi often went down. Getting help from the management was nearly impossible, and when contacted, they couldn't provide an estimate for when these issues would be resolved. They simply said it wasn't their responsibility. Considering these ongoing problems and the lack of support from management, this place is definitely not worth the rental fee.
For context, I have lived here for years and have paid my rent on time every time. I’ve never received any complaints from neighbors, caused any sort of trouble in the building, and I have only reached out a handful of times for things pertaining to maintenance/parking lot issues. It has become impossible to get ahold of anyone for maintenance. The heating and cooling system hasn’t worked properly since January, and we’re getting ready to approach June. APL Property Group LLC has done very little to fix this. Nobody answers the phone or email. Workers have left because they weren’t treated or paid fairly. Unfinished projects in the building include the following: 1. Additional washers and dryers which were mentioned during the apartment tour have not been added. 2. The storage space (shown and mentioned during the tour) remains incomplete and dusty with various construction materials strewn about. 3. A broken Key Fob box is located on the street side entrance (they just left a hole and exposed wires where the Fob box once sat). This was broken for months and tenant notified APL of this. They lied in my face and said it was just fine despite me living here and seeing it on a daily basis. This building has had homeless people living in the basement. TVs were stolen from the fitness room and lounge area (can’t blame the building for that). I was told they would be replaced maybe two years ago but only the lounge space TVs were replaced with no remotes, leaving them as props for the sole use of staging. The new cleaning associate is as sweet as pie, but doesn’t do a thorough job at all. Did I mention the heating and cooling hasn’t worked properly in months? I wouldn’t be surprised if this building didn’t pass necessary inspections.
