Calibre Bend Apartments

My son moved into this property and he LOVES it. The staff is great, the property is really clean and the apartments have all of these extra shelves that make them really homey. We love it.

I reached out to Calibre Bend multiple times over the course of several days with a very simple question about floor plan availability. Despite being polite and clear, I was never given a straight answer — just repeated auto-responses and vague replies that didn’t actually address what I asked. I was specifically inquiring about a particular 1-bedroom layout (Breaker Upstairs) and a potential move-in date in the fall. After five days and several follow-ups, I still couldn’t get a yes or no. Each time, the responses seemed automated or completely disconnected from what I had asked. This kind of communication breakdown during the leasing process is a red flag. If this is how they treat people before signing a lease, I can only imagine how difficult it would be to get clear answers or timely help after moving in. It’s a shame, because the floor plans look promising — but poor communication from the leasing team is enough for me to take my search elsewhere.

We arrived here to stay for a few months until we buy our own place. We liked it so much that we ended up staying for three years. I know the rent is going up, but it's still cheaper than other places that don't even come close to Caliber Bend. I could list all the good things, but there's no need. I will only say that the safety of the place, hospitality, quality of life inside and outside the apartments, location, are on the list; and more, much more. I live in Calibre apartments for almost 3 years and I highly recommend this place. Quiet, clean and well maintained property. The team is wonderful. Sammy and Jose work so hard to keep the sparkling. Janice is a very competent young woman that manage the CBA very well. We have so complaints.

Seriously. Stop searching. You will not find a better place to rent than Calibre Bend. Great location. Great environment. Friendly neighbors. Awesome office staff and awesome maintenance staff. You truly feel like they care about their tenants and the property.

The front office is fast to respond and take care of things, especially compared to everywhere else I've lived. Apartment was very clean when I moved in and there is regularly scheduled pest control.

Management is pretty responsive and quick, especially compared to other places I've lived in. It was clean when I moved in and there's regular dryer cleanings and pest control.

Calibre Bend is everything you’d want in a place to call your own! A reliable maintenance team, awesome floor plans, a beautiful pool area, pet of the month opportunities, scavenger hunts, food trucks, and they keep the community nice and clean! Most importantly, we feel safe here. They really care about their residents, plain & simple!

The maintenance guys Jose and Sammy are super nice, fast and get the job done! Couldn’t ask for a better maintenance crew. We’ve lived here almost 5 years and we love the location!

Exceptional customer service, beautiful apartments.

The property is very well maintained, the office is extremely responsive, helpful, and caring. Maintenace issues will happen anywhere but the maintenance team here responds so fast and they are always friendly. They host fun resident events. The reviews on here seem to be old as the management here is wonderful. Great place to live!

The apartments are nice enough, some moreso than others. From what I've seen, none are as nice as the one they show to you. The front office and maintenance teams are responsive but there is a lot of old equipment (washers/dryers, AC units) that are in need of repair constantly. Mold is an issue but that's probably a Florida thing. The front office and maintenance teams were very well prepared for the hurricane. The downside is the cost, which is rising rapidly. Our rent increased 15.5% last year. When we asked how they justified that increase, we were told they surveyed (meaning self selected) other apartments and the market determined that increase. However, we were prevented from seeing that survey and how they selected comparable apartments. Given that lack of transparency, I fully expect another 15% increase. Overall, we are satifisfied with the apartment and the front office is very well run. Again, it comes at a pretty steep cost. That cost is the primary reason for not giving them a higher rating.

I honestly don’t write reviews, but in this case, it was very necessary ! My boyfriend and I was at Calibre for a year, Neighbors were nice, maintenance always took care of any issues, but when it comes to management that’s where most of the problems occurred ! Our A.C was broke for almost 3 weeks, packing my stuff in the heat was horrible! They gave us a window unit that only kept the room cool. I kept putting the work order in and calling for an update or status and all Carey could say was they were still waiting for the part to come in! I bet since we moved out, that “part” most likely Magically appeared before the next tenets could move in! On top of that, when it was time to move out we received our final invoice and got charged a replacement fee for the WHOLE CARPET IN THE APARTMENT WHEN IT WAS ONLY THE BEDROOM THAT NEEDED TO BE DEEP CLEANED ! Rule of thumb, always take pictures of before move in and after , we have all of that and still she’s wanting to charge us for the WHOLE APARTMENT . Oh, DONT cook as much on the stove since they will charge you $40 to replace the drip pans! I have never had an apartment charge me $40 for a stove drip pans! Honestly what is a deposit for if they are charging us extra stuff!!!! Honestly, no matter how good your record can be , Carey does not care! I did not want to write a review but after what we’ve been through at Calibre, I just had to!

This apt complex has the worse turn around with staff. Especially maintenance. Dont expect to get your issue resolved for days,weeks, or even months. Even after calling repeatedly. They are always short staffed. But pay your rent late and you'll hear from them. More money needs to be spent fixing inside these apts instead of the outside. Especially changing out these old a/c units.

Apartment complex denied responsibility for damage to my car due to there painter hitting my car. Very unprofessional and price gauging apartment. See you in court Calibre.

Bad bad bad This place has gone down since 2015 Get new staff, new owner and new tenants.

This apartment complex used to be a lot better 2015. Now it’s overrun with loud rude tenants. Trash overflowing. Maintence rude. Staff rude. Nothing fixed on time. Constantly dealing with stress. Having to follow up multiple times and frustrated with lack of response. Now my rent has been hiked up dramatically since I have been dealing with there problems. Had my car hit by there employee. Have neighbors leaving trash outside there door. Had a rude maintence personal come inside my home. And now to top it off they jacked up my rent after my apartment had been foooded this summer. Terrible treatment of a three year tennant who always paid on time. Please make calibre bend apartment great again.

Worst management ever!!!!! Rude to residents! Do not fix problems! Avoid at all cost! Trust me, I'm serious, this place is really really bad.

This is a beautiful gated community with plenty of parking and breathtaking views (plenty of trees/foliage), located in popular Winter Park. Location, location, location; near Target, Costco, and 10 minutes away from UCF and Downtown Winter Park. Management is great; they host a summer luau and a Thanksgiving dinner, and also award 3 cash prizes during Christmas for the Best door contest! The complex is clean and well maintained, we have a pool house, a working gym, a tennis court and best of all your furry friends can live with you too. Moreover, there is a car center where you can vacuum and wash your car, and during chilly winter nights you can start your fireplace, yes, apartments are equipped with a fireplace, as well as a washer and drier, microwave, and plenty of closet space. Finally, if all of this wasn't too good to be true, there are only 2 floor buildings, which is awesome!! This is a great place to live.
