Property Ratings at Camden Hills Apartments
This is the only complex that I know of in the area that allows smoking in the apartments themselves. I was a resident for a year and a half when they moved a heavy smoker into the apartment below mine. Immediately I had issues with smoke in my apartment. I could not sleep in my own bed on some nights because I would wake up with a headache. Management was "nice" and let me out of my lease, but it took almost 2 months, a lot of stress, and many phone calls to get any action from them. I had issues ever since the management changed actually (which they also did not communicate well). In the months prior to this I had waited over 6 months to get a fire alarm replaced, I finally had this done when I threatened to withhold my rent payment (this is their responsibility, they came and changed the batteries once, did not let me know they entered the apartment, and ignored my explanation that it's not the batteries, it's the unit itself that needs replaced). I am living in a very similar unit in Peoria now. Not only is it cheaper, I've had maintenance orders taken care of in the same day. At Camden Court/Camden Hills the units themselves are nice since they are new. They are "pet friendly" though they didn't really think about that when installing the carpet. The pet friendly unit I have now has a protective pad under the carpet for accidents so you can actually clean it and the smell doesn't soak through the pad and linger... I spent a couple hundred dollars attempting to clean my carpet to learn that the pad itself needed to be replaced. If you are ok with risking living with secondhand smoke and don't have any allergies to it then this might be ok for you, otherwise I would strongly encourage looking somewhere else.
Fair experience here. The office over the building doesn't like to help their renters though. Asked for paint to fix our wall multiple times over a 14 month period so we wouldn't get charged for it. They said they would get it to us because it's a "special blend". Then charged us $130 after we moved because they failed on their end to provide it and even though Mark Wagner said we wouldn't have to pay for it. So apparently his word is not true. They don't clean the outside vent filters which is a fire hazard and should be reported to the fire department, so make sure you maintain your own. If your toilet breaks good luck because all you're told is to get a plunger and that they aren't plummers even if it's a pressure switch issue you can't fix yourself. Apparently some things are just beneath them.
