Property Ratings at Campbell Ranch
I moved into Campbell Ranch almost 6 years ago. When I got here it was not a bad place, but it has been falling apart. At first the laundry room was trash, but we got a new laundry company. Now the laundry room is just always trashy, because most tenants don't care enough to clear their own lint and if they do they just toss it on the floor. The parking lot was resurfaced not too long ago, but there are broken cars, there are some motorcycle spots but consistently cars park in them. The playground has been broken for over a year. The second gate has been broken and stuck shut for over a year, in fact it is a safety hazard because often when you are arriving to drive into the gate there are cars exiting out the entrance gate. Cars arriving in the first gate blow through the first turn as fast as they want, usually cutting far too close to the left which is the oncoming traffic side, almost causing accidents. The trash dumpsters are disgusting and always overflow. WM doesn't manage trash that isn't in the dumpsters, so the dumpster enclosures are disgusting. Landscapers use blowers and that just gets annoying to hear all the time. They never do anything about whatever ends up in the parking lot, so rocks and stones are ever present in the parking lot. The pools, during pool season, are more often than not closed for maintenance. There are more and more tenants that don't care about anyone but themselves. I have almost gotten in fights in the laundry room either because people leave their clothes and don't rotate them, which is necessary for them to do so the rest of us can use the machines.
Don’t move in here! And if you do make them write down EVERYTHING they say and promise you, especially the property manager. Multiple times I would meet with her in person and she would tell me one thing and then later either not follow through or just flat out deny what she said to me. Treated me like a criminal after my bank account was compromised and my rent payment didn’t process correctly. They also would regularly raise rent by significant margins and justify the value went up and they were making improvements. The most major improvement they made to the property was re doing the staffs offices and reception area. AGAIN I RECOMMEND LOOKING ELSEWHERE for housing housing needs

I called the other day asking about apartments and was scolded over the phone. It was a bizarre experience to say the least but I will definitely be telling all my friends and coworkers to avoid Campbell Ranch!
I lived here for a year (August 2018-August 2019) and had the best experience. If I hadn’t moved up to Phoenix to be back with family, I would’ve renewed my lease and stayed in my apartment. My old roommate is still living at Campbell Ranch, and just got transferred to a one-bedroom. We seriously love this complex. It’s in a nice neighborhood (I never felt unsafe), the rent is super affordable, I never found a single cockroach or pesky critter, maintenance is on top of things (one example: I called about a month in to ask them to fix our leaky kitchen sink and they REPLACED the whole thing), the office staff is literally incredible (thank you especially to Kayla and Leah for always making me feel welcome and at home), there’s awesome restaurants and grocery stores really close by, and I could go on for a lot longer, but I’ll stop. Like I said earlier, I had the best experience living here. I highly recommend Campbell Ranch.
Maintenance team is not good. They will just try to close the work order, rather than solving the issues. you may have to visit at least 3 times for a single issue before it is solved. Apartment are old and floor plans are not that great. And does not make much sense.
The worst place to live. The pools are always closed by repair. They tell you that they include water and at the hour they charge you extra. We have been living here for 5 months and the air conditioning has already decomposed 2 times. The first time it took 3 days to fix and they gave us air conditioners for the second time they told us that these airs were totally in use all when it seems very irresponsible on their part. We had two nights without sleeping at all for our activities due to this negligence and we have to be behind them. The same happened with the oven. the washing centers ruin the clothes. the sounds and the walking of the neighbors above are heard. What else do you want to know? The ladys of the office are nice but still is a mess living here.
Apartments are very well maintained and in good area close to major shopping and bus lines and very reasonable priced
Close the university, yet quiet and quaint. Spacious and lots of lights. Older fixtures but well cared for. Maintenance can be a little slow.
This apartment was well worth the price. Management is always on top of repairs, and maintaining the grounds of the apartment. Customer service is always pleasant, and I really do enjoy living here. The courtyard is large and open, giving you a place for your dog to run around, a grill for cookouts, and a pool for all of your swimming needs as well. The laundry facilities are located fairly close to your apartment, but they are not actually part of the apartment, so you should be aware of this before you movie in.
